The Sóller valley has stone houses on narrow streets, flats in the Port and village houses in Fornalutx: the challenge is putting the unit where it's neither seen nor heard. We are Joaquín and Juan, a RITE-registered installer also certified for F-gases, and we fit it ourselves: we don't subcontract anyone.

Your area
The Sóller valley is closed in by the mountains and opens to the sea at the Port. The old town and Fornalutx have narrow streets and stone façades; the Port, flats and houses by the water. Each place needs a different answer for the outdoor unit.
On a narrow street, an outdoor unit on the façade is seen and heard. Wherever possible it goes in a courtyard, on a terrace or on the roof, with the refrigerant line run inside. Before hanging anything on a façade we check whether the house is listed and what the Town Council requires.
In a building, the façade and roof belong to the community: the Spanish Horizontal Property Act (art. 7.1) says works must not alter the building's exterior and the community's representative must be told beforehand. By the sea, the outdoor unit is protected from salt air and its coil cleaned more often.
In a stone house with exposed beams, ducts in a partial false ceiling with a discreet linear grille spread the air without filling the walls with units. Without renovation, one well-placed split per room.
In numbers
We fit inverter units because the compressor doesn't keep starting and stopping: it adjusts its speed to what the room needs, and start-ups are what use the most. For example, the General ASEH09KJCAL wall split declares a SEER of 9.2 (class A+++) on its data sheet. That's a manufacturer test figure; we work with every brand and pick the model with your house in front of us.
A stone house is slow to heat up in the sun: closing the shutters in the hottest hours and setting the air to 26 °C, as IDAE recommends, does more than turning the remote down. Each degree higher saves around 7 %. We calculate the output from the thermal loads of each room, as the RITE requires.
How we work
Send us photos of the rooms and of the spot for the outdoor unit, with approximate sizes. If we need to see it, we come.
We calculate the thermal loads of each room, as the RITE requires, and send you an itemised quote.
We fit it ourselves: vacuum and leak test of the circuit, drain tested and the unit running, with the 3-year legal guarantee and the manufacturer warranty.
Common questions
Where it's least visible from the street and least disturbing: a courtyard, a back terrace or the roof, with the refrigerant line run inside. First we check whether the house is listed and what Sóller's planning rules require. And noise: the Balearic Noise Act 1/2007 sets the limits that can't be exceeded in the neighbour's home.
Yes, with the community's agreement. The façade and roof are common elements, and the Spanish Horizontal Property Act (art. 7.1) requires that the building's exterior isn't altered and that the community's representative is told beforehand. We give you the unit's data sheet with its size and noise level to present, and if it faces the sea we protect the outdoor unit from salt air.
If you're renovating, ducts in a partial false ceiling spread the air through the whole house with discreet grilles and leave the beams on show. Without works, one split per room. We decide after calculating the thermal loads of each room, as the RITE requires, and seeing where the pipes can run.
IDAE puts it at around 7 % per degree. Going from 24 to 26 °C, its recommended summer temperature, means roughly 14 % less. In a stone house in the valley, closing the shutters in the sunny hours does as much as the remote.
Whichever is stricter, the regulations or your unit's manual. The RITE (IT.3, table 3.1) sets as a minimum, for air conditioning up to 12 kW, a service every 4 years in homes and every 2 in other uses, and manufacturers usually ask for the filters to be cleaned every few weeks. In the Port, with salt air, the outdoor unit is worth cleaning more often.
The price of an installed split depends on output, pipe length, access, electrical work and brand; ducted or multi-split systems depend on the rooms. We reply within 24-48 hours on working days and, with photos and measurements, send you an itemised quote or tell you if we need to see it.
