Sewage treatment plants in Mallorca
Septic tank, treatment plant or holding tank, the documents and maintenance, in detail.

Between Pòrtol, Sa Cabaneta and Es Figueral there are estates and houses on rural land that treat their own waste water. And underneath is the aquifer that supplies part of the water for Palma and Marratxí, so here it matters what leaves each house. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, install it, do the electrics and prepare and sign the documents for your architect or engineer.

Your area
Marratxí lies on the Pont d'Inca groundwater body (1814M3), which it shares with Palma, Santa Eugènia and Santa Maria del Camí.
According to Annex 9 of the Water Plan, part of the water from Pont d'Inca is used to supply Palma and Marratxí. Where there are public supply wells there are protection perimeters, and inside the maximum restriction perimeter the treatment plant needs disinfection and denitrification (art. 70.10, table 13); with 12 population equivalents or more, a prior authorisation too.
The body is in poor status: 82 mg/l of nitrates, 325 mg/l of chlorides and 87 % abstraction. The Plan credits the improvement of recent years to the vulnerable-zone programmes and less farming. A septic tank that only settles does not help; a treatment plant meeting the performance of art. 70.10 does.
The aquifer is Miocene and Pliocene calcarenite, linked to coral reefs and coastal sands. What comes out when digging your builder will see; before that we give them in writing how the pit must be according to the manufacturer.

The rules here
If you extend the house and add bedrooms, the treatment plant is recalculated: in a home, the Plan's guideline equivalence is one population equivalent per bed space (art. 70.8, table 12), and we size it for the maximum. If you go above 12, the pre-treatment changes, adding grease removal, and so does the yearly report (art. 70.11).
Rainwater never goes into the treatment plant (art. 70.7.d): the roof downpipes go their own way.
What we do
How we work
With the location and bed spaces we look up on the DGRH map the protection perimeters of the Pont d'Inca aquifer, which supplies drinking water to Palma and Marratxí.
In writing: a unit with or without disinfection and denitrification, the electrics and, for your builder, the pit size the manufacturer requires.
We install once the pit is prepared, commission the plant and hand over the signed documents; your architect or engineer files them with the DGRH.

Common questions
The protection perimeters of public supply wells are approved by the water authority and shown on the DGRH map. We check them with your house's location before quoting, because they change the unit. The Pont d'Inca aquifer under Marratxí partly supplies Palma and Marratxí, according to the Balearic Water Plan (Royal Decree 49/2023).
Inside the maximum restriction perimeter of a public supply well, the treatment plant needs disinfection and denitrification after treatment (art. 70.10, table 13 of the Balearic Water Plan, Royal Decree 49/2023). And if the house has 12 population equivalents or more, a responsible declaration is not enough: a prior authorisation is needed.
No. Art. 70.7.d of the Balearic Water Plan (Royal Decree 49/2023) forbids the treatment plant from collecting rainwater: rain dilutes it and washes out the bacteria. The downpipes go to their own network or to a cistern. If you need the house drainage redone, we do that under drainage.
You need to check that the unit covers the new bed spaces: in a home, the guideline equivalence is one population equivalent per bed space (art. 70.8 and table 12 of the Balearic Water Plan, Royal Decree 49/2023), and we size the plant for the maximum number of people, not the average. If the extension takes you above 12, the pre-treatment includes grease removal and a report goes to the DGRH every year (art. 70.11).
That the unit is approved, CE-marked and compliant with the EN 12566 family (art. 70.14 of the Balearic Water Plan, Royal Decree 49/2023), and that its performance reaches at least BOD₅ 70 %, COD 75 % and suspended solids 70 % (art. 70.10), according to its EN 12566-3 test. We work with all brands; as an example, the GRAF one2clean.
Your builder does the excavation, the sand bed and backfill, the trenches and the inspection chambers. We supply the unit, install it, do the electrics, commission it and prepare and sign the documents, which your architect or engineer files. Emptying the sludge is later done by an authorised waste company (art. 70.7.f of the Balearic Water Plan, Royal Decree 49/2023).
