Campanet is almost all countryside: fincas and houses spread between the village and the foothills of the Puig Tomir. For those with no mains sewer we fit new treatment plants, and leave you the signed documents for your adviser to file.

Your area
Campanet has no wetland from the Water Plan catalogue inside its municipality, but its water does reach the largest one in Mallorca. A good reason for what leaves a house to leave it treated.
The public estate of Gabellí Petit holds the natural monument of ses Fonts Ufanes (Decree 111/2001). According to the Balearic government, these springs burst out suddenly once enough rain has built up in the Puig Tomir massif, and their water runs down the torrent de Sant Miquel, which crosses the plain of sa Pobla to s'Albufera. What soaks into the ground in Campanet does not stay in Campanet.
The Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023) puts 9.7 km² of Campanet in the zone vulnerable to farm nitrates, over a quarter of a municipality of about 35. It is the fertiliser rule, not the treatment plant rule, but that is why we check your plot's vulnerability on the Recursos Hídrics viewer: where it is high, only a green area is allowed, and the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10 of the Water Plan, tables 13 and 14).
Many fincas are used seasonally. An extended-aeration plant lives on its bacteria, and without air they die: the blower has to keep running even when the house is shut. For those cases there are units that feed the bacteria while nobody is there (on the GRAF one2clean, for example, the Pack +C). And if treatment is not practical because use is so occasional, the rules allow a sealed holding tank (art. 70.2).
What we do
No subcontractors. In Campanet, if it's a holiday home, we take that into account when choosing the unit.
How we work
The finca's location, whether it's a holiday home, its maximum bed spaces and photos of where the tank would go.
Unit, installation, electrics and documents, with the pit instructions for your builder.
We install, commission and hand over the signed documents for your adviser to file.
Common questions
The natural monument (Decree 111/2001) has its own rules within its area, at Gabellí Petit. For your house's plant, the Balearic Water Plan applies (Royal Decree 49/2023, art. 70): where the treated water goes, the aquifer's vulnerability on your plot and any public supply wells nearby. In Campanet we check it on the Recursos Hídrics viewer before quoting.
Normally it is reused on your own plot, with at least 25 m² of green area per population equivalent (art. 70.12): 200 m² for an 8-bed-space house, which a Campanet finca usually has. Then a responsible declaration is enough. If it had to go to a soakaway trench or pit, prior authorisation is needed, and there the authority's silence means refusal.
If the house is used a few weeks a year and there is land, almost always a plant, sized for the maximum number of people and with the blower always running; on the GRAF one2clean, for example, with the Pack +C that feeds the bacteria when nobody is there. The rules allow a holding tank for occasional use where treatment is not practical (art. 70.2), but it has to be emptied completely every time it fills.
9.7 km², according to Balearic Decree 18/2023 (BOIB no. 39, 28 March 2023), over a quarter of the municipality. It is the rule for fertilising fields, not for treatment plants, but it is a public sign of the aquifer's condition. What changes the unit is the Water Plan's vulnerability map on your plot.
Your builder: the digging, the sand bed and backfill, the trenches and the inspection chambers. Our quote covers the unit, installation, electrics and documents, and before digging we give them in writing how the pit must be left according to the manufacturer, because if the tank beds badly the manufacturer's warranty does not cover it.
Your architect or technical adviser, with the Direcció General de Recursos Hídrics. As the installation company we prepare and sign the four documents of the responsible declaration (purchase and installation, technical specifications, performance and maintenance plan: art. 70.4 of the Water Plan) and the electrical installation certificate.
