Sewage treatment plants in Mallorca

Muro shares with sa Pobla the largest wetland in the Balearics, and has countryside with fincas, agritourisms and seasonal holiday lets. We fit new treatment plants for houses with no mains sewer, sized for the maximum number of people and with the documents your adviser asks for, prepared and signed.

Your area
Three things come together in Muro that weigh on a treatment plant: a protected wetland, an aquifer declared vulnerable and houses that go from a few bed spaces to many.
S'Albufera de Mallorca has been a natural park since 1988 (Decree 4/1988), with 2,036 ha between Muro and sa Pobla, and is listed in the wetland catalogue of the Balearic Water Plan under Muro (code MAMT07). For a house of 12 population equivalents or more, being 500 m or less away means applying to the Direcció General de Recursos Hídrics for prior authorisation instead of a responsible declaration. That is why in Muro we measure the distance first.
The Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) puts 58.5 km² of Muro in the zone vulnerable to farm nitrates: virtually the whole municipality, which is about 58.6. It is the fertiliser rule, not the treatment plant rule, but it describes the aquifer; what changes the unit is your plot's vulnerability on the Water Plan map (art. 70.10), and we check it on the viewer.
In a home the Plan gives 1 population equivalent per bed space as a guideline equivalence (art. 70.8, table 12), and we size the plant for the maximum. Above 12 (not with exactly 12), the performance checks and the log of cleaning, maintenance and sludge go to Recursos Hídrics every year (art. 70.11), and pre-treatment includes grease removal. If there is a restaurant kitchen, fats do not go in without their own grease separator first (art. 70.7.e).
What we do
No subcontractors. In Muro we measure the distance to s'Albufera before talking paperwork.
How we work
The location, to measure the distance to s'Albufera; the maximum bed spaces, counting holiday-let ones, and whether there's a restaurant kitchen.
Unit, installation, electrics and documents, with the pit instructions for your builder.
We install, commission and hand over the signed documents for your adviser to file.
Common questions
It depends on the bed spaces. Below 12 population equivalents, with the treated water reused on your plot, a responsible declaration to Recursos Hídrics is enough. With 12 or more and 500 m or less from s'Albufera, a wetland in the Water Plan catalogue (Royal Decree 49/2023, arts. 76.5 and 77), prior authorisation is needed, and for it silence means refusal.
Yes, as a guideline: in a home the Plan gives 1 population equivalent per bed space (art. 70.8 and table 12 of the Balearic Water Plan) and asks for the capacity to be justified by use and occupancy. We size the plant for the maximum, not the yearly average. A house in Muro with 10 bed spaces in summer needs a plant for 10, even if a couple lives there in winter.
Three things: the performance checks and the log of cleaning, maintenance and sludge go to the Direcció General de Recursos Hídrics every year (art. 70.11); pre-treatment includes grease removal; and near s'Albufera or a public supply well, prior authorisation is needed. Two 8-bed-space houses with a unit each are not the same as one plant for 16.
Because 58.5 km² of Muro, virtually the whole municipality, is a nitrate vulnerable zone under Decree 18/2023, and because the Water Plan changes the unit according to the aquifer's vulnerability on your plot: where it is high, only a green area is allowed, and the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14).
No. Rainwater does not go into the plant (art. 70.7.d of the Balearic Water Plan): it dilutes it and washes the bacteria out. On a finca in Muro with large roofs and patios, rainwater runs in its own network, separate from the foul water, and the plant only takes the house's wastewater.
Service visits: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean), with a report. Emptying: an authorised waste-management company (art. 70.7.f). Your part is checking daily that the light is green and no alarm sounds, and not switching the plant off when you close the house for winter.
