Sewage treatment plants in Santanyí, from the villages to Mondragó

The municipality of Santanyí brings together inland villages (Santanyí, Es Llombards, Calonge, s'Alqueria Blanca), country houses and coastal spots such as Cala Figuera, Cala Santanyí or Portopetro, with a natural park in the middle. If your house has no mains sewer, the wastewater is treated on the plot. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it and prepare and sign the documents your architect or engineer asks for.

Santanyí: a natural park, four wetlands and an aquifer

What changes the treatment plant of a house in Santanyí is published by the government. This is what we check.

Mondragó: s'Amarador and the Font de n'Alis

Mondragó Natural Park (Decree 85/1992; its natural resources plan was approved by Decree 10/2022) lies in this municipality, and inside it the Water Plan's wetland catalogue lists s'Amarador (MAMT20) and s'Estany de sa Font de n'Alis (MAMT19). With 12 population equivalents or more within 500 m of either, prior authorisation from the DGRH is needed.

The Prat de Porto Petro and the Estany de ses Gambes

Further north, next to Portopetro, the Prat de Porto Petro (MAZH18) is another catalogued wetland and counts the same: a large house or guest accommodation within 500 m moves from the responsible declaration to prior authorisation, in which silence means no. And to the south-west, shared with Ses Salines, the catalogue also lists the Estany de ses Gambes (MAZH21), which counts the same.

Santanyí's aquifer and the village wells

The village sits on the Santanyí groundwater body (1820M1), designated a nitrate vulnerable zone for agricultural nitrates (Decree 18/2023), and the government lists dozens of boreholes supplying the municipal mains. There are protection zones around them: inside the strictest one, the plant includes denitrification and disinfection (art. 70.10, table 13 of the Water Plan, RD 49/2023).

What we do

What we do in Santanyí, plainly

  • The unit, chosen by beds and use: a new extended-aeration plant, approved, CE-marked and from the EN 12566 family (art. 70.14); inside the strictest restriction zone of a well in the municipality, with denitrification and disinfection. We work with every brand; for example, the GRAF one2clean.
  • Fitted with the lid within reach: in village houses on narrow streets we place the tank so the tanker can reach it from the street or lane. Electrics as an authorised low-voltage installation company, and commissioning.
  • The full set of documents: the declaration that the installation meets the rules, the manufacturer's data sheets and performance, the maintenance plan and the electrical installation certificate, signed by us as the installation company; your architect or engineer files them.
  • Digging and emptying: the pit, your builder, with what we give them in writing according to the manufacturer; the sludge, an authorised waste management company you hire (art. 70.7.f).
  • Service visit with a signed report: blower and air filter, aeration, settling, biology, control panel, alarm and outflow, on the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean). We don't subcontract anyone.

The paperwork

Which paper applies to a house in Santanyí

Always the responsible declaration to the Direcció General de Recursos Hídrics, with the unit already installed (art. 70.4). For a new build on urban land with no mains sewer, a prior notice goes first to the Balearic water authority, Recursos Hídrics, which Santanyí town hall asks for before granting the licence (fourth transitional provision of the Balearic Urban Planning Act, Law 12/2017). If the water goes to a trench or soakaway well, or one of the cases above applies, prior authorisation.

As the installation company we prepare and sign the declaration that the installation meets the rules, the manufacturer's data sheets and performance, the maintenance plan and the electrical installation certificate. We hand it all over, and your architect or engineer files it.

Common questions

Frequently asked questions about sewage treatment plants in Santanyí

Can a treatment plant be fitted at a house near Mondragó?

A treatment plant is exactly what the rules require for a house with no mains sewer (art. 70.1 of the Balearic Islands Water Plan, RD 49/2023). What changes is the paperwork: with 12 population equivalents or more, within 500 m of s'Amarador or s'Estany de sa Font de n'Alis, prior authorisation from the DGRH is needed. If the plot is inside the natural park, your engineer also checks what its management plan says (Decree 10/2022).

What does a house in Es Llombards need to legalise its plant?

The responsible declaration to Recursos Hídrics, with four documents: proof of purchase and installation, technical specifications, the manufacturer's performance to EN 12566-3 and a maintenance plan (art. 70.4). We prepare and sign them; your engineer files them. Up to 12 population equivalents there is no annual report, but the declaration is filed all the same.

How is the plant emptied at a village house on a narrow street?

In Santanyí, by a tanker from an authorised waste management company that you hire, as often as the manufacturer specifies (art. 70.7.f). That is why, when siting the tank, we keep the access cover reachable from the street or lane. On a GRAF one2clean, the SV30 settling test at the service visit decides when: above 900 ml/l.

Does it affect me that Santanyí's aquifer is a nitrate vulnerable zone?

The designation of Santanyí's aquifer in Decree 18/2023 targets farming, not treatment plants. But it tells you the water below is already loaded with nitrogen, which is a good reason to reuse the treated water for irrigation on your plot (25 m² of garden per population equivalent, art. 70.12) rather than let it soak away. If the house is near a supply well, what counts is that well's protection zone.

Which treatment plant do you fit in Santanyí?

In Santanyí and all over Mallorca, a new extended-aeration plant, approved and CE-marked, from the EN 12566 family (art. 70.14), with certified removal of at least BOD₅ 70 %, COD 75 % and suspended solids 70 % (art. 70.10). We work with every brand; as an example, the GRAF one2clean. The model is chosen by the maximum number of beds and how the house is used.

Do you also look after the maintenance?

For what we install in Santanyí, yes: the service visits the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean), with a signed report. We check the blower and air filter, aeration, settling, biology, control panel and alarm, and the outlet water. Between visits, you check the running light is green.
