Heat pumps · Sóller

Heat pumps in Sóller,
from stone house to the Port.

We are Joaquín and Juan. In the Sóller valley we install air-to-water heat pumps in village houses, fincas, the Port and Fornalutx. One heat pump gives you heating, air conditioning and hot water, and leaves heating oil or bottled gas behind. We are a RITE-registered thermal installer: from the study to legalisation and the grant, we handle it. We don't subcontract anyone.

A heat pump for a house in the Sóller valley

The valley has everything: stone village houses with thick walls and beams, fincas among the orange groves, flats and villas in the Port that fill up in summer. A heat pump works for all three, but each is solved its own way.

Stone houses in the old town

A thick stone wall is slow to warm up and slow to cool down, and that helps: a heat pump works better with gentle, steady heat than in bursts. If the house has radiators, it connects to them; if you're renovating, underfloor heating for warmth. Summer cooling comes from fan coils or ducts, never from the floor.

Valley fincas

On a finca heated with oil or bottled gas, the heat pump replaces the boiler and also makes the hot water. The outdoor unit goes where it can't be seen from the track and doesn't disturb the house, and if there's room for solar panels, part of the electricity it uses comes from the sun.

The Port and Fornalutx

In the Port many houses are used mainly in summer: the heat pump provides the season's air conditioning and hot water and is controlled from your phone. Near the sea, the outdoor unit is protected from the salt air. In Fornalutx, with narrow streets and terraced houses, we look for a courtyard or terrace where the noise won't reach the neighbours.

Where a heat pump saves in Sóller

A heat pump doesn't make heat by burning anything: it draws it from the outside air with an electric compressor. As a reference, Daitsu's official 2024-25 catalogue gives its Multi-Hybrid a SCOP of 3.72: over the season, almost four units of heat for every unit of electricity. With oil or bottled gas, each unit of heat comes from one unit of fuel, or a little more. It's an example: we work with every brand and choose the model by looking at your house.

The centre of Sóller is below 250 m, in climate zone B3 of the Spanish Building Code (CTE DB-HE, annex B), the same as Palma. What changes is the sun: the valley gets less in winter, so the house warms up less on its own and the thermostat matters more. According to IDAE, each extra degree of heating raises consumption by around 7 %; 21 °C is comfortable and bedrooms need only 15-17 °C.

Grants

Heat pump grants in Sóller

FACTOR 2026, from the Balearic Government, pays a private individual 70 % of a heat pump. The calculation counts at most €1,000 per kWt of the unit, plus €450/kWt if new distribution such as underfloor heating is fitted; the maximum per installation is €25,000. You can apply until 28 February 2027 or until the budget runs out. Conditions: seasonal performance (SPF) above 2.5, a home address in the Balearic Islands and no air-to-air units in homes.

Sóller's IBI rebate is for solar energy, not heat pumps. If you add panels too, see our page on solar panels in Sóller.

If the work improves the energy efficiency of your main home, or of a home you let, and is certified, the energy-efficiency income-tax deduction may apply (works until 31 December 2026). Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Sóller, in 3 steps

1

House study

We look at your current heating, the house and how much hot water you use, and size the unit from the thermal loads of each room, as the RITE requires.

2

Fitting in the house

We install the heat pump, connect radiators, underfloor heating or fan coils and legalise the system under the RITE. Servicing: as the RITE sets or, if the manufacturer requires more, as the manufacturer says.

3

Grant paperwork

If your home address is in the Balearic Islands, with your authorisation we process FACTOR 2026 and its justification; you sign and the money reaches your account.

Common questions

Frequently asked questions about heat pumps in Sóller

My Sóller house is stone-built with oil-fired radiators: can I switch to a heat pump without major works?

Yes. The heat pump can be connected to your existing radiators; it's worth checking their size, because a heat pump performs better the lower the water temperature. If you renovate, underfloor heating is the most efficient way to heat. Summer cooling is done with fan coils or ducts, never through the floor: in Mallorca, with the humidity, a cold floor condenses.

Does a heat pump work in winter in the Sóller valley, with so little sun?

Yes. A heat pump takes heat from the air, not from the sun, and the centre of Sóller is in climate zone B3 of the Spanish Building Code, the same as Palma. What does happen in the valley is that the house gets less winter sun and warms up less by itself; that's why the output is calculated from your house's thermal loads, as the RITE requires, not from a table.

What does a heat pump save against heating oil in a house in the Sóller valley?

The difference is efficiency. As an example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 in its official 2024-25 catalogue: on average, almost four kWh of heat per kWh of electricity. An oil boiler burns fuel and at best delivers what it burns. The rest is down to use: IDAE reckons around 7 % less consumption for every degree you turn the thermostat down.

How much is the FACTOR 2026 grant for a heat pump in Sóller?

70 % of the cost for private individuals, counting at most €1,000/kWt of the unit's output (plus €450/kWt if new distribution such as underfloor heating is fitted) and capped at €25,000 per installation (BOIB no. 83 of 2-7-2026). It's open until 28 February 2027 on a first-come basis, requires an SPF above 2.5 and a home address in the Balearic Islands.

I have a flat in Port de Sóller that I use in summer: is a heat pump right for me?

Yes, if you want air conditioning and hot water from one unit. The same heat pump cools through fan coils or ducts and heats the water in the tank, and you can programme it from your phone while you're away. Near the sea we protect the outdoor unit from the salt air; in a building, the community decides where the outdoor unit goes.

Can the outdoor unit go on the façade of a house in the old town?

Before deciding we check two things: whether the house is listed and what Sóller's planning rules require for that street. The usual answer is a courtyard, terrace or roof where the unit can't be seen from the street, keeping within the noise limits of the Balearic Noise Act 1/2007.
