How underfloor heating works
Beneath the flooring runs a network of pipes laid out in circuits. Low-temperature water circulates through them, spreading heat across the whole floor surface, and from there it rises naturally into the room. Here are the key points to decide wisely.
Water-based underfloor heating
This is the system we install: circuit pipework on an insulating panel, manifolds that distribute water to each zone and a thermostat per room. Compared with radiators, it heats more evenly and at a lower temperature, so it uses less for the same comfort.
Underfloor heating and fan coils
In summer the cooling doesn't go through the floor, it comes from fan coils, driven by the same aerothermal heat pump that heats the floor in winter. With Mallorca's summer humidity a cold floor would condense; a fan coil cools the air and takes moisture out of it as well.
The perfect pairing: aerothermal + underfloor
Underfloor heating runs at 35-40 ºC, exactly the range where aerothermal is most efficient. That's why they go hand in hand: with a single machine you get heating through the floor, cooling through fan coils and hot water, harnessing the energy in the air and — if you add solar panels — running on your own sun during sunlight hours.
New build or renovation?
In new builds, underfloor heating is practically the standard. In renovations it's possible too: there are low-profile panels that raise the floor level by only a few centimetres, so you don't have to do more building work than necessary. We look at your case and tell you what fits.

Frequently asked questions about underfloor heating
What is underfloor heating and how does it work?
Hydronic underfloor heating is a pipe network beneath the floor finish, usually supplied with water at about 35-40 °C. That low flow temperature suits a heat pump; in Mallorca we size the loops, insulation and finish for each room. Technical source: IDAE guide to heat pumps in renovation.
Does underfloor heating cool in summer in Mallorca?
No. In Mallorca we never cool through the floor: with the summer humidity, a cold floor condenses and gets wet. AEMET's normal values for Palma Airport show high monthly relative humidity, while Spain's RITE uses summer design conditions of 23-25 °C and 45-60% relative humidity. So the underfloor system works in winter and the cooling comes from fan coils, fed by the same heat pump. Sources: AEMET and RITE (BOE).
How much does underfloor heating cost in Mallorca?
In Mallorca the price depends on usable m², loop count, insulation, floor finish and whether it is a new build or renovation. The emitter system does not necessarily include the heat pump, screed or finishes; we give you a fixed price from your photos and details.
Can underfloor heating be fitted in a renovation without lifting the whole floor?
Yes, but door clearances, steps and finished levels must be measured. Low-profile systems used in Mallorca renovations can raise the floor by only a few centimetres; the exact build-up depends on panel, pipe, screed and finish and is checked against UNE-EN 1264 system data before specification.
What flooring can I put over underfloor heating?
Tile, stone and other conductive finishes generally transfer heat well; wood can be used if its manufacturer approves it for underfloor heating. In Mallorca we check the thermal resistance of the complete build-up and adjust the flow temperature, commonly around 35-40 °C, to the chosen finish.
Does underfloor heating need maintenance?
The concealed loops need little direct intervention, but the heating system still needs the maintenance specified for its equipment and applicable programme. In a Mallorca home we check the manifold, valves, pressure, venting, water quality and heat pump; Spain's RITE regulates maintenance and requires access for cleaning, servicing and repair. How long does it take to feel the warmth with underfloor heating?
It has more thermal inertia than a radiator, so response can take several hours depending on screed, flooring, insulation and flow temperature. In Mallorca we set schedules and weather compensation for stable low-temperature operation, commonly around 35-40 °C, without promising the same warm-up time for every home.

Are there grants for underfloor heating?
On its own, without a heat pump, there is no specific grant. With a new heat pump, yes: the Balearic Government's FACTOR 2026 call counts underfloor heating as a new distribution system, and the eligible cost rises from at most €1,000 to €1,450 per kW of heating output of the heat pump, with a 70% grant for individuals resident in the Balearics and a cap of €25,000 per installation. And if it is your main home or a home you let, and its energy certificate improves by what the law requires, it may also qualify for the income-tax (IRPF) deduction for energy-efficiency improvements (additional provision 50 of the IRPF Act), with one certificate before the work and another after.
