Alcúdia: summer houses, apartments and cars that arrive from far away

In Alcúdia the year-round resident, the owner who comes in summer and the visitor who arrives with the car half charged all live side by side. Each needs something different from the same piece of kit, and in a coastal spot it has to be chosen with the sea in mind.

Holiday houses and villas

The charger is used for a few weeks, but it has to work first time when you arrive. We leave it with a schedule, a lock and an app, and regulated to the power you already have contracted. If the house is let in season, the charger's meter tells you how much each stay has used.

Apartments in the Port with a garage

In a building, your space only needs prior notice to the owners' community (art. 17.5 of Spain's Horizontal Property Act). If the community wants to solve it for everyone, ITC-BT-52 provides for a shared circuit with a secondary meter at each space, class A or better, to split the consumption.

Accommodation and businesses with parking

A non-residential building with more than 20 parking spaces has had to have, since 2023, one charging station for every 40 spaces (Royal Decree-Law 29/2021); in new builds, Spain's Building Code (CTE DB-HE 6) adds conduits for 20% of them. Two cars at once are handled with a twin-outlet unit that shares out the power, for example the ORBIS Viaris Combi+.

Where you save

Where the saving is in a summer house

In a house used seasonally the fixed cost weighs more than the variable one. So the saving is in not contracting more power for the whole year: the charger measures the home's consumption and turns the charge down when the air conditioning or the pool pump starts up.

In summer, which is when the house is full, the panels produce more: with solar PV, the car charges at midday on the surplus. Without it, the 2.0TD off-peak period runs from midnight to 8 am and covers the whole weekend (CNMC Circular 3/2020).

At 7.4 kW that is 30 to 40 km per hour of charging: one night gives the car back a good deal more than a day trip around the island uses.

Rules and grants

Regulations and grants for your charger in Alcúdia

By the sea: outdoors, ITC-BT-52 asks for an IP5X enclosure, IK10 impact resistance and protection against corrosion; the cable, 0.6/1 kV. The data sheet of a unit like the ORBIS Viaris Combi+, for example, declares IP55 and IK10. What does not change is the installation certificate, which we sign and register with the Balearic industry department.

Grant: for an individual, FACTOR 2026 covers 70% of the charging point, capped at €2,500 per installation; for other beneficiaries the cap is €12,000. It is for private charging of up to 15 kW and requires a domicile in the Balearic Islands. We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account.

How we work

Your charging point in Alcúdia, in 3 steps

1

Photos and details

Send us a photo of your consumer unit, another of where the car parks and your electricity contract. With that we can see which connection scheme applies, how much power fits and which way the cable runs.

2

Installation on its own line

A dedicated circuit with its own circuit breaker, its 30 mA RCD and the overvoltage protection that ITC-BT-52 asks for, and the charger set to your contracted power.

3

Certificate and paperwork

We sign the electrical installation certificate and register it with the Balearic industry department. We hand over the documentation and, with your authorisation, file the grant that is open at the time.

Common questions

Frequently asked questions about EV chargers in Alcúdia

Can I install a charger at my apartment in Port d'Alcúdia if the garage is shared?

Yes. For a private point in your space, article 17.5 of Spain's Horizontal Property Act only requires you to notify the owners' community beforehand; the cost and the electricity are down to you. In the buildings of Port d'Alcúdia the line runs from your meter and has its own 30 mA RCD, as ITC-BT-52 lays down.

I let my house in Alcúdia in summer: how do I know what the guests' car uses?

With the charger's own meter or with a secondary meter. ITC-BT-52 defines it as the metering system associated with a charging station that allows costs to be passed on, class A or better. At a rental house in Alcúdia we also set the charger up with a card or an app, so that passers-by cannot use it.

Does a charger stand up to being outdoors near the sea in Alcúdia?

If it is an outdoor unit, yes. For open-air stations ITC-BT-52 requires IP5X protection, IK10 impact resistance and protection against corrosion. A unit like the ORBIS Viaris Combi+, for example, declares IP55 and IK10 on its data sheet. In the bay of Alcúdia we also choose a spot sheltered from the sea wind.

I have guest accommodation in Alcúdia: am I obliged to fit charging points?

If the car park has more than 20 spaces, yes. Royal Decree-Law 29/2021 (art. 4) obliges existing non-residential buildings with more than 20 spaces to have one charging station for every 40 spaces or fraction since 1 January 2023. In new builds or major refurbishments, Spain's Building Code (CTE DB-HE 6) also asks for conduits for 20% of the spaces. For accommodation in Alcúdia we look with you at what power your supply allows.

Is there a grant for the charger if my house in Alcúdia is a holiday home?

It depends on where you are domiciled. FACTOR 2026 covers 70% of the charging point, capped at €2,500 per installation for individuals, but it requires you to be domiciled in the Balearic Islands. If you live abroad and the Alcúdia house is for summer, we check it with you before counting on the grant.

Quality

The charger brands we install

We work with every charger brand; for example, Wallbox, ORBIS Viaris, Simon or the Tesla Wall Connector. What matters is that the unit measures the home's consumption and regulates the charge, not the logo.
