Regulations and legalisation in the Balearics
Installing a charger is a regulated electrical installation. It's not just about running any random wire: you need to calculate protections and load distribution. At JSL, we mount it and legalise it for you in full here in Mallorca, so you can charge with absolute safety. Here is what's included:
We design and install it according to the specific technical instruction for electric vehicle charging infrastructure. This means running an independent circuit directly from your main electrical board, equipped with its own dedicated miniature circuit breaker (MCB) and residual current device (RCD), along with the surge protector required to shield your car.
As authorised electricians, we issue your Electrical Installation Certificate (the boletín) and register it in the electronic portal of the Govern de les Illes Balears. This is your guarantee that the installation is 100% legal and safe, ensuring full compliance for your home insurance or the power company.
If you live in an apartment building and your parking space is in a community garage, don't worry: you do not need the approval of the owners' board. According to Article 17.5 of the Spanish Horizontal Property Law, you only need to notify the community in writing before starting. We'll prepare the written notice for you so you only have to sign and hand it in.
Your new charger can benefit from the FACTOR 2026 call from the Govern Balear, open since July 2026, which for individuals covers 70% of the cost of a private charging point of up to 15 kW, capped at €2,500 per installation for individuals, first come, first served until the funds run out, with a deadline of 28 February 2027 (source: BOIB no. 83, 2 July 2026, section 12.D). Applicants must be domiciled in the Balearic Islands: if the charger is for your holiday home, ask us about your case. We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account.
A 7.4 kW wallbox asks for more power than most homes have contracted, and raising it is paid every month in the fixed part of the bill. The answer isn't to contract more: it's a charger with dynamic load management. It measures what the rest of the house is using and turns the car down while the oven or the heat pump are running. The car still charges, a little slower for that while, and your bill doesn't change. We install it that way by default.
There are two ways to do it, and the owners' meeting usually arrives not knowing which applies:

If you're given a price in two lines, be wary. What we itemise: the unit and its power; the line with its cable section and its own protections (the ITC-BT-52 requires a dedicated circuit); labour and civil works if a trench or a façade run is needed; the certificate and registration with Industry, which is what makes the installation legal; and the study of your contracted power, which decides whether load management is needed.
One charging point for hotel guests, four for a company fleet or a pre-installation for the car park: the power changes, so does user management, and above a certain power a project and an initial inspection by a control body are required. We size it, register it and leave it working; as a licensed low-voltage installer, we sign what we install.
How we work
You send us photos and details by WhatsApp or email; with them we inspect your electrical distribution board, measure the distance to your car, and advise you on the ideal charger. We provide a fixed and transparent quote. If we need to see it, we come.
We run the cabling through proper protective conduits, mount your charging station on the wall or a pedestal, install the protections in your main board, and leave everything fully tested and configured.
We register the official electrical certificate (CIE/boletín) with the Industry department at the Govern's electronic portal and give you the complete folder; with your authorisation, we file and justify your FACTOR 2026 grant.
Common questions
It depends on your car, your contracted power and where you will install it. At home, a single-phase 7.4 kW charger is typical; with a three-phase supply you can reach 11 or 22 kW. We install Wallbox, Simon and other brands, and during our visit we'll recommend the power and model that fit your needs best.
A 7.4 kW home charger delivers up to 7.4 kWh per hour of charging; how many kilometres that means depends on your car's consumption, given in its datasheet. Even so, one night is enough to fill most cars. It is much faster and safer than plugging into a normal socket, and lets you schedule charging during the cheapest hours.
For private use in your parking space, you do not need the owners' meeting approval: according to Article 17.5 of the Spanish Horizontal Property Law, you only need to notify the community of owners in writing before starting. We'll prepare the notification letter for you to make it simple.
Yes. In the Balearics the charging point qualifies for the FACTOR 2026 call from the Govern de les Illes Balears, open since July 2026, which for individuals covers 70% of the cost of a private charging point of up to 15 kW with a type-2 connector, capped at €2,500 per installation for individuals. Applicants must be domiciled in the Balearic Islands; if the charger is for your holiday home, ask us about your case. It is awarded first come, first served until the funds run out, with a deadline of 28 February 2027. We leave the installation certified and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account (BOIB no. 83, 2 July 2026). And beyond the grant, on your income-tax return you can deduct 15% of what you pay up to 31 December 2026 for the charging point, on a maximum base of €4,000 per year (up to €600 of deduction), provided the installation is finished in 2026 at the latest, the property is yours and not used for a business activity, payment is made by bank and after deducting whatever you have been granted (Spanish Personal Income Tax Act 35/2006, 58th additional provision).
Yes. We install to the low-voltage regulation instruction specific to EV charging (ITC-BT-52, Royal Decree 1053/2014), with its independent circuit and protections, and we issue the official certificate (boletín) registered with the electronic office of the Govern de les Illes Balears.
Yes. If you have or are going to install solar panels, we'll configure the charger to use the solar surplus so you charge the car with energy from the sun. We combine it with your self-consumption installation.
It depends on four things: the charger's power, the distance between your consumer unit and the space, whether the home is single- or three-phase, and whether there are civil works. With a photo of the consumer unit and the rough distance we give you a fixed quote. And remember the income-tax deduction explained above.
