Air conditioning · Marratxí

Air conditioning in Marratxí,
for the two-storey townhouse.

We're Joaquín and Juan. In Marratxí most of what we install goes into townhouses and detached homes in Es Pla de na Tesa, Sa Cabana, Es Figueral or Nou Mil·lenni, and village houses in Pòrtol and Sa Cabaneta. The typical problem: downstairs is fine, and upstairs, under the roof, nobody can sleep. It's solved by sizing each room and choosing the right spot for the outdoor unit. Registered RITE installer, certified for fluorinated gases. No subcontractors.

Your area

Marratxí: inland, next door to Palma and without a sea breeze

Marratxí doesn't touch the sea. The nearest AEMET climate normal is Palma airport (1981-2010), also inland: 31.2 °C average July maximum and an 18.3 °C minimum. Compared with Palma harbour, where July's minimum is 21.9 °C, days get hotter and nights cooler. In a two-storey house you notice that difference mostly upstairs.

The townhouse: cool downstairs, hot upstairs

The top floor takes the roof sun all day. So capacity isn't split evenly: it's calculated for each room from its heat loads, as the RITE requires, and a bedroom under the roof often needs more than the living room below.

The outdoor unit on the roof terrace or in the patio

In a Marratxí townhouse the roof terrace is usually the best spot: out of sight and away from windows. It sits on a base and anti-vibration mounts, ideally with some shade. If the development is run as an owners' association, the by-laws and the Horizontal Property Act (art. 7.1) set out what must be notified first.

Detached homes with garden and pool

In a larger house a ducted system may pay off, or it may make sense to climate-control the whole house with a heat pump in Marratxí. If you already have solar panels, daytime air conditioning can run partly on your own production.

Figures and regulations

Running costs and rules in a Marratxí home

What each degree costs

IDAE puts it at about 7 % saving for every degree you don't ask of the unit. Going from 24 to 26 °C in summer is two degrees: roughly 14 % less. And a ceiling fan, according to IDAE, makes it feel 3 to 5 °C cooler.

One outdoor unit for several rooms

A multi-split connects several indoor units to a single outdoor one: fewer machines on the roof and each room with its own control. If it's inverter, it matches compressor speed to the rooms that are on instead of starting and stopping.

R32 and what's coming

Today's units use R32, GWP 675 under Regulation (EU) 2024/573. That regulation bans the placing on the market from 2029 of air-to-air splits up to 12 kW with gas of GWP 150 or more, unless safety requires it. One you install before then can keep running and be repaired (art. 11).

Common questions

Frequently asked questions about air conditioning in Marratxí

Multi-split or one split per room in a Marratxí townhouse?

A multi-split puts several indoor units on one outdoor unit: fewer machines on the roof or facade. Several splits are independent: if one fails, the rest keep going. In Marratxí, with three bedrooms upstairs and the living room below, we decide from each room's loads (RITE) and the space available for the outdoor unit.

Why is the upper floor of my Marratxí house always hotter?

Because it takes the roof and the afternoon sun, and heat rises. With average July maximums of 31.2 °C (AEMET, Palma airport, 1981-2010), a bedroom under the roof can need more capacity than the living room. Awnings and blinds down in the sunny hours help, as IDAE recommends.

Do I need permission to put the outdoor unit on my townhouse's roof terrace?

If your townhouse is part of an owners' association, the by-laws must be checked: the Horizontal Property Act (art. 7.1) requires notice before works affecting the external appearance. Noise is regulated by the Balearic Act 1/2007 and Marratxí's by-law. If the house is entirely yours, respecting noise limits and the neighbours is enough.

How much does air conditioning cost in a Marratxí house?

The price of an installed split varies with each home; we give you a fixed price from your photos and details. A multi-split or ducted system depends on the number of rooms, the pipe length to the roof and the electrical work. We send an itemised quote from your photos and measurements, and reply within 24-48 hours on working days.

Can my air conditioning run on solar panels in Marratxí?

Partly, yes: air conditioning is used mainly by day, when panels produce, and self-consumption (Royal Decree 244/2019) covers that share. At night or when it's cloudy it draws from the grid, so electricity isn't free and the share depends on your production and use.

How often should I clean the filters if I live by the main road in Marratxí?

The manual of a split such as the General ASEH09KJCAL, for example, asks for the filters to be cleaned every two weeks in use, and explains that dust reduces airflow and efficiency and raises noise. Near the Ma-13 or a dirt track they get dirty sooner. Vacuum them or wash them in lukewarm water and dry them in the shade.
