Calvià: coastal buildings with many years and long seasons
Calvià is almost all coast. The closest AEMET climate normal is Palma harbour (1981-2010): July brings an average of 6 mm of rain, a 29.4 °C average maximum and a minimum that doesn't drop below 21.9 °C, with 68 % relative humidity. That's months of air conditioning in a row, and in many buildings from the seventies and eighties the installations have done their time.
Apartments with a twenty-year-old unit
When replacing an old unit, the question is whether the copper pipework can be reused. That's up to the manufacturer of the new unit: diameters, condition and cleanliness of the circuit. If it's fit, it's tested; if not, new pipe goes in. And the condensate drain is taken somewhere it won't drip onto the neighbour's terrace.
Terraces with views and a visible outdoor unit
In Calvià's developments the terrace is often the only spot for the outdoor unit, and the association has a say: the Horizontal Property Act (art. 7.1) says the building's external appearance must not be altered and its representative must be told beforehand. We place it low, tucked in, without blocking the way or the view.
Holiday lets
In a let apartment the air conditioning is used by people who don't know the unit. A simple remote helps, as does a sensible setting — IDAE recommends 26 °C or more in summer — and clean filters: the manual of a split such as the General ASEH09KJCAL, for example, asks for them to be cleaned every two weeks while in use.

What counts when the air runs all summer in Calvià
Consumption: inverter and setting
An inverter adjusts the compressor speed instead of starting and stopping. The General ASEH09KJCAL, for example, states a SEER of 9.2 (A+++) in cooling on its data sheet. But what moves the August bill most is the setting: IDAE puts the saving at about 7 % per degree.
Restaurants, shops and hotels: another RITE box
Outside homes, the minimum maintenance changes. Table 3.1 of IT.3 of the RITE requires, for air conditioning up to 12 kW, a service every 2 years in non-residential uses; from 12 to 70 kW, yearly; and above 70 kW, monthly. And if the manufacturer asks for more, the manufacturer's schedule applies.
Refrigerant: what happens when you replace the unit
The old unit's gas isn't vented: it's recovered, under Royal Decree 115/2017 certification. The new one uses a refrigerant allowed by Regulation (EU) 2024/573 — in splits today, R32, GWP 675 — and a unit that already works can keep running and be repaired.

I let my Santa Ponsa apartment in summer: what maintenance does the air conditioning need?
The legal minimum in homes, for a unit up to 12 kW, is a service every 4 years (RITE, IT.3, table 3.1); if the manufacturer asks for more, the manufacturer's schedule applies. In practice, with a whole summer of use in Santa Ponsa, the sensible thing is to service it before the season and have someone clean the filters every two weeks while it's let.
Can I reuse the old unit's pipework in my Palmanova flat?
Sometimes. The new unit's manufacturer manual decides: pipe diameters, insulation condition and circuit cleanliness. Send us a close-up photo of the outdoor unit's valves with a €1 coin beside them: the coin gives us the scale, so we know the diameter without you measuring anything.
What servicing does a restaurant's air conditioning in Calvià need?
Under table 3.1 of IT.3 of the RITE, in non-residential uses: up to 12 kW, every 2 years; from 12 to 70 kW, yearly; above 70 kW, monthly. On the Calvià coast, with an open terrace and the kitchen next door, coils get dirty sooner, so whatever the manufacturer asks for is added.
Does air conditioning dehumidify a seafront apartment in Peguera?
Yes. While cooling, the coil condenses vapour and the water leaves through the drain; and "Dry" mode cools a little and removes moisture. On the coast July's mean humidity is around 68 % (AEMET, Palma harbour, 1981-2010), above the 45-60 % the RITE takes as the summer design value.
Where does the water go if my Calvià apartment has no drain nearby?
Condensate runs by gravity to a drain or, if there's no fall, via a small condensate pump next to the indoor unit. What isn't done is letting it drip onto the terrace below. The tray and drain are part of the service the RITE sets for the unit.
In Es Capdellà, away from the beach, does air conditioning work as heating?
Yes, a heat-pump split heats. Inland, winter weighs more: AEMET's inland series, Palma airport, gives 15 frost days a year, against none at Palma harbour (1981-2010). IDAE recommends 21 °C in winter, and each degree lower saves about 7 %.
