What we check
Two partners, a RITE and low-voltage licensed company, who know your home
We don't send a handyman to have a quick look. Joaquín or Juan — the same people who installed everything — come out and check everything properly.
Electrical installation
Distribution board, RCD, main circuits, outdoor sockets and detectors. Electrical faults are the most common issue in houses that sit empty for months.
Water system
Pressure, water heater, purge valves, taps and leak-risk points. A small undetected leak can turn into a major problem very quickly.
Pool plant room
Pump, filter, plant room and dosing system. We cover the technical side — water cleaning remains with your pool company.
Photo report
After every visit we send you a document with photos of everything checked. If we find anything, we explain it clearly and give you a fixed-price quote in writing.
Priority call-outs
If something goes wrong between visits, you're not in the general queue — you're a Villa Care client and we treat you accordingly.

We don't do gardening, we don't do cleaning, we don't hold the keys and we don't meet your guests. Property management companies handle all of that very well — and many of them call us when something serious breaks. We focus on the one thing that can really ruin your holiday or your home: HVAC, electrical, water and pool plant. If you already have someone running the rest, perfect — we're the technical side your property needs, no middlemen, directly with a company licensed in RITE and low voltage.

Tell us where the property is, when you use it and what you're worried about. Five minutes.
First inspection visit
We come to the property, see what's installed and what condition it's in. If you go on to take out a plan, this visit is deducted.
We recommend the right plan
Based on what your property has and how you use it, we suggest the level that makes sense — without selling you more than you need.
After that, we handle it
You get the report after each visit and we call you if there's anything to decide. Everything else we manage.
Why us
Installers since 1998, not seasonal handymen
There's no shortage of people in Mallorca who call themselves a maintenance company but are, in practice, generalist handymen. We are installers since 1998, RITE-licensed — RITE is Spain's regulation for heating and cooling installations — and authorised low-voltage electricians. The two of us have been doing HVAC, electrical, plumbing and solar energy installations across the island for decades — all properly documented and registered. When we inspect your property, we know what we're looking at and we know what's likely to fail before it does.
We've worked for German and British clients throughout our careers, so communication is never a problem. We send the report in your language, explain what we find without unnecessary jargon and, if anything needs doing, we give you the price in writing before touching anything.

FAQ
Questions we're often asked
What exactly does a visit include?
We check HVAC (filters, refrigerant, condensate, every unit), the electrical board and main circuits, the water system (pressure, water heater, purge valves, leak risks) and the pool plant room. We also check the traps: the Spanish CTE DB HS-5 asks for a 70 mm water seal in intermittent use precisely because in a closed-up house the water in the trap evaporates and the smells come up. It is the classic complaint in a villa that stands empty for months, and it is not a breakdown: it is physics. You receive a photo report afterwards and, if we find anything, a fixed-price quote in writing.
What if there's a breakdown between scheduled visits?
Villa Care clients have priority access. We respond within 24-48 hours on working days and, in the Comfort and Premium plans, priority handling is included in the annual fee.
Do you cover the whole of Mallorca?

What is the seasonal opening and closing?
The opening gets your villa ready before your arrival in spring or summer: air conditioning working, water arriving at the pressure the Spanish CTE DB HS-4 requires (between 1 and 5 bar at the points of use), water heater functioning, pool plant in order. The autumn closing is the reverse: everything correctly shut down to prevent damage from damp or disuse over winter.
Can I add installations or repairs outside the plan?
Yes. If we find something during a visit, or if you want a new installation (solar panels, heat pump, electrical upgrade), we give you a fixed-price quote in writing.
