Sewage treatment plants in Santa Maria del Camí, for the Raiguer estates

Between the village and the Serra, Santa Maria del Camí is a land of estates, country houses and agritourism, many on rural land and off the mains. The Water Plan lists as done the refurbishment of the village treatment works and an irrigation scheme with reclaimed water; on your estate, the rules ask for the same on a small scale: treat and irrigate on your plot. We are Joaquín and Juan, installers in Mallorca since 1998.

Your area

Two aquifers under Santa Maria

The municipality of Santa Maria del Camí touches two groundwater bodies of the Water Plan, Inca (1811M3) and Pont d'Inca (1814M3), and both are in poor chemical status because of nitrates.

Inca: nitrates

The Inca body, made of Tertiary and Quaternary alluvial and colluvial material, has 66 mg/l of nitrates and receives the treated water from the area's treatment works, Santa Maria's among them (0.25 hm³ a year). The Plan asks to continue the vulnerable-zone programmes and to improve waste-water treatment.

Pont d'Inca: drinking water

Part of the municipality lies over Pont d'Inca, which supplies Palma and Marratxí. Where there are public supply wells there are protection perimeters, and inside the maximum restriction one the treatment plant needs disinfection and denitrification (art. 70.10, table 13).

Irrigate with what you treat

The rule in art. 70.12 is to reuse treated water on your plot, with 25 m² of green area per population equivalent. What needs checking on an estate is where that green area sits relative to wells and the house, because the site of the system must take the ground and its position into account (art. 70.7.c).

Agritourism and rural houses: how it is counted

Table 12 of the Water Plan gives the equivalences: in rural houses and agritourism, one population equivalent per bed space; staff living on site, one each; staff who do not live there, a quarter; and in restaurants and event venues, a quarter per seat.

In hospitality, agritourism included, a grease separator before the treatment plant is compulsory (art. 70.7.e). And above 12 population equivalents, the performance checks and the sludge log go to the DGRH every year (art. 70.11).

What we do

What we do in Santa Maria del Camí, and what others do

  • A treatment plant sized for the agritourism: bed spaces, staff and meals counted with table 12, and a grease separator in front, compulsory in hospitality (art. 70.7.e). A new unit, with CE marking and EN 12566; we work with all brands, the GRAF one2clean as an example.
  • Electrics so the blower never stops, also when the estate closes in winter, together with installation and commissioning, as a licensed low-voltage installation company. We don't subcontract anyone.
  • The declaration, for the plant or the holding tank: as the installation company we prepare and sign the documents your engineer asks for, and your architect or engineer files them. Above 12 population equivalents we explain the yearly submission (art. 70.11).
  • Services with a signed report, those required by the rules or, if the manufacturer asks for more, the manufacturer's (on the GRAF one2clean, twice a year). Continuous aeration keeps the biology going, not routine doses of bacteria.
  • The pit and the sludge: your builder digs, in the spot we have checked against the estate's wells and following what we give them in writing according to the manufacturer; the emptying is done by an authorised waste company (art. 70.7.f).

How we work

How we do it in Santa Maria del Camí, in 3 steps

1

Bed spaces, staff and wells

Tell us how many bed spaces the estate has, who lives there, whether there are meals or events and which wells lie around: yours, the neighbours' or public supply.

2

Calculation and written quote

We add up the population equivalents from table 12 and give you the unit, the grease separator if needed, the electrics and where to irrigate with the treated water.

3

Installation and handover

Once your builder has dug the pit we install and start the plant; your engineer gets the signed documents to file the responsible declaration with the DGRH.

Common questions

Frequently asked questions about treatment plants in Santa Maria del Camí

I run an agritourism with 16 bed spaces in Santa Maria. How is it counted?

According to table 12 of the Balearic Water Plan (Royal Decree 49/2023): 16 population equivalents for the bed spaces, plus one for each member of staff living on the estate and a quarter for each one who does not. Above 12, the pre-treatment includes grease removal, the grease separator is compulsory in hospitality (art. 70.7.e) and a report goes to the DGRH every year (art. 70.11).

My estate has its own well for irrigation. Does it affect the treatment plant?

Yes, in where it goes. The Water Plan requires the system to be sited without polluting groundwater and taking into account the ground and its position (art. 70.7.a and c of the Balearic Water Plan, Royal Decree 49/2023). That is why we ask which wells are nearby —yours, neighbours' or public supply— and how far; if it is a public supply well, we check the DGRH map.

Do I have to add bacteria to the treatment plant?

As a routine, no: continuous aeration, 24 hours a day, keeps the biology going. Only at start-up, after a complete emptying or if the biology has suffered from antibiotics, a lot of bleach or the blower being stopped. In a Santa Maria agritourism that closes in winter, the key is not to switch off the treatment plant's power.

Does a holding tank also have to be declared?

Yes. Art. 70.4 of the Water Plan requires a responsible declaration to the water authority for both an on-site treatment system and a sealed holding tank, with proof of purchase and installation, technical specifications and a maintenance plan. And the tank is emptied completely by an authorised company (art. 70.7.f of the Balearic Water Plan, Royal Decree 49/2023).

What is a population equivalent?

It is the unit used to size the treatment plant and to apply the thresholds in the rules. The Balearic Water Plan (Royal Decree 49/2023) gives guideline equivalences (table 12): in a home and in agritourism, one per bed space; in hotels, 1.1; in restaurants, a quarter per seat. That tells you whether you are above 12, which is where the requirements change.

If the estate hosts meals or events, does the treatment plant change?

Yes, because it adds load. Table 12 of the Water Plan counts a quarter of a population equivalent per seat in restaurants and event venues, and a third in leisure spaces used for more than four hours. And in hospitality a pre-treatment for oils and grease is compulsory (art. 70.7.e of the Balearic Water Plan, Royal Decree 49/2023).
