Sewage treatment plants in Llubí, where the aquifer bears the village's name

Llubí gives its name to a groundwater body in the Water Plan, 1811M2, and has had programmes against nitrates for more than twenty years. In the village there is a network; outside it, 429 residents live in country houses (INE, Nomenclátor 2025) that treat their own water. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, install it, do the electrics and prepare and sign the documents for your architect or engineer.

Your area

The Llubí groundwater body, in its Water Plan entry

The Llubí body (1811M2) covers 94 km² and is shared by Muro, Llubí, Inca, Sineu, Costitx and Sencelles. It is an aquifer of calcarenites, marls and limestones of reef origin, from the Miocene.

Nitrates: 54 mg/l, and falling slowly

Annex 9 of the Plan lists it in poor chemical status because of nitrates, with 54 mg/l on average (57 in the previous cycle), just above the 50 mg/l of good status. It attributes the improvement to the vulnerable-zone programmes, applied here since the first designation in 2000, and to less farming activity.

Chlorides: at risk

The body does not touch the sea at the surface, but the Plan considers that it has permeable contact with it along a 4 km strip, and lists it at risk from chlorides: 216 mg/l on average. Taking less water from the well helps, and the house's treated water can be used for irrigation.

The village and the countryside

Llubí's public treatment works discharges about 0.09 hm³ a year into this same body. Outside the village there is no network: each house needs its own system. The whole municipality, 34.9 km², appears as a nitrate-vulnerable zone in Decree 18/2023.

The rules here

Which unit the rules require, and how it is maintained

A septic tank that only settles does not comply: the Water Plan (Royal Decree 49/2023) requires the manufacturer to certify that the unit removes at least 70% of BOD₅, 75% of COD and 70% of suspended solids (art. 70.10), and that it is approved, with CE marking, under the EN 12566 family (art. 70.14). We work with every brand; as an example, the GRAF one2clean.

Rain goes separately: the treatment plant may not receive rainwater (art. 70.7.d), so the roof downpipes end up in the cistern or in their own network. The sludge is removed by an authorised waste company, which leaves a receipt (art. 70.7.f).

What we do

What we do in Llubí, and what others do

  • A unit with certified performance, not a tank that only settles: at least 70 % of BOD₅, 75 % of COD and 70 % of solids removed (art. 70.10), approved with CE marking (art. 70.14). We work with all brands; for example, the GRAF one2clean.
  • The pit, among calcarenites, marls and limestones: your builder digs it following what we give them in writing according to the manufacturer. Roof downpipes go to the cistern, not the plant (art. 70.7.d); an authorised waste company removes the sludge (art. 70.7.f).
  • Installation and electrics for the blower, as an authorised low-voltage installation company, and commissioning with the treated water going to irrigation, which eases an aquifer at risk from chlorides. We don't subcontract anyone.
  • The services, those required by the rules or, if the manufacturer asks for more, the manufacturer's (on the GRAF one2clean, twice a year), with a signed report. If the house stays closed for spells, the blower must keep its power.
  • A folder for your engineer, even for a small cottage for two or three people: the declaration of compliance signed as the installation company, the data sheet with its performance, the maintenance plan and the electrical certificate. Your architect or engineer files it.

How we work

How we do it in Llubí, in 3 steps

1

Photos, bed spaces and where the water goes

Send us the location in Llubí, the bed spaces and whether the water will go to irrigation, a trench or a soakaway. We check your plot over water body 1811M2 on the DGRH map.

2

What your house needs, in writing

Unit, installation, electrics and documents in a written quote. We make clear where the rainwater will go and how the pit must be left for your builder.

3

Start-up and handover

We install once the pit is ready, start the blower and check that the water flows to the garden area. Then we give you the signed folder for your engineer.

Common questions

Frequently asked questions about treatment plants in Llubí

What state is the Llubí aquifer in?

According to Annex 9 of the Balearic Water Plan (Royal Decree 49/2023), the Llubí body (1811M2) is in poor chemical status because of nitrates, with 54 mg/l on average, and at risk from chlorides, with 216 mg/l. It has improved on the previous cycle (57 mg/l of nitrates), and the Plan believes good status can be reached in 2027 if the measures are applied.

What does my country house have to do with nitrates?

The water from a house carries nitrogen. If it leaves through a cesspit or a septic tank that only settles, it ends up in the ground untreated, on top of an aquifer that in Llubí already exceeds 50 mg/l of nitrates. The rules require a system with certified performance (art. 70.10 of the Water Plan) and reuse of the water on a green area, where the plants take up part of that nitrogen.

Can I connect the roof water to the treatment plant?

No. Art. 70.7.d of the Balearic Water Plan (Royal Decree 49/2023) forbids the treatment plant from collecting rainwater: rain dilutes it and washes out the bacteria. In a country house in Llubí, the roof water goes to its own cistern or its own network.

When you have finished, what do I get?

A folder for your architect or engineer: the declaration, signed by us as the installation company, that what has been installed complies with the rules; the unit's data sheet with the performance certified by the manufacturer; the maintenance plan, and the electrical installation certificate. Your architect or engineer uses it to file the responsible declaration with the DGRH (art. 70.4 of the Balearic Water Plan) for your house in Llubí.

It's a small country house in Llubí for two or three people: is so much paperwork needed?

The procedure is the same whatever the size: a responsible declaration to the Balearic Directorate-General for Water Resources (art. 70.4 of the Balearic Water Plan). There is no minimum number of bed spaces that exempts you. What a small house does save is the yearly submission of the performance check and the sludge log, which exists only above 12 population equivalents (art. 70.11).

How many services does it need a year?

Those required by the rules or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, for example, twice a year. We do them on what we install, with a signed report. In a country house in Llubí that spends spells closed up, the important thing is not to cut the power to the blower.
