Sewage treatment plants in Mallorca
Septic tank, treatment plant or holding tank, the documents and maintenance, in detail.

Calvià is known for its coast, but inland there is another Calvià: Es Capdellà, the village of Calvià and the estates of the Galatzó valley, on rural land, where some houses treat their own waste water. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, with its installation, its electrics and the documents prepared and signed for your architect or engineer to file.

Your area
Two entries in Annex 9 of the Water Plan explain why in Calvià it matters how the water leaves each house.
The Santa Ponça–Galatzó surface water body drains a 71 km² catchment that runs largely through farmed rural land and includes Es Capdellà and Calvià. The Plan lists it in poor status, with phosphates and nitrates, and its general measures include reducing the pollution load on rural land. A treatment plant that meets the performance of art. 70.10 goes exactly in that direction.
The Palmanova groundwater body (1813M2), almost entirely in Calvià, is Jurassic limestone and dolomite and has 824 mg/l of chlorides. The Plan asks for less abstraction and no pumping deeper than 1 m below sea level. For your works: you may hit rock when digging the pit, and treated water is best used irrigating the plot.
Treated water is not discharged into a stream. The rule is to reuse it on your plot, with 25 m² of green area per population equivalent (art. 70.12), and any other destination needs its own discharge authorisation (art. 70.1).

The rules here
A responsible declaration to the Directorate-General for Water Resources is enough when the treated water stays in your green area. A prior authorisation is needed if it goes to a trench or soakaway, whatever the size, or with 12 population equivalents or more inside a well restriction perimeter or 500 m or less from a wetland (arts. 70, 76.5 and 77 of the Water Plan).
As the installation company we prepare and sign the documents your architect or engineer asks for —the declaration that the installation complies with the rules, the manufacturer's performance, the maintenance plan and the electrical certificate— and they file them.
What we do
How we work
Tell us where the estate is, the bed spaces and what lies nearby: a stream, wells or a wetland. With that we check on the DGRH map whether a declaration is enough or an authorisation is needed.
Unit, outdoor sub-panel, a green area of 25 m² per population equivalent and, for your builder, the pit size according to the manufacturer, in case rock appears.
With the pit ready we fit the plant, start it and give your engineer the signed documents and the electrical certificate to file.

Common questions
Yes: any house with no access to the mains sewer needs an on-site treatment system, a holding tank or a natural system with a favourable report (art. 70.1 of the Balearic Water Plan, Royal Decree 49/2023). In Calvià this happens mostly inland, in Es Capdellà and on the rural estates of the Galatzó valley.
As a rule, no. The Water Plan requires it to be reused on the plot with 25 m² of green area per population equivalent (art. 70.12 of the Balearic Water Plan, Royal Decree 49/2023), and any other destination needs a discharge authorisation (art. 70.1). The Santa Ponça–Galatzó stream is also in poor status from phosphates and nitrates, according to Annex 9 of the Plan.
When the treated water goes to a trench or soakaway, whatever the size, and when the house has 12 population equivalents or more and lies inside a well restriction perimeter or 500 m or less from a wetland. Then a prior authorisation from the Balearic water authority is needed, and silence means refusal.
Yes: the blower pumps air 24 hours a day so the bacteria can treat the water. As a licensed low-voltage installation company we run the line and a sealed outdoor sub-board next to the blower cabinet on your Calvià estate, so nobody has to go into the house to reset anything, and we hand over the electrical installation certificate.
The services required by the rules or, if the manufacturer asks for more, the manufacturer's: on the GRAF one2clean, for example, twice a year. We do them on what we install, with a signed report. Emptying the sludge is separate: an authorised waste company does it at the manufacturer's interval, and you keep the receipts for five years (art. 70.7.f of the Balearic Water Plan, Royal Decree 49/2023).
A septic tank only settles: the solids stay and the water leaves almost as dirty. The Balearic Water Plan requires a minimum performance of BOD₅ 70 %, COD 75 % and suspended solids 70 % (art. 70.10), certified by the manufacturer to EN 12566-3. That is why what we install is a new extended-aeration treatment plant.

As an example, GRAF tanks. We propose the unit for each house and what the area requires.
