Sewage treatment plants in sa Pobla,
between the fields and s'Albufera.

The plain of sa Pobla is market-garden country, with irrigation wells and country houses with no mains sewer, and s'Albufera next door. We fit new treatment plants for those houses, and before quoting we check what weighs most in sa Pobla: the aquifer below and what lies around.

Sa Pobla: fields, wells and a watched aquifer

The groundwater under sa Pobla has been under official watch for over twenty years. For a treatment plant that has practical consequences, worth knowing before choosing a unit.

A nitrate vulnerable zone since 2000

As early as 2000, an order of the Environment department declared the sa Pobla sub-basin a nitrate vulnerable zone. Today the Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) includes 39.3 km² of the municipality, about four fifths, and the whole «Sa Pobla» groundwater body (1811M1), 130.4 km². It is the fertiliser rule, not the treatment plant rule, but that is why in sa Pobla we always check the plot's vulnerability on the Recursos Hídrics viewer, which can require denitrification and disinfection (art. 70.10 of the Water Plan).

Wells nearby: which ones count

When you ask for a quote we ask which wells are nearby and how far: yours, the neighbours' and public supply wells. The ones the rules single out are public supply wells: inside the maximum-restriction zone of one, the plant needs denitrification and disinfection (art. 70.10, table 13), and with 12 population equivalents or more, prior authorisation too. The tank and the irrigation area are placed away from your own well.

s'Albufera and the torrent de Sant Miquel

Part of the s'Albufera natural park (Decree 4/1988, 2,036 ha) lies in sa Pobla, and the torrent de Sant Miquel crosses the plain to flow into it. S'Albufera is a wetland in the wetland catalogue of the Balearic Water Plan: from 12 population equivalents upwards, being 500 m or less away requires prior authorisation instead of a responsible declaration.

What we do

What we fit in sa Pobla, and what others take care of

  • A new treatment plant, extended aeration, approved and compliant with the EN 12566 family, as the Balearic Water Plan requires (art. 70.14). We work with all brands; for example, the GRAF one2clean.
  • Installation, electrics and documents: the electrics as an authorised low-voltage installation company, and the documents prepared and signed for your architect or technical adviser to file.
  • What others do, coordinated: digging the pit, your builder, with the manufacturer's instructions from us in writing; sludge emptying, an authorised waste-management company, as the law requires (art. 70.7.f).
  • Service visits: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean).

No subcontractors. In sa Pobla we place the tank with the surrounding wells in view.

Common questions

Frequently asked questions about treatment plants in sa Pobla

What changes for a treatment plant on the plain of sa Pobla?

The aquifer below is declared vulnerable to nitrates: 39.3 km² of the municipality under Decree 18/2023, and the whole «Sa Pobla» groundwater body. That rule is for farming, but it makes us look closely at your plot's vulnerability on the Balearic Water Plan map: where it is high, only a green area is allowed, and the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14), and that changes the unit.

I have an irrigation well on my finca in sa Pobla: where does the plant go?

As far from the well as possible, and the area where the treated water is reused too. The protection zones set by the Water Plan are those of public supply wells; if your finca falls inside the maximum-restriction zone of one, denitrification and disinfection are needed. With photos and the location in sa Pobla we place it before quoting.

Is authorisation needed if the house is near s'Albufera?

Only if the house has 12 population equivalents or more and is 500 m or less from s'Albufera, which is a wetland in the Water Plan catalogue, or if the treated water goes to a soakaway trench or pit, however many bed spaces there are. Otherwise in sa Pobla a responsible declaration to Recursos Hídrics is enough. For the authorisation, silence means refusal.

How much garden is needed in sa Pobla for the treated water?

At least 25 m² of green area per population equivalent (art. 70.12 of the Water Plan, Royal Decree 49/2023), and in a home the guideline equivalence is one per bed space (art. 70.8): 150 m² for a 6-bed-space house. It is water that irrigates the plot without drawing on a well. Without that land, the options are a drainage trench with prior authorisation or a sealed holding tank.

Who empties the plant in sa Pobla, and where does the sludge go?

An authorised waste-management company, as the law requires (art. 70.7.f), as often as the manufacturer says; authorisation can be checked in the Balearic register of waste managers (RPGRIB). Tankers may only discharge at a public treatment works with authorisation, never into the sewer (art. 71.4). Keep five years of receipts.

What service visits does a treatment plant in sa Pobla need?

The ones the regulations require or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, for example, two a year, with a signed report. Each one checks the blower and its filter, aeration, the settling test, the biology, the control box and alarm, and the outlet water. Between visits, you check that the light is green.
