Do you need drainage in Mallorca?

We'll be straight with you: if you've got a house in the countryside with no mains sewer, sooner or later you'll need a proper treatment plant — the old-style cesspit is neither legal nor pleasant to be near. And in any home, an old or badly laid drainage run ends up giving you stench, damp and faults at the worst possible moment.

The island's heavy rain also calls for good rainwater drainage: well-sized gutters and drainage channels prevent pooling, damp and damage to the home.

We leave everything to the Spanish CTE DB HS-5 and, where there is discharge to the ground, with its permit from Recursos Hídrics of the Govern. Whether it is a new treatment plant, a network renovation or a fault, we look at it and give you the best solution.

Frequently asked questions about drainage

What is a total-oxidation treatment plant and when do I need one?

It is a small treatment plant for homes with no access to the mains sewer: it treats the wastewater before discharge or reuse. We install total-oxidation plants and Graf tanks, sized to the number of people, and leave the system ready and compliant. And it is worth knowing what can be done with the water that comes out, because it is not good for everything. Spanish RD 1620/2007, which governs the reuse of treated water, forbids using it for human consumption. For irrigation it does work, but with a difference hardly anyone knows: applied to the ground by drip it falls into a less demanding quality group, whereas sprayed through sprinklers there is a risk of aerosolisation, and then the regulation requires the conditions set by the health authority and monitoring for legionella (100 CFU/L); without that, the use is not authorised. That is why we take treated water to drip irrigation and not to sprinklers.

Do I need a discharge permit?

When the treated water is discharged to the ground or a watercourse, a discharge permit is usually required, which in the Balearics is handled by Recursos Hídrics of the Govern de les Illes Balears. We advise you and, where applicable, handle the paperwork together with the installation.

Do you do rainwater drainage, gutters and channels?

Yes. We install downpipes, gutters and drainage channels to collect and carry away rainwater, avoiding pooling, leaks and damage. Clean routing, sized to the Spanish CTE DB HS-5: gutters are laid at a minimum fall of 0.5 % and their diameter is calculated for a rainfall intensity of 100 mm per hour, which is the regime the code sizes for. In Mallorca that matters, because the rain does not arrive spread out: it arrives all at once.

Do you install inspection chambers, traps and pumping?

Yes. We fit inspection chambers, traps, gullies and waste or rainwater pumping with material from brands such as Jimten, so the network drains well even when the water has to be lifted. The Spanish CTE DB HS-5 requires the water seal of every trap to be between 50 and 100 mm deep, and sinks, utility sinks, washing machines and dishwashers to drain through an individual trap, never a shared one. These are details nobody sees, and they are the difference between a house that smells and one that does not.

Do you maintain the treatment plant?

Yes. We inspect and maintain treatment plants and pumping systems so they work well and last. Good maintenance prevents smells and breakdowns.

Do you handle bad smells and drainage faults?

Yes, we handle bad smells and faults in downpipes, chambers and drainage networks across Mallorca, with a quote before acting. If the smell appears in a house that has been shut up, the cause is almost always the trap: the Spanish CTE DB HS-5 asks for a 50 mm water seal in continuous use and 70 mm in intermittent use precisely because the water in the trap evaporates and lets the gases through. In a seasonal home it is the first thing we check.
