Sewage treatment plants in Llucmajor: from the Marina to Cala Pi

Llucmajor is the largest municipality in Mallorca, with many country houses off the mains, and the Water Plan itself includes works to bring sewerage to Cala Pi and Vallgornera. We are Joaquín and Juan, installers in Mallorca since 1998: we supply the new treatment plant, install it, do the electrics and prepare and sign the documents for your architect or engineer to file.

Your area

The Marina de Llucmajor, as the Water Plan sees it

Under almost the whole municipality lies the Marina de Llucmajor groundwater body (1821M1), the largest in the district: 295 km².

Marès, rock and clay

The Plan describes it as a raised Miocene reef carbonate platform, largely covered by aeolianites —the marès— and palaeosols, plus decalcification clays. For your works: depending on the plot, the pit is dug in rock or in red soil. The excavation is done by your builder, following what we give them in writing according to the manufacturer.

Chlorides and nitrates

The body has 621 mg/l of chlorides, with seawater intrusion concentrated in the south-east towards Campos, and 38 mg/l of nitrates; part of it is to be designated a nitrate-vulnerable zone. That is why we check on the DGRH map whether your plot lies in a high-vulnerability zone, which only allows a green area; there the Plan also lists denitrification and disinfection, recommended up to 12 population equivalents and required above 12 (art. 70.10, tables 13 and 14).

Cala Pi and Vallgornera

The Plan's measures include a new treatment works with sewers and an outfall for Cala Pi, and the Cala Pi–Vallgornera area is named as the one to be given sewerage. Until that network works, each house needs its own system.

The rules here

If you are waiting for the mains sewer, this is what the rules say

Art. 70.9 of the Water Plan is clear: until the connection is made, the house must have one of the systems in art. 70.1. Keeping the cesspit while you wait is not an option. And once the network is running, there is at most one year to connect.

If treatment is not feasible in a seasonal home, the Plan accepts a sealed holding tank (art. 70.2.b). It is emptied completely each time it fills, by an authorised company, and it also needs its responsible declaration.

What we do

What we do in Llucmajor, and what others do

  • Your own system until the mains arrive, as art. 70.9 requires until the connection is in service: a new treatment plant, approved with CE marking and EN 12566. We work with all brands; the GRAF one2clean, as an example.
  • Marès or red soil: your builder digs the pit, and beforehand we give them in writing what the manufacturer requires to bed the tank. The sludge is emptied by an authorised waste company that you hire (art. 70.7.f).
  • Installation and the blower's electrics, from Cala Pi to the country houses inland, plus commissioning, as a licensed low-voltage installation company. We don't subcontract anyone.
  • Services with a signed report: those required by the rules or, if the manufacturer asks for more, the manufacturer's (on the GRAF one2clean, twice a year). Above 12 population equivalents, the performance check and sludge log also go to the DGRH every year.
  • The documents for your case, also when the plot lies in a high-vulnerability zone and the unit needs denitrification: we prepare and sign them as the installation company, and your architect or engineer files them.

How we work

How we do it in Llucmajor, in 3 steps

1

First, the DGRH map

With the location we check whether the plot lies in a high-vulnerability zone of the Marina de Llucmajor aquifer, where only a green area is accepted, and how many bed spaces the house has.

2

A quote that allows for the ground

We give you in writing the unit, the electrics and, for your builder, how to leave the pit whether it hits marès or red soil.

3

Installation and documents

We install, commission and hand the signed documents to your engineer. When the Cala Pi and Vallgornera network is working, you will have one year to connect.

Common questions

Frequently asked questions about treatment plants in Llucmajor

I live in Cala Pi. Is the mains sewer coming?

The Balearic Water Plan (Royal Decree 49/2023) includes among its measures a new treatment works with sewers and an outfall for Cala Pi, to bring sewerage to Cala Pi–Vallgornera. The Plan does not set the date. Meanwhile your house needs its own system (art. 70.9), and once the network works you will have one year to connect.

While I wait for the network, can I keep the cesspit?

No. Art. 70.9 of the Balearic Water Plan (Royal Decree 49/2023) requires that, until the connection is made, the house has one of the three systems the rules accept: a treatment plant, a sealed holding tank emptied periodically or a natural system with a favourable report. A cesspit is none of them.

What ground will I find when digging in Llucmajor?

According to the Balearic Water Plan (Royal Decree 49/2023), the Marina de Llucmajor is a platform of reef calcarenite, limestone and marl, largely covered by marès (aeolianites), palaeosols and decalcification clays. You may hit rock or red soil. The excavation is done by your builder, and beforehand we give them in writing how the pit must be according to the manufacturer.

Why can't I soak the water away into a pit, as used to be done?

Because soaking away through a trench or pit needs a prior authorisation, whatever the size, and in a high-vulnerability zone of the aquifer the rules only allow a green area (art. 70.10, table 13 of the Balearic Water Plan, Royal Decree 49/2023). The Marina aquifer has 621 mg/l of chlorides and 38 mg/l of nitrates, according to Annex 9 of the Plan. The general rule is to irrigate your plot: 25 m² of green area per population equivalent.

My house has exactly 12 bed spaces. Does that count as more than 12?

It depends on the rule. The yearly report to the DGRH of the performance checks and the sludge log is for more than 12 population equivalents (art. 70.11 of the Balearic Water Plan, Royal Decree 49/2023): with exactly 12 it does not apply. The prior authorisation for being inside a well restriction perimeter or 500 m or less from a wetland, however, applies with 12 or more.

Who empties the treatment plant in Llucmajor?

An authorised waste company, hired by you, at the interval set by the manufacturer (art. 70.7.f); you can check its authorisation in the Balearic government's public register of waste managers. Keep the receipts for five years. The tankers may not discharge into the sewers, only at a public treatment works with authorisation (art. 71.4).
