It is a small treatment plant for homes with no access to the mains sewer: it treats the wastewater before discharge or reuse. We install total-oxidation plants and Graf tanks, sized to the number of people, and leave the system ready and compliant. And it is worth knowing what can be done with the water that comes out, because it is not good for everything. Spain's water reuse regulation (RD 1085/2024, which repealed RD 1620/2007) forbids using it for direct human consumption (art. 12). For irrigation it does work, but with a difference hardly anyone knows: sprayed through sprinklers there is a risk of aerosolisation, and then the regulation caps legionella (100 CFU/L for watering private gardens, Annex I.A) and refers to RD 487/2022 on legionellosis prevention, whereas drip irrigation appears in the regulation itself (Annex III) as an example of technology that reduces aerosol formation. That is why we take treated water to drip irrigation and not to sprinklers.

It depends on where the treated water goes. If it is reused on your plot, a responsible declaration to the Direcció General de Recursos Hídrics is enough, and it is always filed once the plant is installed (art. 70.4 of the Balearic Water Plan, Royal Decree 49/2023). If it goes to a soakaway trench or pit, or if the house has 12 population equivalents or more and lies near public supply wells or 500 m or less from a wetland, a prior authorisation is needed; as a general rule, since it concerns the public water domain, silence means refusal (Law 39/2015, art. 24.1): without an express decision there is no authorisation. We prepare and sign the documents and hand them over; your architect or technical adviser files them.

Yes. We install downpipes, gutters and drainage channels to collect and carry away rainwater, avoiding pooling, leaks and damage. Clean routing, sized to the Spanish CTE DB HS-5: gutters are laid at a minimum fall of 0.5 % and their diameter comes from the table in the code, which is drawn up for rainfall of 100 mm per hour and is corrected with the rainfall intensity of each location (factor f = i/100, with the intensity from Appendix B). In Mallorca that matters, because the rain does not arrive spread out: it arrives all at once.

Yes. We fit inspection chambers, traps, gullies and waste or rainwater pumping with material from brands such as Jimten, so the network drains well even when the water has to be lifted. The Spanish CTE DB HS-5 requires the water seal of every trap to be between 50 and 100 mm deep, and sinks, utility sinks, washing machines and dishwashers to drain through an individual trap, never a shared one. These are details nobody sees, and they are the difference between a house that smells and one that does not.

Yes. On the treatment plants we install, the service visits the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean), with a signed report. Sludge emptying is done by an authorised waste-management company, as the law requires (art. 70.7.f of the Balearic Water Plan).

Before calling anyone, check the traps: if the smell appears in a Mallorca house that has been shut up, the cause is almost always a dry trap. The Spanish CTE DB HS-5 asks for a 50 mm water seal in continuous use and 70 mm in intermittent use precisely because the water in the trap evaporates and lets the gases through.
