Your area

Santa Margalida: coastal estanys, watched streams

Santa Margalida is a large, varied municipality. What changes the paperwork for a treatment plant lies mainly on the coast and in the basins of two streams.

Three catalogued estanys between Can Picafort and Son Serra

The wetland catalogue of the Balearic Water Plan lists on the municipality's coast the Estany de Son Bauló, the Estany de Son Real and the Estany de na Borges, the last shared with Artà. For a house or agritourism of 12 population equivalents or more, being 500 m or less from one of them means prior authorisation instead of a responsible declaration.

Half the municipality, a vulnerable zone

The Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) puts 42.7 km² of Santa Margalida in the zone vulnerable to farm nitrates, half of a municipality of about 86, and declares the basins of the torrent de Son Real (10.8 km²) and the torrent de na Borges (20.9 km²) vulnerable. It is the fertiliser rule, not the treatment plant rule, but that is why we check your plot's vulnerability on the Recursos Hídrics viewer (art. 70.10 of the Water Plan).

Inland fincas and agritourisms

Fincas have land to reuse the treated water: 25 m² of green area per population equivalent (art. 70.12). For an agritourism the Plan's guideline equivalence is 1 population equivalent per bed space (table 12) and, above 12, the performance checks and sludge log go to Recursos Hídrics every year (art. 70.11); if there is a kitchen, fats go through a grease separator first (art. 70.7.e).

What we do

What we fit in Santa Margalida, and what others take care of

  • A new treatment plant, extended aeration, approved and compliant with the EN 12566 family, as the Balearic Water Plan requires (art. 70.14). We work with all brands; for example, the GRAF one2clean.
  • Installation, electrics and documents: the electrics as an authorised low-voltage installation company, and the documents prepared and signed for your architect or technical adviser to file.
  • What others do, coordinated: digging the pit, your builder, with the manufacturer's instructions from us in writing; sludge emptying, an authorised waste-management company, as the law requires (art. 70.7.f).
  • Service visits: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean).

No subcontractors. In Santa Margalida we check the three coastal estanys before quoting.

Common questions

Frequently asked questions about treatment plants in Santa Margalida

My house is near an estany on the Santa Margalida coast: what changes?

If it has 12 population equivalents or more and is 500 m or less from the Estany de Son Bauló, Son Real or na Borges, which are in the Water Plan wetland catalogue, prior authorisation is needed and a responsible declaration is not enough (Royal Decree 49/2023, arts. 76.5 and 77). Below 12 bed spaces, the paperwork does not change.

What does it mean that the Son Real and na Borges stream basins are vulnerable zones?

That Decree 18/2023 declares them vulnerable to nitrates from farming: 10.8 km² for the torrent de Son Real basin and 20.9 km² for na Borges. It is the rule for fertilising fields. For the treatment plant, what counts is the aquifer's vulnerability on your plot under the Water Plan, which where high only allows a green area and also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14).

I run an agritourism in Santa Margalida with more than 12 bed spaces: what do the rules require?

A plant sized for the maximum bed spaces (1 population equivalent per bed space as a guideline equivalence, art. 70.8), grease removal in pre-treatment, the yearly filing with Recursos Hídrics of performance checks and the log of cleaning and sludge (art. 70.11), a grease separator if there is a kitchen (art. 70.7.e) and, near an estany or a public supply well, prior authorisation.

Can I keep using the old cesspit on my finca in Santa Margalida?

No. The Balearic Water Plan only allows three solutions for a house with no mains sewer (art. 70.1): an on-site treatment system, a sealed holding tank or natural treatment with a favourable report, and a cesspit is none of them. What we fit is a new extended-aeration plant, approved under EN 12566.

Who files the documents for the plant in Santa Margalida?

Your architect or technical adviser, with the Direcció General de Recursos Hídrics. As the installation company we prepare and sign the responsible declaration documents (purchase and installation, technical specifications, performance and maintenance plan: art. 70.4 of the Water Plan) and hand them over ready.

What service visits and emptying does a plant in Santa Margalida need?

Service visits: those the regulations require or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, two a year, with a signed report. Emptying: as often as the manufacturer says, by an authorised waste-management company, as the law requires (art. 70.7.f). You keep the receipts for the last five years, in case the authorities ask.
