Sewage treatment plants in Mallorca

In ses Salines there are two ABAQUA treatment plants, the village one and the Colònia de Sant Jordi one, and each serves its own settlement. A country house in the municipality that the network does not reach treats its water on its plot, and here that means four catalogued wetlands and a natural park very close by. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it and prepare and sign the documents your architect or engineer asks for.

Your area
The Balearic Islands Water Plan (Royal Decree 49/2023, art. 70) is the same across the island. In ses Salines, what changes the unit and the paperwork is the water around you and the aquifer.
The layer of settlements served by ABAQUA, on the Balearic government's IDEIB viewer, lists two settlements in the municipality with a treatment plant: ses Salines and Colònia de Sant Jordi. Fincas and country houses outside those networks treat the water on their plot, with an approved unit or, in a holiday home where treatment is not viable, a sealed holding tank (art. 70.2).
The Water Plan's wetland catalogue lists, on the ses Salines coast, the Colònia salt flats (MAMTM23), the Estany de ses Gambes (MAZH21) and the Estany des Tamarells (MAZH22), and on the boundary with Campos, Es Salobrar (MAMTM24), within the Es Trenc-Salobrar de Campos Maritime-Terrestrial Natural Park (Law 2/2017). Within 500 m of one of them, if the house may significantly affect it, a favourable report from the DGRH is needed, whatever the number of occupants (art. 77.3).
The village, the Colònia and the countryside around lie on the Pla de Campos groundwater body (1821M2), declared a nitrate vulnerable zone for agricultural sources (Decree 18/2023). That is why here we recommend that the treated water irrigates your plot, at 25 m² of green area per population equivalent (art. 70.12). And next to the Colònia the aquifer vulnerability map shows areas of high vulnerability, where only a green area is possible, with denitrification and disinfection (art. 70.10, table 13).
What we do
The paperwork
Away from the wetlands and with the water going to the garden, the responsible declaration to the DGRH, which is always filed, once the unit is installed (art. 70.4). For a house under construction, the prior notice goes to Recursos Hídrics first, and from then two years at most for the declaration (art. 70.5). Near a wetland, the favourable report of art. 77.3 as well; and if the water goes to a drainage trench, a favourable report and an authorisation (art. 70.12).
We prepare and sign the documents as the installation company (technical data, the manufacturer's performance figures, maintenance plan and proof of purchase and installation), and your architect or engineer files them.

How we work
Location, maximum beds, how the house is used, where the water will go, what is nearby, photos and your email.
We check wetlands, wells and aquifer vulnerability, and send you a written quote.
We fit the plant once the pit matches what we gave you in writing, commission it and hand over the signed documents.

Common questions
If it is connected to the sewer of the village or of Colònia de Sant Jordi, no. If it is not, yes: the Balearic Islands Water Plan (RD 49/2023, art. 70.1) only allows a stand-alone treatment plant, a sealed holding tank or natural treatment with a favourable report. With the Google Maps location we see which applies to you.
The paperwork can change, whatever the number of occupants: within 500 m of a catalogued wetland, if the house may significantly affect it, a favourable report from the Direcció General de Recursos Hídrics is needed on top of the responsible declaration (Water Plan, art. 77.3). The same goes for the Estany des Tamarells, the Colònia salt flats and Es Salobrar. We measure the distance before quoting.
Because the whole municipality lies on the Pla de Campos, a nitrate vulnerable zone (Decree 18/2023), and because the rules prefer reuse: 25 m² of green area per population equivalent (art. 70.12), 150 m² for a 6-bed house. A drainage trench needs a favourable report and an authorisation, and the infiltration pit is not among the outlets the rules list (art. 70.10).
If the house is lived in little and treatment is not viable, the rules allow a sealed holding tank (art. 70.2), emptied by an authorised waste management company. If it is lived in or let for much of the year, an extended aeration treatment plant works better, because the biology needs use to do its job. We decide it with you from how the house is really used.
In the daytime yes, if the finca has panels; at night it needs the grid or batteries, because the blower runs 24 hours a day. We run the line from the consumer unit to its cabinet as an authorised low-voltage installation company, with a sealed outdoor sub-board so nobody has to go into the house to reset it.
Yes: the village, Colònia de Sant Jordi and the fincas in the countryside. We reply within 24-48 hours on working days, in English, Spanish or German. Servicing of what we fit follows what the rules set or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean). We don't subcontract anyone.
