What lies under Costitx

Costitx sits on the Llubí groundwater body (1811M2), which it shares with Muro, Llubí, Inca, Sineu and Sencelles: 94 km² of the Pla de Mallorca.

Nitrates, close to the limit

According to Annex 9 of the Water Plan, the Llubí body is in poor chemical status because of nitrates, with 54 mg/l on average, and is slowly improving: in the previous cycle it was 57. The Plan puts this down to the vulnerable-zone programmes, applied here since 2000, and to there being less farming.

Chlorides, under watch

The body is also at risk because of chlorides (216 mg/l on average), and the Plan asks for abstraction and pump depth to be controlled. For a country house, this means looking after the well water, and that irrigating the garden with treated water, as art. 70.12 requires, is water that isn't pumped.

Rock of reef origin

The aquifer is made of Miocene calcarenite, marl and reef limestone. You may hit rock when opening the pit; your builder will see it, and before they dig we give them in writing how the pit must be prepared according to the manufacturer of the unit.

The rules here

What the rules require of the unit and of the works

The unit has to be approved, CE-marked and compliant with the EN 12566 family (art. 70.14 of the Water Plan), and its manufacturer must certify a minimum performance of BOD₅ 70 %, COD 75 % and suspended solids 70 % (art. 70.10). We work with all brands; as an example, the GRAF one2clean.

The responsible declaration to the Direcció General de Recursos Hídrics (DGRH) is submitted with the unit installed (art. 70.4). For a new house on residential urban land without sewers, the prior notification to Recursos Hídrics comes first (Balearic Planning Act 12/2017, fourth transitional provision), and from then there are at most two years for the declaration (art. 70.5). The site of the unit has to take into account the ground, the slope and its position relative to the house (art. 70.7.b and c).

What we do

What we do in Costitx, and what others do

  • The excavation: over reef limestone and marls, in Costitx you may hit rock. Your builder does it, following what we give them in writing according to the manufacturer, and the spot is chosen by the ground, the slope and nearby wells. The sludge, an authorised waste company (art. 70.7.f).
  • The new treatment plant, approved, with CE marking and EN 12566 (art. 70.14), with the performance of art. 70.10 certified by the manufacturer. We work with all brands; as an example, the GRAF one2clean.
  • The electrics: a line from the house's consumer unit and a weatherproof outdoor sub-board next to the control cabinet, as a licensed low-voltage installation company, together with installation and commissioning. We don't subcontract anyone.
  • The documents, even for a 3-bed-space house: the responsible declaration is always submitted (art. 70.4). We prepare and sign them as the installation company, and your architect or engineer submits them.
  • The services required by the rules or, if the manufacturer asks for more, the manufacturer's (on the GRAF one2clean, twice a year), with a signed report, over an aquifer the Plan watches for nitrates and chlorides.

How we work

How we do it in Costitx, in 3 steps

1

New build, renovation or a house in use

Tell us what stage the house is at, the bed spaces, where the wells are, yours or the neighbours', and send us photos. With the location we see what that part of Costitx requires.

2

Quote and where the pit goes

We send you in writing the unit, installation, electrics and documents. Your builder gets where and how to prepare the pit according to the ground, the slope and the manufacturer.

3

Installation, certificate and declaration

We install, commission and hand over the electrical certificate and the signed documents. Your architect or engineer files the declaration once the unit is installed.

Common questions

Frequently asked questions about treatment plants in Costitx

I'm going to build a house on rural land in Costitx: when is the treatment plant paperwork done?

With the unit installed, the responsible declaration is submitted to the Direcció General de Recursos Hídrics (DGRH) (art. 70.4 of the Balearic Water Plan, Royal Decree 49/2023). The prior notification with its two-year period (art. 70.5) is for new houses on residential urban land without sewers (Balearic Planning Act 12/2017, fourth transitional provision); on rural land, whatever the building permit requires is handled by your architect with the town council. As the installation company we prepare and sign the unit's documents, and your architect or engineer submits them.

Which treatment plant do you install?

A new extended-aeration treatment plant, approved, CE-marked and compliant with EN 12566 (art. 70.14 of the Balearic Water Plan, Royal Decree 49/2023). We work with all brands; as an example, the GRAF one2clean. The model is chosen according to the number of bed spaces, whether the house is seasonal and what the part of Costitx where the plot lies requires.

I have a well on the finca: how far away does the treatment plant go?

The Water Plan requires the system to be sited without polluting groundwater and taking into account the ground and its position (art. 70.7.a to c of the Balearic Water Plan, Royal Decree 49/2023). That is why we ask you which wells there are, yours or neighbours', and where. Under Costitx, the Llubí body has 54 mg/l of nitrates according to Annex 9 of the Plan: what leaves the house has to leave treated.

Does the treatment plant need electricity?

Yes: the blower works 24 hours a day. We run the power line from the house's distribution board and fit a sealed outdoor sub-board next to the control cabinet, as a licensed low-voltage installation company, and hand over the electrical installation certificate. On a finca in Costitx with no mains electricity, the treatment plant is counted among the fixed loads when calculating the panels and batteries.

My house is small, with 3 bed spaces: does it still have to be declared?

Yes. The responsible declaration to the Direcció General de Recursos Hídrics (DGRH) is always submitted, even below 12 population equivalents (art. 70.4 of the Balearic Water Plan, Royal Decree 49/2023). The only extra requirement above 12 is sending the performance checks and the sludge log every year (art. 70.11).
