Split, multi-split, ducted and water-based systems: what suits you and where the savings are.

We're Joaquín and Juan, and in Palma most of what we install goes into flats in shared buildings: Santa Catalina, Son Espanyolet, Nou Llevant, the Eixample or Platja de Palma. In a flat the unit is the easy part; what needs solving is where the outdoor unit goes, what the owners' association allows and how the refrigerant pipes and the drain get down. Registered RITE installer, certified for fluorinated gases. No subcontractors.

Your area
AEMET publishes two climate normals (1981-2010) inside Palma, and they differ more than you'd think. At Palma harbour the average August minimum is 22.5 °C and there isn't a single frost day a year; at the airport, a few kilometres inland, the August minimum drops to 18.9 °C, the January one to 3.8 °C, and there are 15 frost days on average. A flat in El Molinar and a house in Son Ferriol don't need the same thing.
Near the sea, August nights average above 22 °C and mean relative humidity is around 70 % (AEMET, Palma harbour). So in Palma the air conditioning also runs at night, and in a bedroom what matters is a quiet indoor unit that dries the air: the RITE takes 45 to 60 % humidity as the indoor summer design condition.
In a flat the facade is common property. Spain's Horizontal Property Act (art. 7.1) says no work may alter the building's external appearance and that whoever represents the owners must be told beforehand. In Palma we look for space in the lightwell, a gallery, the terrace or the roof, where the unit can't be seen from the street; and before drilling we check the by-laws with you or the property manager.
In the historic centre many facades are protected by municipal planning: if the outdoor unit would be visible, the City Council is asked first. Penthouses have the opposite problem, roof sun all day. There the capacity is worked out room by room from the heat loads, as the RITE requires, counting the ceiling under the roof terrace and the west-facing glass.
Figures and regulations
An inverter doesn't switch the compressor on and off: it slows it down. A wall split such as the General ASEH09KJCAL, for example, modulates between 0.9 and 3.2 kW in cooling and its data sheet states a SEER of 9.2 (A+++). And what depends on you: IDAE puts the saving at about 7 % for every degree you don't ask of the unit, and recommends 26 °C or more in summer.
The outdoor unit of that same General (AOEH09KJCA) states 44 dB(A) in heating, measured in an anechoic chamber; installed, it sounds a little louder. Noise is regulated by the Balearic noise-pollution Act 1/2007 and Palma City Council's by-law. In a lightwell the unit goes on anti-vibration mounts and away from bedroom windows, yours and the neighbours'.
Many Palma flats still have R22 or R410A units. Regulation (EU) 2024/573 doesn't force you to remove one that works, but since 1 January 2025 it no longer allows single split systems with under 3 kg of gas with a GWP of 750 or more to be placed on the market. Today's units use R32, GWP 675. When replacing, the old gas is recovered, never vented: we do it under the Royal Decree 115/2017 F-gas certification.
How we work
You send us photos of each room and the outdoor spot, with measurements. If that's enough, we send an itemised quote; if we need to see it, we come.
We install the unit taking care of pipework, the condensate drain and where the outdoor unit goes, and leave everything tested and tidy.
We explain the controls and maintenance, with invoice, 3-year legal guarantee and, where the installation requires it, the registered certificate.

Common questions
It depends on where the outdoor unit goes. If it's on common property — facade, lightwell, roof — the Horizontal Property Act (art. 7.1) says the building's external appearance must not be altered and the association's representative must be told beforehand, and the by-laws may ask for more. In Palma's old town, if it's visible from the street, the City Council must be consulted too. We go through it with you before installing anything.
The usual options in Palma are the lightwell, a gallery or the building's roof with the association's consent. The maximum distance and height difference between indoor and outdoor unit are set by each manufacturer's manual, so the spot is chosen with the model in hand. With 44 dB(A) stated for a 2.5 kW outdoor unit such as the General AOEH09KJCA, what matters is that it doesn't face a bedroom.
Because at Palma harbour the average August minimum is 22.5 °C and mean humidity is around 70 % (AEMET, 1981-2010): the night doesn't cool down. That's where "Dry" mode helps, cooling a little while removing moisture, together with a sensible setting: IDAE recommends 26 °C or more in summer and puts the saving at about 7 % per degree.
Not remove it, but accept it can't be recharged: R22 is an HCFC and since 1 January 2015 it can't be used to service equipment, virgin or recycled (today the ban is in art. 4 of Regulation (EU) 2024/590, which repealed Regulation (EC) 1005/2009). While it works in your Palma flat, it keeps going; if it loses gas, it's time to replace it. The gas left inside is recovered under our F-gas certification before it's dismantled.
The price of an installed split varies with each home; we give you a fixed price from your photos and details. What moves it most in Palma is the length of pipe to the lightwell or roof, access, the electrical work and the brand. With photos of the room, the outdoor spot and the fuse box we send you an itemised quote, and we reply within 24-48 hours on working days.
Yes. The RITE box changes: table 3.1 of IT.3 requires a minimum service every 4 years for air conditioning up to 12 kW in homes and every 2 years in other uses, and from 12 to 70 kW, every 2 years in homes and yearly in other uses. If the manufacturer asks for more, the manufacturer's schedule applies. In a Palma shop, opening hours also count.
Quality
We work with every brand; for example DAITSU, Daikin, Mitsubishi Electric, General, Fujitsu, Midea, Gree, Panasonic, Samsung, LG, Toshiba or Haier air conditioning. We choose the model from your home's heat loads.
