Air conditioning in Peguera
Three things weigh more here than elsewhere: noise between neighbours, houses that spend the winter shut and business premises that work with the door open.
Stepped terraces: noise travels up
With the buildings on a hillside, one flat's outdoor unit sits under the terrace of the flat above. The Balearic noise pollution act (Law 1/2007, arts. 9 and 11) and Calvià's bylaw set the limits, and each datasheet declares its noise. We choose by that figure, fit brackets that don't pass on vibration and, if the owners' association has a set spot for outdoor units, it is respected (Spain's Horizontal Property Act, art. 7.1).
Houses and apartments shut in winter
Many owners arrive in spring and leave in autumn. A unit with Wi-Fi can be put in dehumidifying mode before you arrive, and a service in spring avoids discovering in June that the drain is blocked or the outdoor coil is clogged with pine needles.
Business premises on the boulevard
Business premises aren't a home as far as the RITE is concerned: a unit of up to 12 kW is serviced every 2 years and one from 12 to 70 kW every year (IT.3, table 3.1); if the manufacturer asks for more, whatever it asks. With the door open to the street, moreover, the air escapes: an air curtain or closing the door saves more than any machine.

Noise is compared with the datasheet in hand: for example, the General ASEH09KJCAL outdoor unit declares 44 dB(A) in heating. We work with every brand and check that figure on the one you choose. An inverter unit, moreover, slows down once the room is cool, and then it makes less noise and uses less.
According to IDAE, Spain's energy agency, each degree you don't ask of the machine saves around 7 %; for summer it recommends 26 °C. Average humidity in July and August is around 62-65 % in AEMET's Palma airport series (1981-2010), and the RITE (IT 1.1.4.1.2) takes 45-60 % indoor humidity for summer: drying the air helps make those 26 °C comfortable.

Before you order it
Capacity is calculated from the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1): orientation, glazing, top floor and how many people use it.

Servicing: whatever the RITE sets (IT.3, table 3.1) or, if the manufacturer asks for more, the manufacturer's. Only personnel certified for fluorinated gases work on the refrigerant circuit (RD 115/2017, art. 3).

It shouldn't, if it's chosen for its noise and fitted well. My house in Peguera spends the winter shut: what should I do to the air conditioning before coming back?
Clean the filters, check the drain and look at the outdoor coil, which in Peguera gets clogged with pine needles and salt. The datasheet SEER (9.2 for a General ASEH09KJCAL, for example) is measured with a clean coil. With Wi-Fi you can put it in "Dry" mode a few days before you arrive. If you like, we come round in spring and leave it ready.
I have a restaurant on the Peguera boulevard: what servicing do the rules require?
In premises on the Peguera boulevard the RITE (IT.3, table 3.1) requires units of up to 12 kW to be serviced every 2 years and those from 12 to 70 kW every year, because it isn't residential use; if the manufacturer asks for more, the manufacturer prevails. Regulation (EU) 2024/573 (art. 5) adds periodic leak checks according to the circuit's gas charge.
Can I put the outdoor unit on the façade of my building in Peguera?
As the owners' association says. In a Peguera building the façade is a common element, and Spain's Horizontal Property Act (art. 7.1) doesn't allow the external configuration to be altered and requires the president or the administrator to be told first. Many owners' associations already have a set spot. We prepare the unit's datasheet, with size and noise level, in Spanish or German.
Does air conditioning take out the humidity in an apartment in Cala Fornells?
Yes. Summer air is humid: the average for July and August is around 62-65 % according to AEMET (Palma airport, 1981-2010). "Dry" mode takes water out of the air with little cooling, and the RITE (IT 1.1.4.1.2) takes 45-60 % humidity as summer comfort. That water has to go to a drain with a fall.
Can you deal with me in German if I live abroad and the house is in Peguera?
