Which type of ventilation to choose

Not every home needs the same thing. These are the options we fit in Mallorca, from the simplest to the most complete, so you can choose with confidence.

Balanced ventilation with heat recovery (MVHR)

The most complete option. A central unit with a heat-recovery core pulls out the stale air and brings in fresh, filtered air through ducts tucked away in the false ceiling. The outgoing air hands its warmth to the incoming air, so you ventilate without losing energy. Ideal for new builds and full renovations.

Extract ventilation (single flow)

A system that pulls the damp air out of the kitchen and bathrooms and lets fresh air in through the dry rooms. Simpler and cheaper than MVHR — a good shout when you're not after heat recovery, just getting rid of damp and smells.

Decentralised units

Compact recovery units fitted room by room with minimal work, perfect for finished homes where you can't run ducts. Brands like Jaga build the heat-recovery ventilation straight into the emitter.

When it makes sense

Do you need ventilation in your home?

Today's homes are built tighter and better insulated to save energy. Great for the bill — but the air no longer sneaks in through gaps. If it's not properly ventilated, moisture, CO2 and smells build up, and you get condensation and mould.

Ventilation with heat recovery sorts that without losing the savings: it renews the air non-stop and reuses the warmth of the air it throws out. I'd especially recommend it in new builds, full renovations, homes with damp problems and bedrooms or rooms with few windows.

And in new builds and a lot of renovations, the Spanish Building Code (CTE DB HS-3) requires you to guarantee indoor air quality. I design it and hand it over installed in line with the CTE and the RITE, with its paperwork. What is ventilation with heat recovery?

It is a balanced mechanical ventilation system (MVHR): one airflow extracts stale air from the kitchen and bathrooms and another brings in fresh, filtered air to living rooms and bedrooms. Before leaving, the used air passes its heat to the incoming air through a recovery unit, so you renew your home's air without throwing out of the window the energy you already spent heating or cooling it.

What are the advantages over just opening the windows?

Constantly renewed and filtered air (less CO2, dust and allergens), no damp or condensation, no street noise and without losing the heat or cool you have paid for. Opening windows only ventilates now and then and lets in noise, pollen and outdoor temperature; ventilation with heat recovery does it continuously and efficiently.

Does it require building work to install?

It depends on the system. In new builds or renovations we install the recovery unit with its duct network hidden in the false ceiling, which is the most complete solution. In finished homes there are decentralised units fitted room by room with minimal work. During the visit we assess your case and tell you the simplest option.

Does it use much electricity?

Very little. Modern recovery units use low-consumption fans and, above all, save heating and cooling energy by recovering the heat from the outgoing air. In a well-insulated home, the climate-control savings more than offset the fans' consumption.

Does it help against damp and mould?

Yes. By renewing the air continuously and extracting moisture from the kitchen and bathrooms, it prevents the condensation and mould that appear in airtight, poorly ventilated homes. It is one of the main reasons it is installed.

Is ventilation compulsory in a home?

In new builds and many renovations, the Spanish Technical Building Code (CTE DB HS-3) requires a ventilation system that guarantees indoor air quality. Mechanical ventilation with heat recovery is the most efficient way to meet it, as it ventilates without penalising climate-control consumption.
