Not every home needs the same thing. These are the options we fit in Mallorca, from the simplest to the most complete, so you can choose with confidence.
The most complete option. A central unit with a heat-recovery core pulls out the stale air and brings in fresh, filtered air through ducts tucked away in the false ceiling. The outgoing air hands its warmth to the incoming air, so you ventilate without losing energy. Ideal for new builds and full renovations.
A system that pulls the damp air out of the kitchen and bathrooms and lets fresh air in through the dry rooms. Simpler and cheaper than MVHR — a good shout when you're not after heat recovery, just getting rid of damp and smells.
Compact recovery units fitted room by room with minimal work, perfect for finished homes where you can't run ducts. Brands like Jaga build the heat-recovery ventilation straight into the emitter.

When it makes sense
Today's homes are built tighter and better insulated to save energy. Great for the bill — but the air no longer sneaks in through gaps. If it's not properly ventilated, moisture, CO2 and smells build up, and you get condensation and mould.
Ventilation with heat recovery sorts that without losing the savings: it renews the air non-stop and reuses the warmth of the air it throws out. We'd especially recommend it in new builds, full renovations, homes with damp problems and bedrooms or rooms with few windows.
And in new builds and a lot of renovations, the Spanish Building Code (CTE DB HS-3) requires you to guarantee indoor air quality. Common questions
It is a balanced mechanical ventilation system (MVHR): one airflow extracts stale air from the kitchen and bathrooms and another brings in fresh, filtered air to living rooms and bedrooms. Before leaving, the used air passes its heat to the incoming air through a recovery unit, so you renew your home's air without throwing out of the window the energy you already spent heating or cooling it. The Siber REC DUO data sheet quotes recovery of up to 90 %. And the airflows are not our choice: the Spanish building code CTE DB HS 3 sets them in table 2.1 — 8 l/s in the main bedroom and 4 l/s in each of the others. In Mallorca, where the unit spends half the summer working against the heat, that means renewing the air without throwing out of the window the cool you have already paid for.
Constantly renewed and filtered air (less CO2, dust and allergens), no damp or condensation, no street noise and without losing the heat or cool you have paid for. Opening windows only ventilates now and then and lets in noise, pollen and outdoor temperature; ventilation with heat recovery does it continuously and efficiently. And there is one requirement a window cannot meet: the CTE DB HS 3 calls for 1,5 l/s per habitable room even during periods when the home is empty, and opening up for a while in the morning does not deliver that. On the Mallorcan coast every open window also brings in the salt-laden damp; and in the middle of August you throw out exactly the cool you are paying electricity for.
It depends on the system. In new builds or renovations we install the recovery unit with its duct network hidden in the false ceiling, which is the most complete solution. In finished homes —and in the old stone houses and fincas here, where there is nowhere to run a duct— we work with decentralised units, one per room: the Siber REC DUO 100 moves 40 m³/h and the REC DUO 150 reaches 70 m³/h, around 11 and 19 l/s. That covers the 8 l/s the CTE requires for a main bedroom, and a single core drill through the external wall is enough. During the visit we assess your case and tell you the simplest option.
Very little. Modern recovery units use low-consumption fans and, above all, save heating and cooling energy by recovering the heat from the outgoing air. In a well-insulated home, the climate-control savings more than offset the fans' consumption. The bulk of the saving comes from the recovery unit: the Siber REC DUO data sheet quotes up to 90 % of the energy that would otherwise leave with the outgoing air. In Mallorca this counts above all in summer, when the unit passes the cool of the outgoing air to the warm air coming in instead of throwing it away.
Yes. By renewing the air continuously and extracting moisture from the kitchen and bathrooms, it prevents the condensation and mould that appear in airtight, poorly ventilated homes. It is one of the main reasons it is installed, and in Mallorca the first one. The CTE DB HS 3 requires a total of 12 l/s in a home's wet rooms up to one bedroom, 24 l/s with two and 33 l/s with three or more, with a minimum of 6 to 8 l/s per room; and the cooking zone adds another 50 l/s on an independent system. That continuous extraction is exactly what is missing in holiday homes that stand closed for months: the damp settles on the coldest surfaces, and that is where the mould comes from.
In new builds and many renovations, the Spanish Technical Building Code (CTE DB HS-3) requires a ventilation system that guarantees indoor air quality. And it does not leave it to judgement: table 2.1 sets 8 l/s in the main bedroom and 4 l/s in each of the others, 6, 8 or 10 l/s in living and dining rooms depending on how many bedrooms the home has, 12, 24 or 33 l/s across the wet rooms, and 50 l/s in the cooking zone. What is compulsory is the result, not a particular appliance: in Mallorca, mechanical ventilation with heat recovery is the way to deliver those airflows without losing the climate control you have paid for.
