Your area

In Palma the car nearly always sleeps in a shared garage

Palma is full of apartment blocks: the car usually spends the night in a basement space, far from your flat's meter. So the question here is not which charger to buy, but where the line comes from and what you have to tell the owners' community. ITC-BT-52 of the low-voltage regulations settles it with four connection schemes, and every garage fits one of them.

Your space in the building's garage

Spain's Horizontal Property Act (art. 17.5) says that a private charging point in an individual space only requires you to notify the owners' community beforehand; the cost of the installation and of the electricity it uses is yours. The line can run from your own meter, in the building's meter room (scheme 2 of ITC-BT-52), or from a new meter just for the charger (scheme 3). In an existing garage within a residential building, ITC-BT-04 does not ask for an engineering project for that line, unless the charging exceeds 50 kW.

When several neighbours want one

If half the staircase is going to fit a charger, a trunk installation pays off (scheme 1): a shared circuit through the garage with a secondary meter at each space, so each neighbour pays their own. With a main-line protection system (SPL), which turns the cars' charging down when the building is drawing a lot of power, the regulation lets you calculate the charging with a simultaneity factor of 0.3 instead of 1: more chargers fit without touching the building's supply connection.

Houses in Son Vida, Génova or Establiments

On the residential outskirts the car parks next to the house and the charger hangs off an additional circuit from the home's consumer unit (scheme 4). If there are solar panels, we leave it charging on the midday surplus. And if the charger is out in the open, the regulation asks for an IP5X enclosure and IK10 impact resistance.

Where you save

Where the saving is in a Palma flat

A wallbox rated at 7.4 kW recovers roughly 30 to 40 km of range for every hour plugged in. The saving is not in charging fast, but in when you charge: on the 2.0TD access tariff, the one nearly every home has, the off-peak period runs from midnight to 8 am Monday to Friday and takes up all of Saturday, Sunday and national public holidays (CNMC Circular 3/2020). The charger is programmed for those hours.

The second thing is not raising your contracted power, which you pay for every month. In scheme 2 the car shares a meter with the flat, so we fit a charger that measures what the home is using and regulates itself. The 2.0TD tariff also lets you contract one power for the off-peak period and a different one for the rest of the day.

And in an owners' community, the secondary meter at each space avoids the usual argument: who pays for the garage electricity.

Rules and grants

Regulations, grants and taxes in Palma

Palma's 2026 tax bylaws: the construction tax bylaw (ICIO, art. 6.4) gives a 90% reduction on the works for the charging point, on the cost of the point only, and the property tax bylaw (IBI, art. 23) up to 25% off the bill of a residential property for the following three tax years, never more than 50% of the cost of the installation. Both are for installations that are not legally required, and both must be applied for: the ICIO one with the tax self-assessment, the IBI one before 31 December to take effect the next year. The IBI reduction cannot be combined with the other reductions of that tax.

FACTOR 2026: the Balearic government grant pays 70% of a private charging point, capped at €2,500 per installation for individuals, and takes applications until 28 February 2027 while funds last. It runs separately from the municipal rebates: one is requested from the regional government and the others from the city council. Spanish income tax (IRPF) also allows a 15% deduction on a maximum base of €4,000.

How we work

Your charging point in Palma, in 3 steps

1

Photos and details

Send us a photo of your consumer unit, another of where the car parks and your electricity contract. With that we can see which connection scheme applies, how much power fits and which way the cable runs.

2

Installation on its own line

A dedicated circuit with its own circuit breaker, its 30 mA RCD and the overvoltage protection that ITC-BT-52 asks for, and the charger set to your contracted power.

3

Certificate and paperwork

We sign the electrical installation certificate and register it with the Balearic industry department. We hand over the documentation and, with your authorisation, file the grant that is open at the time.

Common questions

Frequently asked questions about EV chargers in Palma

Do I need the owners' community's permission to install a charger in my garage space in Palma?

The owners' meeting does not have to approve it. Article 17.5 of Spain's Horizontal Property Act says that a private charging point in an individual space only requires prior notice to the owners' community, and that whoever installs it bears the cost of the installation and of the electricity. In Palma garages we prepare that notice for you, along with the report showing the cable route for the building administrator.

Where does the charger's electricity come from if my meter is by the building entrance?

ITC-BT-52 gives four connection schemes. In a Palma flat the usual one is scheme 2, with the line running from your own meter in the building's meter room, or scheme 3, with a new meter just for the charger. Each point has its own 30 mA type A RCD and protection against temporary and transient overvoltages.

We are several neighbours in Palma with electric cars: individual lines or a shared installation?

With two or three cars, one line per neighbour is usually enough. If there are going to be more, the trunk scheme in ITC-BT-52 works out better: a shared circuit with a secondary meter per space. If a main-line protection system (SPL) is added, the regulation allows the charging to be calculated with a simultaneity of 0.3 instead of 1, and that usually avoids enlarging the building's supply connection.

Is there a property tax (IBI) or construction tax (ICIO) reduction in Palma for fitting a charging point?

Yes. Palma's 2026 tax bylaws give a 90% reduction in ICIO on the works for the charging point (art. 6.4) and up to 25% off the IBI of a home for three tax years (art. 23), capped at 50% of the cost. They apply to installations that are not legally required and must be requested: ICIO when you self-assess it, IBI before 31 December. Separately there is FACTOR 2026, which covers 70% of the charging point, capped at €2,500 per installation for individuals.

Is an engineering project needed for a charger in a community garage in Palma?

For a domestic point, no: ITC-BT-04 does not require a project for charging lines in existing garages of residential buildings, unless the charging exceeds 50 kW or is DC rapid charging. The technical design report and the installation certificate are enough; we sign the certificate as a licensed low-voltage electrical installer and register it with the Balearic industry department.

The charger brands we install

We work with every charger brand; for example, Wallbox, ORBIS Viaris, Simon or the Tesla Wall Connector. What matters is that the unit measures the home's consumption and regulates the charge, not the logo.
