Heat pumps in Mallorca
How a heat pump, COP and the multi-hybrid work, in detail.

We're Joaquín and Juan. In Pollença we install air-to-water heat pumps in old-town houses, villas in the Port and Cala Sant Vicenç, and fincas across the municipality. One heat pump gives you heating, air conditioning and hot water, and takes the oil boiler off your hands. RITE-registered thermal installer: from survey to legalisation and grant, we handle it. We don't subcontract anyone.

Your area
The typical old-town house in Pollença has thick stone walls, timber beams and high ceilings; the one in the Port is a villa or apartment used heavily in summer. A heat pump suits both, but it's done differently.
With exposed beams and stone walls, the idea isn't to chase channels everywhere. If you're renovating, underfloor heating for warmth; if not, we use the existing radiators or run air through ducts with a discreet linear grille. Summer cooling comes from ducts or fan coils: underfloor heating heats, it doesn't cool.
In the Port and Cala Sant Vicenç many homes are second residences or summer lets. The heat pump provides the air conditioning and hot water of the high season, programmed and controllable from your phone. The outdoor unit is protected from salt and placed away from the neighbours' windows.
The fincas of Colonya, Ternelles or Formentor have no mains gas. A heat pump replaces the oil or butane boiler and, if there's room for solar panels, the sun covers a good part of the electricity it uses.
Pollença is one of the 20 municipalities of the Serra de Tramuntana Natural Area (Paraje Natural), declared by the Balearic Government Council agreement of 16 March 2007. Its natural resources plan (PORN) is Decree 19/2007 of 16 March (BOIB no. 54 extra, 11-4-2007), amended by Decree 2/2023 (BOIB no. 13, 28-1-2023). If your finca lies inside it, before deciding where the outdoor unit goes or where the pipes run we check what that plan says and what the town-hall permit asks for.
In numbers
The European Commission's PVGIS calculates a typical year from ERA5 data for 2005-2020. For Pollença old town, the coldest month of that typical year is February, averaging 10.9 °C, and the warmest August, at 26.1 °C; from December to February the average is around 12.3 °C. These are averages of a calculated year, not minimums: some days are colder, which is why the output is sized from the house's heat loads, as the RITE requires.
With a winter of mild averages, in a stone house in the old town the saving is won in the heating water: the lower its temperature (underfloor heating, large radiators), the more heat the heat pump gets from each kWh. And a house kept evenly warm all day beats letting it cool and reheating it, because thick walls take a long time to warm up.
The thermostat matters too: according to IDAE, each extra degree of heating means about 7 % more consumption; its comfort reference is 21 °C.
Grants
To get rid of the oil boiler in a Pollença house, the grant is FACTOR 2026, from the Balearic Government: it covers 70 % for individuals, with eligible cost of up to €1,000 per kWt of the unit, €450/kWt more if the distribution is replaced (underfloor heating, for instance) and a ceiling of €25,000 per installation. Applications are first come first served until 28 February 2027 or until the money runs out. Conditions: seasonal performance (SPF) above 2.5, no air-to-air units in homes, and domicile in the Balearic Islands.
The IBI and ICIO rebates in Pollença's bylaw that we have studied are for solar energy, not heat pumps. If you add panels too, see our page on solar panels in Pollença.
If it is your main home, or you let it, and an energy certificate proves the improvement, the work may qualify for the Spanish energy-efficiency income-tax (IRPF) deduction (works until 31 December 2026); you claim it yourself in your tax return, with our invoices and certificates.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
By WhatsApp or email you send us photos of the boiler, the radiators or floor, the façade and the spot for the outdoor unit. With that we size the unit from the heat loads, as the RITE requires, and work out your saving. If we need to see it, we drive up to Pollença.
We fit the heat pump and emitters without touching more stone than necessary and register the thermal installation with the Industry department under the RITE.
With your authorisation we file and justify FACTOR 2026; you sign and the grant reaches your account. After that, the RITE's servicing or the manufacturer's, whichever asks for more.

Common questions
Yes. If the house has radiators, the heat pump connects to them; if you renovate, the most efficient choice is underfloor heating, which works at low temperature. Summer cooling goes through ducts with a linear grille or fan coils, never through the floor: in Mallorca, with the humidity, a cold floor gets condensation. That way the house keeps its beams and stone on show. Everything is sized from the house's heat loads, as the RITE requires.
For a house in Pollença, for example, the Daitsu Multi-Hybrid heat pump has a seasonal SCOP of 3.72 (official Daitsu catalogue 2024-25): for each kWh of electricity it gives about 3.7 kWh of heat on average over the year. An oil boiler doesn't multiply energy, it burns it. And according to IDAE, each degree lower on the thermostat saves about 7 %; 21 °C is comfortable.
Not usually. In the typical year PVGIS calculates for Pollença old town (ERA5 data 2005-2020), February, the coldest month, averages 10.9 °C, and December to February averages around 12.3 °C. Those are averages, not minimums: the output is sized from your house's heat loads, as the RITE requires, so it also heats on cold days.
Yes, because in a seasonal home the big cost is summer air conditioning and hot water, exactly when a heat pump performs best. We leave it programmed and controllable from your phone. Bear in mind that FACTOR requires individuals to be domiciled in the Balearic Islands: if you don't live here, tell us your case first. If you qualify, the FACTOR grant is 70 %.
The rebate in Pollença's tax bylaw (50 % of IBI for up to 3 years, art. 15.4, BOIB no. 175 of 28-12-2023) is for installing solar energy. For the heat pump, the grant is FACTOR 2026. If you combine the heat pump with solar panels, the solar part can get the IBI rebate.
Pollença is one of the municipalities of the Serra de Tramuntana Natural Area, whose resources plan was approved by Decree 19/2007 (BOIB no. 54 extra, 11-4-2007). A heat pump isn't major building work, but on a finca inside the protected area we first check what that plan allows and what the town-hall permit needs for the outdoor unit and any trenches. Servicing afterwards: the RITE's or the manufacturer's, always the stricter.
