Sewage treatment plants in Mallorca

The ABAQUA treatment plant in Valldemossa serves the village centre. Outside it, on the fincas of the Serra and in part of the estates, household wastewater is treated on the plot: in 2022 the Balearic government itself published that the homes in George Sand and Shangri-La were running on septic tanks, because their sewer did not reach any treatment plant. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it, leave it running and prepare and sign the documents your architect or engineer asks for.

Your area
The rules are the same across the island: the Balearic Islands Water Plan (Royal Decree 49/2023, art. 70). In Valldemossa there are three things worth knowing before choosing a unit.
According to an agreement of the Environment Commission published in BOIB no. 57 of 30 April 2022, the sewerage works in sector P4 (George Sand) were finished in 2014 with no treatment system, and since 2015 there has been a network in P4 and P5 (Shangri-La) that cannot be registered as a public service. That is why the houses stayed on septic tanks. The solution studied is to take that water to the Valldemossa treatment plant. If your house is there, ask the town hall whether the connection is working yet: if it is, you connect; if not, the water is treated on your plot.
On the Balearic government's IDEIB viewer, the Water Plan's abstraction layer lists more than a dozen wells supplying the Valldemossa network. Each one has restriction perimeters around it: inside the maximum restriction one, the plant needs denitrification and disinfection (art. 70.10, table 13), and with 12 population equivalents or more inside the restriction perimeter a favourable report from the water authority is needed (art. 76.5).
A large part of the land around the village lies within the Serra de Tramuntana Natural Area (IDEIB viewer), declared in 2007, whose management plan was approved by Decree 19/2007; if your finca is inside it, your engineer also checks what that plan says. And the Balearic government's aquifer vulnerability map shows patches of high vulnerability in the municipality: there the rules only allow treated water to go to a green area, with denitrification and disinfection (art. 70.10, table 13).
What we do
The paperwork
Once the unit is installed and the water irrigates your garden or terraces, the responsible declaration to the Direcció General de Recursos Hídrics (DGRH), which is always filed (art. 70.4). If you are going to build on urban land with no sewer in service, the prior notice goes to Recursos Hídrics first, with the guarantee of connecting once the network arrives (Balearic Planning Act 12/2017, fourth transitional provision), and from then there are two years at most for the declaration (art. 70.5). If the water goes to a drainage trench, a favourable report and an authorisation as well (art. 70.12).
We leave the unit's file ready and signed as the installation company: data sheet, the performance the manufacturer states, maintenance plan, proof of purchase and installation and the electrical certificate for the blower. Your architect or engineer files it, together with the rest of the house paperwork.

How we work
Location, maximum beds, how the house is used, where the water will go, what is nearby, photos and your email.
We check wetlands, wells and aquifer vulnerability, and send you a written quote.
We fit the plant once the pit matches what we gave you in writing, commission it and hand over the signed documents.

Common questions
No. The layer of settlements served by ABAQUA published by the Balearic government lists the village of Valldemossa with its treatment plant; the fincas of the Serra are left out, and in George Sand and Shangri-La the 2022 BOIB explained that the sewer did not reach any treatment plant and the houses used septic tanks. For a house with no sewer, the Water Plan (RD 49/2023, art. 70.1) allows a stand-alone treatment plant, a sealed holding tank or natural treatment with a favourable report.
First, ask the town hall whether the connection of your sector to the Valldemossa treatment plant is already in service: if it is, you connect to the network. If not, a septic tank on its own is not one of the solutions the rules allow (art. 70.1); what is needed is an approved treatment plant or, if the house is used little, a sealed holding tank. We tell you with the Google Maps location and photos of the septic tank, the outlet and the access.
Yes, it is the first outlet the rules give: at least 25 m² of green area per population equivalent are needed (art. 70.12), so a 5-bed house needs 125 m². In Valldemossa we first check whether the plot is near a supply well or in high vulnerability, because that changes the unit (art. 70.10, table 13). We check it on the Balearic government viewer before quoting.
Yes: for a house with no sewer, the treatment plant is what the Balearic Islands Water Plan asks for (RD 49/2023, art. 70.1). Inside the Serra de Tramuntana Natural Area, your engineer also checks its management plan (Decree 19/2007). The unit we fit is approved, CE-marked and from the UNE-EN 12566 family, and we prepare and sign its documents.
It has to be thought through before choosing the spot. Sludge is emptied by an authorised waste management company with a tanker truck (art. 70.7.f), so the tank opening has to be within its reach. On mountain fincas in Valldemossa we ask for photos of the track and the planned spot; your builder digs the pit to the manufacturer's dimensions, which we give in writing, and the blower gets its own electrical line, which we run as an authorised low-voltage installation company.
Servicing of what we fit follows what the rules set or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, for example, two a year. We cover the village, George Sand, Shangri-La and the fincas in the municipality; we reply within 24-48 hours on working days, in English, Spanish or German, and we don't subcontract anyone.
Quality
As an example, GRAF tanks. We propose the unit according to the beds and the use of each house.

To get started we only need the Google Maps location, how many people the house sleeps, where you want the treated water and photos of the drain and the track. We reply within 24-48 hours on working days.
