We're Joaquín and Juan, two partners installing in Mallorca since 1998, and we know exactly what happens to a house when its owner isn't there: the air conditioning won't start the moment you arrive in August, the pool pump fails silently, or the water heater loses pressure with no one noticing until it's a real problem. What we check
We don't send a handyman to have a quick look. Joaquín or Juan — the same people who installed everything — come out and check everything properly.
Filters, refrigerant levels, condensate drainage, and every unit's performance. We spot problems before they become breakdowns.
Distribution board, RCD, main circuits, outdoor sockets and detectors. Electrical faults are the most common issue in houses that sit empty for months.
Pressure, water heater, purge valves, taps and leak-risk points. A small undetected leak can turn into a major problem very quickly.
Pump, filter, plant room and dosing system. We cover the technical side — water cleaning remains with your pool company.
After every visit we send you a document with photos of everything checked. If we find anything, we explain it clearly and give you a fixed-price quote in writing.
If something goes wrong between visits, you're not in the general queue — you're a Villa Care client and we treat you accordingly.
What we do — and what we don't
We don't do gardening, we don't do cleaning, we don't hold the keys and we don't meet your guests. Property management companies handle all of that very well — and many of them call us when something serious breaks. We focus on the one thing that can really ruin your holiday or your home: HVAC, electrical, water and pool plant. If you already have someone running the rest, perfect — we're the technical side your property needs, no middlemen, directly with the RITE-certified installers.

How it works

We come to the property, see what's installed and what condition it's in. No charge if you go on to take out a plan.
Based on what your property has and how you use it, we suggest the level that makes sense — without selling you more than you need.
You get the report after each visit and we call you if there's anything to decide. Everything else we manage.
Why us
There's no shortage of people in Mallorca who call themselves a maintenance company but are, in practice, generalist handymen. We're RITE-certified installers (since 1998) — RITE is Spain's official HVAC installer register. The two of us have been doing HVAC, electrical, plumbing and solar energy installations across the island for decades — all properly documented and registered. When we inspect your property, we know what we're looking at and we know what's likely to fail before it does.
We've worked for German and British clients throughout our careers, so communication is never a problem. We send the report in your language, explain what we find without unnecessary jargon and, if anything needs doing, we give you the price in writing before touching anything.

We check HVAC (filters, refrigerant, condensate, every unit), the electrical board and main circuits, the water system (pressure, water heater, purge valves, leak risks) and the pool plant room. You receive a photo report afterwards and, if we find anything, a fixed-price quote in writing.
Villa Care clients have priority access. We respond within 24 hours and, in the Comfort and Premium plans, emergency call-out is included in the annual fee.
Yes, the whole island. We regularly work in Andratx, Santa Ponsa, Portals, Palma, Pollença, Alcúdia, Manacor and the Part Forana. If your property is somewhere specific, just call us and we'll confirm.
The opening gets your villa ready before your arrival in spring or summer: air conditioning working, water pressure good, water heater functioning, pool plant in order. The autumn closing is the reverse: everything correctly shut down to prevent damage from damp or disuse over winter.
We install temperature, leak-detection and consumption sensors at critical points. You can check your home's status from your phone and we get automatic alerts if anything goes out of range — before it becomes a breakdown.
Yes. If we find something during a visit, or if you want a new installation (solar panels, heat pump, electrical upgrade), we give you a fixed-price quote in writing. Premium clients get a 15% discount on all works.
