Sewage treatment plants in Mallorca

Campos is farmland: a flat municipality of fincas and country houses, with the coast of Sa Ràpita, Ses Covetes and Es Trenc to the south. If your house has no mains sewer, the wastewater is treated on the plot, and there is a natural park close by. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it and prepare and sign the documents your architect or engineer asks for.

Your area
The Balearic Islands Water Plan (RD 49/2023, art. 70) is the same across the island. In Campos, two things change the unit and the paperwork: the Salobrar and the aquifer under the plain.
Es Salobrar de Campos is catalogued as a wetland by the Water Plan (code MAMTM24, over 300 hectares) and is part of the Es Trenc-Salobrar de Campos Land and Sea Natural Park (Law 2/2017). Next to Sa Ràpita the catalogue also lists the prat de ses dunes de sa Ràpita (MAMT25). With 12 population equivalents or more within 500 m of either (an agroturismo, a large villa), prior authorisation from the DGRH is needed.
The town and the countryside down to Sa Ràpita sit on the Pla de Campos groundwater body (1821M2), designated a nitrate vulnerable zone for agricultural nitrates (Decree 18/2023). For a treatment plant that means one recommendation: let the treated water return to the ground as irrigation on your plot (25 m² of garden per population equivalent, art. 70.12) and not through a soakaway well, which also needs prior authorisation.
On ground this flat, the house drain outlet and the tank inlet can end up at almost the same height. If the pipe cannot get enough fall, a pumping station is needed before the plant. We see it in the photos of the drain outlet and the tank site, before proposing a unit.
What we do
The paperwork
With the water in the garden and away from the Salobrar, the usual paper is the responsible declaration to the DGRH, once the unit is installed (art. 70.4). For a new build on urban land with no mains sewer, a prior notice goes first to the Balearic water authority, Recursos Hídrics, which Campos town hall asks for before granting the licence (fourth transitional provision of the Balearic Urban Planning Act, Law 12/2017), and from then there are two years at most for the declaration (art. 70.5).
We prepare and sign the documents as the installation company (technical specifications, the manufacturer's performance, the maintenance plan and proof of purchase and installation) and your architect or engineer files them.

How we work
From photos of the drain outlet and of where the tank would go we see whether your flat land needs a pump; you also tell us the beds, the use and where the water will go.
We measure the distance to the Salobrar and to the prat de ses dunes de sa Ràpita and, as the Pla de Campos is a nitrate vulnerable zone, we suggest the water irrigates the plot. We send you a written quote.
With the pit dug as written, we install, connect, start the plant and leave you the signed documents.

Common questions
If the house has 12 population equivalents or more and lies within 500 m of the Salobrar, a catalogued wetland, it needs prior authorisation from the Direcció General de Recursos Hídrics instead of the responsible declaration (Balearic Islands Water Plan, RD 49/2023, arts. 76.5 and 77), and silence means no. If the plot is inside the natural park, your engineer also checks what Law 2/2017 says.
If a house in Sa Ràpita or Ses Covetes is not connected to a mains sewer, yes: the Water Plan only accepts an on-site treatment system, a holding tank or natural treatment with a favourable report (art. 70.1). Which one suits depends on the ground available for the treated water and on the use; a holding tank is for summer houses where treatment is not viable (art. 70.2).
25 m² of garden per population equivalent (art. 70.12): 100 m² for a 4-bed house and 200 m² for 8. Without that ground, the options are a drainage trench with a favourable report from the water authority, or a holding tank. On the Pla de Campos, a nitrate vulnerable zone, irrigation is a better destination than soaking away.
The blower runs 24 hours a day, so it needs the grid or batteries at night; by day, if the finca has panels, it uses what they produce. We run the cable to the blower cabinet as an authorised low-voltage installation company, with a weatherproof outdoor sub-board so nobody has to go into the house to reset it.
If there is a kitchen or restaurant for guests, a grease separator before the plant (art. 70.7.e). Above 12 population equivalents, the annual report to the DGRH with the performance check and the cleaning and sludge log (art. 70.11), and grease removal in the pre-treatment. We size it for the maximum number of beds; as a guideline equivalence, the Plan gives 1 population equivalent per bed in housing and in agritourism (art. 70.8, table 12).
Yes: the town, Sa Ràpita, Ses Covetes and the fincas on the plain. We reply within 24-48 hours on working days, in English, Spanish or German. Service visits on what we install are the ones the regulations require or, if the manufacturer asks for more, the manufacturer's. We don't subcontract anyone.

As an example, GRAF tanks. We propose the unit according to the beds and the use of each house.
