Sewage treatment plants in Inca,
for the houses of the Pla.

If your house is in the municipality of Inca and there is no mains sewer, the water leaving it has to end up in a treatment plant, a sealed holding tank or a natural system with a favourable report: those are the three solutions the Balearic Water Plan allows. We fit new treatment plants in the country houses and fincas around the town, with the electrics and the documents your adviser asks for, prepared and signed.

Inca: country houses above the Pla aquifer

Inca is the main town of the Raiguer and is surrounded by a large farming area, with country houses and fincas on rural land that the sewer network does not reach. That is where treatment plants are needed, and there are three public facts about Inca worth knowing before you ask for a quote.

Almost the whole municipality is a nitrate vulnerable zone

The Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) puts 56.5 km² of Inca in the zone vulnerable to nitrate pollution from farming, and the whole «Inca» groundwater body (1811M3), 97.7 km², is included. It is the rule for farm fertilisers, not for treatment plants, but it describes the aquifer under the houses. That is why in Inca we always check the plot's vulnerability on the Direcció General de Recursos Hídrics map viewer, which is what can require denitrification and disinfection (art. 70.10 of the Water Plan).

No wetlands inside the municipality

The wetland catalogue of the Balearic Water Plan lists no wetland inside the municipality of Inca; the nearest on the list, Son Llampaies, is in Selva, between Inca and Lloseta. Being 500 m or less from a wetland only requires prior authorisation from 12 population equivalents upwards, so for an ordinary house in Inca nothing changes. For a large house on that side, we measure it.

A finca with land makes it easy

The rules ask for treated water to be reused on your own plot, with at least 25 m² of green area per population equivalent (art. 70.12). A country house with a garden or trees usually has plenty: 150 m² for 6 bed spaces. If it does, a responsible declaration is enough; if the water had to go to a soakaway trench or pit, prior authorisation is needed.

What we do

What we fit in Inca, and what others take care of

  • A new treatment plant, extended aeration, approved and compliant with the EN 12566 family, as the Balearic Water Plan requires (art. 70.14). We work with all brands; for example, the GRAF one2clean.
  • Installation, electrics and documents: the electrics as an authorised low-voltage installation company, and the documents prepared and signed for your architect or technical adviser to file.
  • What others do, coordinated: digging the pit, your builder, with the manufacturer's instructions from us in writing; sludge emptying, an authorised waste-management company, as the law requires (art. 70.7.f).
  • Service visits: the ones the regulations require or, if the manufacturer asks for more, the manufacturer's (two a year on the GRAF one2clean).

No subcontractors. In Inca we also check the plot's vulnerability before proposing a unit.

Common questions

Frequently asked questions about treatment plants in Inca

Does my house in Inca need a treatment plant if it has no mains sewer?

It needs one of the three solutions the Balearic Water Plan allows (Royal Decree 49/2023, art. 70.1): an on-site treatment system, a sealed holding tank or a natural treatment system with a favourable report. An old cesspit is none of the three. In Inca's country houses the usual choice is an extended-aeration plant, with the minimum performance the rules require (BOD₅ 70%, COD 75%, suspended solids 70%) proven by the manufacturer under EN 12566-3.

Why does it matter that Inca is a nitrate vulnerable zone?

Decree 18/2023 puts 56.5 km² of Inca in the zone vulnerable to farm nitrates. That rule governs fertilising fields, not your treatment plant, but it says the aquifer below is already loaded. What changes the unit is your plot's vulnerability on the Water Plan map: where it is high, only a green area is allowed, and the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14). We check it before quoting.

Is there a wetland nearby that complicates the paperwork in Inca?

Inside the municipality of Inca the Water Plan's wetland catalogue lists none; the nearest is Son Llampaies, in Selva, between Inca and Lloseta. The 500 m distance only counts for houses of 12 population equivalents or more, so for an ordinary home it changes nothing. For a large house or agritourism towards Lloseta, we measure it first.

How much land do I need for the treated water at a house in Inca?

25 m² of green area per population equivalent, and in a home the Plan's guideline equivalence is one per bed space (art. 70.8 and 70.12 of the Balearic Water Plan): 100 m² for a 4-bed-space house, 200 m² for an 8. With that, a responsible declaration to Recursos Hídrics is enough. Without it, the options are a drainage trench with prior authorisation or a sealed holding tank.

I'm told Inca town hall wants documents for the plant: which ones?

Almost always it is the Direcció General de Recursos Hídrics asking, as part of the responsible declaration: proof of purchase and installation, technical specifications, the manufacturer's performance data and a maintenance plan (art. 70.4 of the Water Plan). We prepare and sign it as the installation company, and your architect or technical adviser files it.

How often is a treatment plant in Inca serviced and emptied?

Service visits are the ones the regulations require or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, for example, two a year. Sludge emptying is done by an authorised waste-management company, as the law requires (art. 70.7.f), whenever the manufacturer says; on the one2clean the settling test at the service decides it. Keep the receipts for the last five years.
