Sewage treatment plants in Sóller, for the valley homes beyond the mains

Sóller, the Port and Biniaraix have a sewer network and a public treatment works, but the valley is full of houses among orange groves and olive terraces that lie outside it: the town hall's own Local Agenda 21 notes that many homes on rural land are not connected. If yours is one of them, the wastewater is treated on the finca. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it, leave it running and prepare and sign the documents your architect or engineer asks for.

Your area

The Sóller valley: mains sewer in the villages, own treatment on the fincas

The rules are the Balearic Islands Water Plan (Royal Decree 49/2023, art. 70), as everywhere on the island. Three things are different in Sóller.

Where there is a sewer and where there is not

The environmental assessment in Sóller's Local Agenda 21, by the town hall (with figures from 2004 to 2007), places the sewer network in three settlements (Sóller, the Port and Biniaraix, a little over 16 kilometres in all) and lists, among the points to improve, that many homes on rural land are not connected. That is the case for many of the orchard and mountain houses in the valley: there the wastewater is treated on the plot, with an approved unit.

A valley of wells

The same assessment counts one registered well for every 35 inhabitants, more than a third of them for domestic use. In addition, the Balearic government lists about ten public-supply boreholes in the valley (IDEIB viewer, Water Plan supply-boreholes layer), with their protection zones: inside the strictest one, the plant includes denitrification and disinfection (art. 70.10, table 13). With so many wells nearby, we first look at where the water goes and what lies around the house.

Serra de Tramuntana: natural area and aquifer

The mountains around the valley are part of the Serra de Tramuntana Natural Area, declared in 2007; its natural resources management plan was approved by Decree 19/2007. If the finca lies within it, your architect or engineer also checks what that plan says. And on the government aquifer vulnerability map, there are areas of high vulnerability around the Port and in parts of the valley, where the rules only allow discharge to a green area, with denitrification and disinfection (art. 70.10, table 13).

What we do

What we do in Sóller, plainly

  • The new extended-aeration treatment plant (or the holding tank, when that is the right answer): approved, CE-marked and from the EN 12566 family, as the Water Plan requires (art. 70.14). We work with every brand; as an example, the GRAF one2clean.
  • Installation, electrics and commissioning: the electrics as an authorised low-voltage installation company.
  • The documents: we prepare and sign them as the installation company, and your architect or engineer files them.
  • Digging the pit is done by your builder, and beforehand we give them in writing how it must be left according to the manufacturer. Sludge emptying is done by an authorised waste management company, as the law requires (art. 70.7.f).
  • Service visits on what we install: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean). We don't subcontract anyone.

The paperwork

Which paper applies on a finca in Sóller

With the water reused in the orchard or the garden, the responsible declaration to the Direcció General de Recursos Hídrics (DGRH), once the unit is installed (art. 70.4). If the house is still being built, the prior notice goes to Recursos Hídrics first (Sóller town hall asks for it), and from then there are two years at most to file the declaration (art. 70.5). If the water goes to a drainage trench or soakaway well, prior authorisation.

As the installation company we prepare and sign the documents for the unit (technical data, the manufacturer's performance figures, maintenance plan, proof of purchase and installation, and the electrical installation certificate), and your architect or engineer files them.

Common questions

Frequently asked questions about sewage treatment plants in Sóller

Are all houses in Sóller on mains sewer?

No. The municipal network covers the settlements of Sóller, the Port and Biniaraix, and the town hall's Local Agenda 21 notes that many homes on rural land are not connected. For those houses, the Balearic Islands Water Plan (RD 49/2023, art. 70.1) allows three solutions: a treatment plant, a sealed holding tank, or natural treatment with a favourable report.

Can I water the orange trees with the treated water?

Reusing it on your own finca is the first option in the rules, with at least 25 m² of green area per population equivalent (art. 70.12): 150 m² for a 6-bed house. What needs checking in Sóller is which wells are nearby: the valley has many, and around the public-supply ones there are protection zones that change the unit (art. 70.10, table 13). With the Google Maps pin we check it before quoting.

Can a treatment plant be fitted on a terraced finca?

Yes, if the spot is chosen well: the tank needs a pit bedded as the manufacturer specifies, and the access cover has to be reachable by the tanker of the authorised waste management company that empties the sludge (art. 70.7.f of the Water Plan). That is why in Sóller we ask for photos of the drain outlet, the spot for the tank and the access before proposing a unit. Your builder digs the pit, to the measurements we give in writing.

My finca is inside the Serra de Tramuntana Natural Area. Can I have a treatment plant?

A treatment plant is exactly what the rules require for a house with no mains sewer (art. 70.1 of the Balearic Islands Water Plan, RD 49/2023). If the plot lies inside the natural area, your architect or engineer also checks what its management plan says (Decree 19/2007). We supply the approved unit, CE-marked and from the EN 12566 family, and prepare and sign its documents.

Does the plant need a power supply on a finca in Sóller?

Yes. An extended-aeration plant moves air with a blower that runs 24 hours a day. We run the cable from the house consumer unit to a weatherproof outdoor sub-board next to the blower cabinet, as an authorised low-voltage installation company. If the house is closed for months, the blower keeps running so the bacteria do not die.

How often is it serviced, and do you cover the whole Sóller valley?

Service visits on what we install are the ones the regulations require or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, for example, two a year, with a signed report. We cover Sóller, the Port, l'Horta, Biniaraix and the fincas in the valley; we reply within 24-48 hours on working days, in English, Spanish or German, and we don't subcontract anyone.
