Manacor is one of the largest municipalities in Mallorca, and much of it is rural land: fincas, country houses and homes scattered between Son Macià, the inland lanes and the coast. If yours has no mains sewer, the wastewater is treated on the plot. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, fit it, leave it running and prepare and sign the documents your architect or engineer asks for.

Your area
The rules are the same across the island: the Balearic Islands Water Plan (Royal Decree 49/2023, art. 70). What changes from one house to the next is what lies around it, and in Manacor three things are worth checking before choosing the unit.
Between s'Illot and Cala Murada, the Water Plan's wetland catalogue lists the Riuet de s'Illot, the Riuet del port de Manacor in Porto Cristo, s'Estany d'en Mas in Cala Romàntica, the bassa de cala Magraner and the bassa de cala Murada. If the house has 12 population equivalents or more (an agroturismo, a large villa) and lies 500 m or less from one of them, it needs prior authorisation from the Direcció General de Recursos Hídrics (DGRH): the responsible declaration is not enough.
The municipality's mains water comes from wells, and the Balearic government lists dozens of public-supply boreholes in Manacor (IDEIB map viewer, Water Plan supply-boreholes layer). They have protection zones around them: inside the strictest one, the plant must also include denitrification and disinfection (art. 70.10, table 13). With your finca's exact location we check it before quoting.
The town and the plain around it sit on the Son Talent groundwater body (1818M1), designated a nitrate vulnerable zone for agricultural nitrates (Decree 18/2023). One more reason for the treated water to go back to your plot as irrigation, with at least 25 m² of garden per population equivalent (art. 70.12), rather than into a soakaway well.
What we do
The paperwork
For a country house with the water reused in the garden, a responsible declaration to the DGRH is enough, filed once the unit is installed (art. 70.4). If the finca is an agroturismo with a kitchen for guests, the grease goes through its separator first (art. 70.7.e), and above 12 population equivalents the performance check and the cleaning and sludge log are sent to the DGRH every year (art. 70.11).
If it is a new-build house on urban land with no mains sewer, a prior notice goes first to the Balearic water authority, Recursos Hídrics, which is what Manacor town hall asks for before granting the licence (fourth transitional provision of the Balearic Urban Planning Act, Law 12/2017), and from then there are two years at most to file the responsible declaration (art. 70.5). We prepare and sign the documents as the installation company, and your architect or engineer files them.

How we work
With the Google Maps pin we check whether it lies near one of the five coastal wetlands or inside the zone of a supply well; you tell us the beds, whether it is an agroturismo and where the water will go.
On the Son Talent plain, a nitrate vulnerable zone, we suggest returning the water as irrigation on the plot, and we send you the quote with the chosen unit.
Once the pit matches what we gave in writing, we install, bring the power, commission the plant and hand over the signed documents.

Common questions
It depends on where the water goes and what is nearby. If it is reused for irrigation on the plot, the usual paper is the responsible declaration to the DGRH. Prior authorisation is needed if it goes to a drainage trench or soakaway well, or if the house has 12 population equivalents or more and lies 500 m or less from a catalogued wetland (Manacor has five on its coast, from s'Illot to Cala Murada) or inside the protection zone of a supply well (Balearic Islands Water Plan, RD 49/2023, arts. 70, 76.5 and 77).
The Balearic government publishes the public-supply boreholes in the IDEIB map viewer, and there are dozens in Manacor. Inside the strictest protection zone of one of them, the plant needs denitrification and disinfection (art. 70.10, table 13 of the Balearic Water Plan). The Google Maps pin of the house is all we need to check it before proposing a unit.
That is the first option the rules give: reuse it on the finca, with at least 25 m² of garden per population equivalent (art. 70.12). For an 8-bed house that is 200 m². As the Son Talent plain is a nitrate vulnerable zone (Decree 18/2023), returning the water as irrigation makes more sense than a soakaway well, which would also need prior authorisation.
Yes: on a finca in Manacor, an extended-aeration plant moves air with a blower that runs 24 hours a day. We run the cable from the house consumer unit to a weatherproof outdoor sub-board next to the blower cabinet, as an authorised low-voltage installation company, so nobody ever has to go into the house to reset anything.
Your builder or digger contractor on the finca: the excavation, the sand bed and backfill, the trenches and the inspection chambers. Before anyone prices the digging, we give you in writing how the pit must be left according to the manufacturer, and we fit the tank once it complies, because a badly bedded tank loses the manufacturer's warranty.
Yes, the whole municipality: the town, Son Macià, Porto Cristo, s'Illot, Cala Anguila, Cala Mendia, Cala Romàntica, Calas de Mallorca, Cala Murada and the fincas in between. We reply within 24-48 hours on working days, in English, Spanish or German. We don't subcontract anyone: we fit the plant ourselves.

As an example, GRAF tanks. We propose the unit according to the beds and the use of each house.
