Heat pump servicing and repair in Mallorca

A well-installed air-source heat pump gives you heating, cooling and hot water for years without you thinking about it. Until a code appears on the screen in the middle of August, or the water comes out lukewarm in January. We're Joaquín and Juan, installers in Mallorca since 1998 and licensed heating installers (RITE). Most faults we see aren't the machine's: they're servicing nobody did and installation nobody finished. Both can be fixed.

What the regulation says, and what the sea salt says

Our rule: at least what the RITE requires and, if the manufacturer asks for more, what the manufacturer asks. Spain's heating regulation sets the minimum interval in table 3.1 of its IT.3 (section IT 3.3): in a home, for air conditioning and hot-water heat pumps of up to 12 kW, every 4 years; between 12 and 70 kW, every 2; in commercial premises, half that. It adds that the manufacturers' specifications are taken into account in all cases. They are minimums: on the seafront, with salt on the outdoor coil, we don't stretch them. The manufacturer itself warns that salty air corrodes the outdoor unit and shortens its life (Daikin Altherma installation manual). And the servicing must be done by a licensed maintenance company, which logs every visit.

What we do in a service

  • The outdoor unit: clean coil (salt and dust choke it and the compressor overworks), fan, condensate drain, mountings and anti-vibration pads.
  • The water circuit: pressure, bleeding, filter, expansion vessel and safety valves; on underfloor heating, the manifolds.
  • The hot water: set temperature, back-up heater if fitted, and the cylinder as it should be.
  • The parameters and alarm history on the controller: that's where you see what the machine has been trying to tell you for months.
  • And we leave you the report with what we found and what to keep an eye on.

Faults: what that code means and what we do

Before calling anyone, look at the code: we've explained them one by one for the machines we install most, with video:

If it's a flow, sensor or communication fault, it's often solved on the first visit. If the refrigerant circuit has to be opened — a leak, a gas charge, the compressor — we do it with the F-gas certificate, which is mandatory to touch it.

When a repair is worth it, and when it isn't

We tell you straight after seeing it. A machine a few years old with a broken sensor or circulation pump gets repaired. A fifteen-year-old one with a damaged compressor and a refrigerant that's no longer on the market probably doesn't. In that case we propose a replacement — one option, ours — and handle whatever paperwork it needs.

A maintenance contract, if you'd rather not think about it

The services that are due (at least what the RITE requires and, if the manufacturer asks for more, what the manufacturer asks), the report, and priority attention if something happens. If your house is in Mallorca and you live abroad, this sits inside Villa Care, together with the rest of the installation.

Common questions

Frequently asked questions about servicing and faults

How often does a heat pump need servicing?

At least what the RITE requires and, if the manufacturer asks for more, what the manufacturer asks. The RITE (IT.3, table 3.1) requires, in a home, every 4 years up to 12 kW and every 2 between 12 and 70 kW; your unit's manual may ask for more. On the Mallorca seafront, with salt air, we don't stretch it: salty air corrodes the outdoor unit.

I've got an error code, what do I do?

Look it up on our code pages (Daitsu, Daikin Altherma). If it's flow or sensor related, don't force the machine and call us.

Is the F-gas certificate needed?

Only if the refrigerant circuit is opened. For the rest, the RITE licence. We hold both.

Do you charge for travel?

Yes, by area of the island; we tell you before we come.

Is your heat pump showing a warning, or years without a service?

Send us a photo of the screen and we'll tell you what it is.
