Pollença is a huge municipality, with fincas in the Colonya valley and at Ternelles, houses scattered across the countryside and holiday homes near the coast. Those with no mains sewer get a new treatment plant from us, with its electrical panel and the documents ready for your architect.

Your area
Pollença is the reverse of the Pla: plenty of catalogued wetlands along the bay and very little land declared a nitrate vulnerable zone. Both are checked, each on its own terms.
The wetland catalogue of the Balearic Water Plan lists in Pollença La Gola, in the Port; the Prat de l'Ullal; the torrent de Sant Jordi, and s'Albufereta, shared with Alcúdia and a nature reserve since 2001. For a house of 12 population equivalents or more, being 500 m or less from one of them means prior authorisation instead of a responsible declaration.
The Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) only puts 4.0 km² of Pollença in the zone vulnerable to farm nitrates. Even so, what decides the unit is something else: the aquifer's vulnerability on your plot on the Water Plan map, which where high only allows a green area and also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14). We check it on the Recursos Hídrics viewer.
The fincas of Colonya or Ternelles usually have plenty of land to reuse the treated water (25 m² of green area per population equivalent, art. 70.12). In holiday homes, the plant is sized for summer and the blower is not switched off in winter; for those cases there are units that feed the bacteria when nobody is there, such as the GRAF one2clean's Pack +C.
What we do
No subcontractors. In Pollença we check La Gola, the Prat de l'Ullal, the torrent de Sant Jordi and s'Albufereta before quoting.
How we work
The location, to measure the distance to La Gola, the Prat de l'Ullal or s'Albufereta; the maximum bed spaces and whether it's a holiday home.
Unit, installation, electrics and documents, with the pit instructions for your builder.
We install, commission and hand over the signed documents for your adviser to file.
Common questions
Only if the house has 12 population equivalents or more and is 500 m or less away: then prior authorisation from Recursos Hídrics is needed and a responsible declaration is not enough (Water Plan, Royal Decree 49/2023, arts. 76.5 and 77). La Gola, the Prat de l'Ullal, the torrent de Sant Jordi and s'Albufereta are in the wetland catalogue. We measure the distance before quoting.
Because they are two different maps. Nitrate Decree 18/2023 only covers 4.0 km² of Pollença; the one that decides the unit is the Water Plan's aquifer vulnerability map. If your plot comes out as high vulnerability, only a green area is allowed, and the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14).
If there is land, almost always a plant: it doesn't have to be emptied completely each time and the water irrigates the plot. It is sized for the summer maximum and needs the blower running in winter too. The rules allow a holding tank for occasional use where treatment is not practical (art. 70.2 of the Balearic Water Plan).
As a guideline, 1 population equivalent per bed space (art. 70.8, table 12); we count the maximum there can be. A Pollença villa with more than 12 bed spaces must send Recursos Hídrics the performance checks and the log of cleaning, maintenance and sludge every year (art. 70.11) and includes grease removal in pre-treatment; with 12 or more, near a wetland, it needs prior authorisation.
Your builder, with the digging, the sand bed and backfill, the trenches and the inspection chambers. Beforehand we give them in writing how the pit must be left according to the manufacturer's manual, and then we fit the unit, the electrics and commission it. If the tank beds badly, the manufacturer's warranty does not cover it.
Not as routine: if the blower keeps running, aeration keeps the biology alive. It is only needed when starting a new installation, after a full emptying or if the biology has suffered, for example with the blower off for months. That is why, when you close the house, the plant stays switched on. Service visits: those of the regulations or, if the manufacturer asks for more, the manufacturer's.
