Inca: houses with a garage, flats with a shared one and cars that come and go

Inca is the capital of the Raiguer and many people in the district travel by car every day. In the centre there are plenty of terraced town houses with the garage on the ground floor; around it, flats with a garage, detached houses and fincas. The charger changes little; what changes is the installation behind it.

Houses with a garage

The line is short, from the consumer unit to the garage wall, but the home's electrics are usually getting on in years. ITC-BT-52 obliges us to check that the individual supply line can take the house and the car added together. If it is tight, a charger regulated by the home's consumption avoids replacing it.

Flats with a garage space

For your space, prior notice to the owners' community is enough (art. 17.5 of Spain's Horizontal Property Act). The line runs from your meter, in the meter room, and goes up or down to the garage through the common areas. In an existing garage of a residential building no engineering project is needed: a technical report and a certificate.

Shops and fincas in the Raiguer

A shop with a car park can offer charging to its customers with a twin-outlet unit that shares out the power. At the fincas towards Binissalem, Lloseta or Selva there is room and, often, panels: the car charges on the surplus.

Where you save

Where the saving is in an Inca home

In a single-phase home the charging circuit does not exceed 9,200 W, and 7,360 W at 32 A is the usual figure. The saving is in not touching either the contracted power or the home's supply line: the charger measures what the home is using and takes what is left spare.

Charging is scheduled for the off-peak period of the 2.0TD tariff: the small hours on weekdays and any time on Saturdays, Sundays and national public holidays (CNMC Circular 3/2020).

With 30 to 40 km of range per hour of charging, anyone who comes and goes across the district every day sets off each morning with the car full.

Rules and grants

Regulations and grants for your charger in Inca

New buildings: Spain's Building Code (CTE DB-HE 6) asks for new-build residential blocks to leave conduits to take charging to 100% of the spaces. If your flat in Inca is recent, the conduit may already be in place and only the cable, the protections and the charger are missing. We certify it and register it with the Balearic industry department.

Grant and income tax: FACTOR 2026, from the Balearic government, covers 70% of the charging point, capped at €2,500 per installation for individuals, in order of application. On your Spanish income tax (IRPF) return, 15% of what you paid is deductible on a maximum base of €4,000 a year if the property is yours, is not used for a business activity and the installation is finished in 2026.

How we work

Your charging point in Inca, in 3 steps

1

Photos and details

Send us a photo of your consumer unit, another of where the car parks and your electricity contract. With that we can see which connection scheme applies, how much power fits and which way the cable runs.

2

Installation on its own line

A dedicated circuit with its own circuit breaker, its 30 mA RCD and the overvoltage protection that ITC-BT-52 asks for, and the charger set to your contracted power.

3

Certificate and paperwork

We sign the electrical installation certificate and register it with the Balearic industry department. We hand over the documentation and, with your authorisation, file the grant that is open at the time.

Common questions

Frequently asked questions about EV chargers in Inca

I have a house with a garage in Inca: can my installation take a charger?

It has to be looked at. ITC-BT-52 obliges us to check that the individual supply line can take the house and the car added together. On single-phase the charging circuit can be 16 A (3,680 W) or 32 A (7,360 W). In houses in the centre of Inca, if the line is tight, we fit a charger that regulates itself according to the home's consumption.

What paperwork is needed to fit a charger in a garage space in Inca?

The prior notice to the owners' community set out in article 17.5 of Spain's Horizontal Property Act, the technical design report and the electrical installation certificate registered with the Balearic industry department. In an existing garage of a residential building in Inca, ITC-BT-04 does not ask for a project for a domestic point.

My flat in Inca is a new build: is it already prepared for the charger?

It may well be. Spain's Building Code (CTE DB-HE 6, RD 450/2022) requires new residential buildings to have conduits for the future supply of charging to 100% of the spaces. If your building in Inca was designed under that rule, what remains is to pull the cable, fit the protections and the charger and certify the installation.

I have a shop with a car park in Inca: can I offer charging to my customers?

Yes. A twin-outlet unit, for example the ORBIS Viaris Combi+, shares the power between two cars with up to 7.4 kW per outlet and takes a card to identify whoever is charging. If your shop's car park in Inca has more than 20 spaces, Royal Decree-Law 29/2021 also requires one charging station for every 40 spaces.

Is there a grant for a home charger in Inca?

Yes, while funds last. The Balearic government's FACTOR 2026 call covers 70% of the charging point, capped at €2,500 per installation for individuals, and requires a new point of up to 15 kW with a type 2 connector. We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account.

Quality

The charger brands we install

We work with every charger brand; for example, Wallbox, ORBIS Viaris, Simon or the Tesla Wall Connector. What matters is that the unit measures the home's consumption and regulates the charge, not the logo.
