Waive your Palma property tax (IBI) for up to 6 years with your solar panels

If your home is in Palma and we install your self-consumption system, we'll sign the technical certificate that Palma Council requires — and you apply for a 100% IBI rebate over 6 years (art. 18.2 of the Palma IBI Ordinance). What is this rebate

Palma Council waives up to 100% of your property tax for 6 years

Article 18.2 of Palma's IBI Ordinance establishes a rebate for owners who install thermal or electrical renewable-energy systems in their property. In plain English: if you put solar panels (or a heat pump) in your Palma home, you can apply to Palma Council to waive your IBI property tax for the following 6 years.

Current rates are 100% for residential and 50% for non-residential properties, with a legal cap of 12,000 €. In a typical Palma home with an annual IBI between 300 € and 700 €, that's between 1,800 € and 4,200 € of accumulated savings over 6 years — on top of what you already save on your electricity bill.

This municipal rebate is compatible with FOTOPAR 2026 (Govern Balear grant) and with the regional IRPF tax deduction (50% of cost, capped at 10,000 €/year). When properly combined, you recover between 35% and 60% of the installation cost over 6-7 years.

Installation and legalisation

Technical certificate signed

We sign the technical certificate that the Council requires. We draft it specifically for art. 18.2 and hand it to you with all the supporting documentation.

Application to the Council

We explain how to submit the application via Palma's electronic registry. The Council applies the rebate to the next IBI bill.

How much exactly do I save?

Depends on the cadastral value of your home. In a typical Palma home, annual IBI usually sits between 300 € and 700 €. At 100% for 6 years that's between 1,800 € and 4,200 € accumulated. The legal cap is 12,000 €.

Does it work if my panels are older?

Yes. The ordinance doesn't require new installations. If your system is legalised and you have a certificate from a qualified installer, we can prepare the documentation.

Does it cover heat pumps or only solar?

Art. 18.2 covers thermal or electrical renewable energy. That includes solar PV, solar thermal and heat pumps. We confirm based on your case.

Compatible with FOTOPAR?

Yes. The municipal rebate is independent and compatible with FOTOPAR 2026 (Govern Balear) and with the regional 50% IRPF deduction.

What if I sell the house before 6 years?

The rebate is tied to the property. If you sell, the new owner inherits the remaining years — which usually increases sale value.

Do you file the application or do I?

We sign the technical certificate and prepare all documentation. The actual filing must be done by the IBI taxpayer (you) via the electronic registry, but we leave it ready and walk you through it.
