Air conditioning in Santa Ponsa,
zoned and quiet.

In Santa Ponsa the two-storey villa, the flat near the beach and the industrial unit in Son Bugadelles sit side by side, and each suits a different system. We install ducted systems, multi-splits and splits, and look after their servicing. We're Joaquín and Juan, a RITE-registered installer certified for F-gases.

A system for each home in Santa Ponsa

Choosing between ducts and splits isn't a matter of taste: it depends on whether there is a false ceiling, how many rooms are used at once and where the outdoor unit can go.

Villas: ducts and zones

In a villa with a false ceiling, ducts leave only a grille on show. What determines consumption is zoning: dampers and a thermostat per room so as not to cool the floor that isn't in use. The unit is chosen from the thermal loads, as the RITE requires (IT 1.2.4.1.1), taking into account the big south-facing window and the upper floor.

Flats and apartments: multi-split

In a flat with no false ceiling, a multi-split air-conditions several rooms with a single outdoor unit. The façade is shared: Spain's Horizontal Property Act (art. 7.1) requires that the external configuration isn't altered and that the owners' association is told first.

Business premises and industrial units in Son Bugadelles

A shop or an office isn't a home as far as the RITE is concerned: a unit of up to 12 kW is serviced every 2 years, and one from 12 to 70 kW every year (IT.3, table 3.1); if the manufacturer asks for more, whatever it asks. And above a certain gas charge, Regulation (EU) 2024/573 (art. 5) makes periodic leak checks compulsory.

In numbers

Where you save with air conditioning

In a large house, the biggest saving is not cooling what isn't in use: zones and timers. Then comes the set temperature: according to IDAE, Spain's energy agency, each degree you don't ask of the machine saves around 7 %, and for summer it recommends 26 °C.

And then, the machine. We fit inverter units because the compressor changes speed instead of starting and stopping. For example, the General ASEH09KJCAL split declares a SEER of 9.2 (A+++), a manufacturer test figure; we work with every brand. The RITE (IT 1.1.4.1.2) takes 23-25 °C and 45-60 % humidity for summer.

Rules and grants

Before you order it

Capacity is calculated from the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1). There is no figure per square metre that works both for a villa with a glass wall and for an interior flat.

An air-to-air unit in a home is not covered by FACTOR 2026 (BOIB no. 83 of 2-7-2026). If you're going to renovate and want heating, hot water and cooling with a grant, see heat pumps in Santa Ponsa.

Servicing: whatever the RITE sets (IT.3, table 3.1) or, if the manufacturer asks for more, the manufacturer's. Only personnel certified for fluorinated gases work on the refrigerant circuit (RD 115/2017, art. 3).

How we work

How we do it in Santa Ponsa, in 3 steps

1

Plans or photos

With the plans of the house, or photos and measurements of each room, we see whether there is a false ceiling, where the ducts would run and where the outdoor unit fits.

2

Sizing and zones

Thermal loads room by room, as the RITE requires (IT 1.2.4.1.1), and a division into zones according to how the house is used.

3

Installation and balancing

Insulated ducts, circuit leak-tested and vacuumed, and airflows balanced grille by grille.

Common questions

Frequently asked questions about air conditioning in Santa Ponsa

Ducts or splits for a villa in Santa Ponsa?

If there is a false ceiling, ducts with zones: a grille per room and a thermostat in each, to cool only what is in use. If there isn't, a multi-split. In a Santa Ponsa villa capacity is calculated from the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1), and according to IDAE each degree you don't ask of the machine saves around 7 %.

I have an office in Son Bugadelles: how often is the air conditioning serviced?

In business premises in Son Bugadelles the RITE (IT.3, table 3.1) requires units of up to 12 kW to be serviced every 2 years and those from 12 to 70 kW every year; above that, every month. If the manufacturer's manual asks for more, you do what it asks. Regulation (EU) 2024/573 (art. 5) adds periodic leak checks according to the circuit's gas charge.

Can the outdoor unit be heard from the neighbour's terrace in Santa Ponsa?

It depends on the unit and where it is put. The Balearic noise pollution act (Law 1/2007, arts. 9 and 11) and Calvià's bylaw set the limits, and each datasheet declares its noise: the General ASEH09KJCAL outdoor unit, for example, 44 dB(A) in heating. In Santa Ponsa we look for the side of the plot or the façade furthest from the terraces and a bracket that doesn't vibrate.

Can I put the outdoor unit on the façade of my building in Santa Ponsa?

Only as your owners' association says. In a Santa Ponsa building the façade is a common element: Spain's Horizontal Property Act (art. 7.1) doesn't allow the external configuration to be altered and requires the president or the administrator to be told first. Many owners' associations already have a set spot. We send you the unit's datasheet with size and noise level to submit.

Can air conditioning be used for heating in winter in Santa Ponsa?

Yes. An air conditioner is an air-to-air heat pump, and winter in Santa Ponsa is mild: the average January low at Palma airport is 3.8 °C (AEMET, 1981-2010). A unit such as the General ASEH09KJCAL declares heating down to −20 °C. For a whole villa with hot water, the right choice is an air-to-water heat pump.

What gas do the new units you install in Santa Ponsa use?

R32, with a global warming potential of 675 according to Regulation (EU) 2024/573 (annex I), far below that of the old gases. Your current unit in Santa Ponsa can keep running and be repaired; what the regulation restricts is the sale of new units with high-impact gases. Only certified personnel may handle the circuit (RD 115/2017, art. 3).
