Sewage treatment plants in Mallorca
The full guide: what the rules allow, the documents, the treated water and the upkeep.

Lloseta is a small municipality between the Raiguer and the first slopes of the Serra de Tramuntana. Houses outside the village with no mains sewer need a treatment system the Balearic Water Plan allows. We fit new treatment plants, with their electrics and signed documents for your adviser to file.

Your area
At about 12 km², Lloseta is one of the smallest municipalities in the area, and part of it climbs towards the Serra. That matters more for a treatment plant than elsewhere on the Pla: where the tank sits relative to the house, and how much land is left for the treated water.
Water has to reach the plant by gravity, so the tank must sit lower than the point where the drain leaves the house. If that is not possible, a pumping station is needed before the tank, as the Spanish Building Code provides for water that cannot drain by gravity (CTE DB HS-5). For Lloseta's houses on a slope it is the first thing we look at in the photos.
Your builder does the digging. Before anyone digs, we give them in writing how the pit must be left according to the manufacturer: dimensions, bed and backfill. If the ground is rock, they will know first, and with those instructions the tank is bedded as the manual requires, which is what the manufacturer's warranty depends on.
The Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) puts 3.5 km² of Lloseta in the zone vulnerable to farm nitrates: over a quarter of a municipality of about 12. It is not the treatment plant rule, but it says something about the aquifer; that is why we check your plot's vulnerability on the Recursos Hídrics viewer, which can change the unit (art. 70.10 of the Water Plan). The wetland catalogue of the Balearic Water Plan lists no wetland in Lloseta; the nearest, Son Llampaies, is in Selva, a short way north-east of the village.
What we do
No subcontractors. In Lloseta, if the levels don't work, we tell you in the quote, not on installation day.
How we work
Photos of where the drain leaves the house and where the tank would go, to check the levels; the maximum bed spaces and the land left for the water.
Unit, installation, electrics and documents, with the pit instructions for your builder.
We install, commission and hand over the signed documents for your adviser to file.
Common questions
Three solutions, under the Balearic Water Plan (Royal Decree 49/2023, art. 70.1): an on-site treatment system, a sealed holding tank that is emptied, or natural treatment with a favourable report. What we fit are extended-aeration plants, approved under the EN 12566 family. The cesspit of Lloseta's older houses is none of the three.
Then water will not reach it by gravity and a pumping station is needed before the tank, as the CTE DB HS-5 provides, or a lower spot on the plot has to be found. For Lloseta's hillside houses we decide it from photos of where the drain leaves the house and where the tank would go, before quoting.
3.5 km², according to Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023): over a quarter of a municipality of about 12 km². It is the rule for farm fertilisers, not treatment plants; what changes your unit is the aquifer's vulnerability on your plot, which we check on the Direcció General de Recursos Hídrics viewer.
A responsible declaration is enough if the treated water is reused on your plot, with 25 m² of green area per population equivalent (art. 70.12). Prior authorisation is needed if it goes to a soakaway trench or pit, however many bed spaces there are. Lloseta has no wetlands in the Water Plan catalogue; Son Llampaies, in Selva, lies close by to the north-east, and for a large house on that side we measure the distance.
If it is a new build on urban land with no mains sewer, a prior notice goes first to the Balearic water authority, Recursos Hídrics, which is what Lloseta town hall asks for before granting the licence (fourth transitional provision of the Balearic Urban Planning Act, Law 12/2017), and from then there are two years at most to file the responsible declaration with Recursos Hídrics, once the unit is installed (art. 70.5 of the Balearic Water Plan). We prepare and sign the documents as the installation company, and your architect files them.
An authorised waste-management company, as the law requires (art. 70.7.f of the Water Plan), as often as the manufacturer says. Authorisation can be checked in the Balearic government's public register of waste managers (RPGRIB). Tankers may not discharge into the sewer, only at a public treatment works with authorisation (art. 71.4). Keep the receipts for five years.
