Pollença, one municipality with two climates
Pollença has two AEMET stations: Pollença-Poliesportiu, at 45 m, in the town, among hills and a few kilometres from the sea, and Port de Pollença (aerodrome), at 2 m, by the bay. On aemet.es you can see they don’t read the same: the town is more inland, the Port is coastal. That’s why we don’t give a house in the old town the same answer as a seafront flat.
Old town: narrow streets and stone houses
Around the square and the Calvari steps, façades face narrow streets and they matter. We take the outdoor unit to the flat roof, courtyard or roof, and for a street façade the town hall is asked first. Inside, under the wooden beams, a linear duct grille goes almost unnoticed.
Port de Pollença: flats and restaurants
In buildings with a community of owners, Spain’s Horizontal Property Act (art. 7.1) applies: don’t alter the façade and tell the community first. In a restaurant or shop the RITE asks for more frequent inspections than in a home: up to 12 kW, every 2 years; 12 to 70 kW, every year; above 70 kW, every month (IT 3, table 3.1), and more if the manufacturer asks.
Villas in Cala Sant Vicenç and the countryside
In a large villa, ducts air-condition the whole house evenly from a unit hidden in the false ceiling, with a single outdoor unit that can be set back in the garden. A villa’s ducted unit is often above 12 kW, and then the RITE asks for an inspection every 2 years even in a home.

Consumption and comfort in a Pollença home
Every degree counts
According to IDAE, every degree you don’t ask the unit for is around 7% less: it recommends 26 °C or higher in summer. Going from 24 to 26 °C is roughly 14% less. The much-quoted 19/27 °C was a temporary measure for administrative, commercial and public-assembly buildings and premises (cultural venues, entertainment, bars and restaurants, stations and airports; Royal Decree-Law 14/2022, art. 29), not homes, and stopped applying on 1 November 2023.
Inverter, data sheet in hand
An inverter modulates the compressor instead of starting and stopping. For example, the General ASEH09KJCAL runs in cooling between 0.9 and 3.2 kW and declares a SEER of 9.2 (A+++). It is the manufacturer’s test figure, not a bill, and we work with every brand.

My house is in Pollença’s old town: can the outdoor unit go on the façade?
First ask the town hall what it allows on that façade and, if the house is part of a community of owners, comply with the Horizontal Property Act (art. 7.1). There is almost always a better option: the flat roof, courtyard or roof, with the pipework inside, and the street stays as it was.
I run a restaurant in Port de Pollença: what inspections does the law require?
The RITE (IT 3, table 3.1) for non-residential use: units up to 12 kW, every 2 years; 12 to 70 kW, every year; above 70 kW, every month. If the manufacturer asks for more, the manufacturer rules, and depending on its refrigerant charge the unit may also fall under the leak checks of Regulation (EU) 2024/573.
Ducted or splits for a villa in Cala Sant Vicenç?
For a whole villa, ducts spread the air evenly to every room and nothing shows on the walls; you need a false ceiling. If you only want the bedrooms and living room, several splits or a multi-split are simpler. We size each room from its heat load, as the RITE requires.
I spend long spells away: can I control the air conditioning from my phone?
Many units allow it with the manufacturer’s own wifi module, built in or as an accessory depending on the model. We tell you which option the unit we propose has before fitting it.
How much do I save by raising the air conditioning one degree in summer?
Around 7% per degree, according to IDAE, which recommends 26 °C or higher in summer. Lowering awnings and shutters during the sunny hours, also per IDAE, lets the unit work less.
What guarantee does the installation have?
The equipment has the 3-year legal guarantee of article 120 of Spain’s consumer law (TRLGDCU), plus whatever the manufacturer gives. You get an invoice and, where the installation requires it, the certificate registered on the Balearic Government’s online portal.
