We're Joaquín and Juan. In Alcúdia we work between the walled old town, the flats of the Port and the Platja d'Alcúdia and the homes of Alcanada and Bonaire. By the sea, air conditioning has it harder: humidity and salt air. We're a RITE-registered installer and F-gas certified. We don't subcontract anyone.

Your area
Alcúdia looks onto two bays, its own and Pollença’s. The area’s AEMET stations sit at sea level: Port de Pollença (aerodrome, 2 m) and Muro-S'Albufera (2 m). It is a coastal climate: milder extremes than inland, but with Mallorca’s humid summers —in Palma, 62-65% on average in July and August (AEMET, airport, 1981-2010)— and salt in the air that ends up on the outdoor unit’s coil.
Many flats in Alcúdia are in buildings with a community of owners. The façade and common areas aren’t only yours: Spain’s Horizontal Property Act (art. 7.1) says works must not alter the exterior and the chair or administrator must be told first. The outdoor unit usually goes on the terrace or balcony, on brackets, well away from bedroom windows, yours and the neighbours’.
Salt settles on the fins of the outdoor coil and the unit exchanges heat less well. The RITE sets the legal minimum (in a home, up to 12 kW, every 4 years), but on the seafront we don’t leave it that long, and if the manufacturer asks for more, the manufacturer rules. Cleaning the coil before summer shows in what the unit uses.
Inside the walls, houses are stone and façades face narrow streets: there we look for a courtyard, terrace or roof and discreet ducts or splits, and the town hall is asked before touching the façade. In the Alcanada and Bonaire homes, with gardens, the outdoor unit hides more easily, away from bedrooms and the dining terrace.
Where the savings are
When cooling, the indoor coil condenses water vapour and the water leaves through the drain; units also have a “Dry” mode that cools a little and dehumidifies. The RITE takes 45-60% relative humidity as the indoor design condition for summer: with drier air you’re comfortable at a higher temperature, and every degree you don’t ask for is, according to IDAE, around 7% less consumption.
A seaside flat runs for hours on end in July and August. An inverter modulates instead of starting and stopping: for example, the General ASEH09KJCAL runs in cooling between 0.9 and 3.2 kW and declares a SEER of 9.2 on its data sheet. We work with every brand; that model is only an example with an official data sheet.
How we work
Send us photos of each room, of where the outdoor unit would go and of the fuse box. We size the unit with a heat-load calculation, as the RITE requires, and send you an itemised quote; if we need to see it, we come.
We fit it ourselves, under our F-gas certification: vacuum, leak test, condensate drain and commissioning. No subcontractors.
You get the invoice, the 3-year legal guarantee (arts. 115 quater and 120 TRLGDCU) and the servicing the regulations require or, if the manufacturer asks for more, what the manufacturer asks for.

Common questions
It depends where it goes. Spain’s Horizontal Property Act (art. 7.1) allows works in your flat if they don’t alter the building’s exterior configuration or condition, and requires telling the community’s representative first; many statutes say where units may go. Check the statutes and talk to the administrator before fixing it to the façade.
Salt dirties and attacks the outdoor coil, and the unit performs worse. The legal minimum is the RITE’s (IT 3, table 3.1: in a home, up to 12 kW, every 4 years), and if your unit’s manufacturer asks for more, you follow the manufacturer. On the seafront, as a matter of our own practice, we don’t wait for that minimum to clean the coil.
Yes. When cooling it condenses water, which leaves through the drain, and “Dry” mode dehumidifies while cooling only a little. In Palma the average relative humidity is 72% over the year (AEMET, airport, 1981-2010); the RITE takes 45-60% indoors in summer.
No. Regulation (EU) 2024/573 bans placing on the market certain new units with high global-warming gases, but the one already installed can keep running and be repaired. A leak is found and fixed before recharging, not just topped up, and only by F-gas certified staff (Royal Decree 115/2017).
Every unit declares its noise on the data sheet. For example, the General AOEH09KJCA outdoor unit gives 44 dB(A) in heating, measured in an anechoic chamber, and the manufacturer warns it may sound a little louder once installed. That’s why we keep it away from bedroom windows. Noise is regulated by the Balearic Law 1/2007 and Alcúdia’s bylaw.
