Sewage treatment plants in Mallorca
Septic tank, treatment plant or holding tank, the documents and maintenance, in detail.

A treatment plant is not something you bury and forget: it works if it is maintained. In the country houses and fincas of Maria de la Salut that are off the mains we install the new unit and make clear what servicing it needs and who does what. We are Joaquín and Juan, installers in Mallorca since 1998: unit, installation, electrics and documents prepared and signed for your engineer.

Your village
The village of Maria de la Salut lies above the Ariany groundwater body (1816M1), which it shares with Sineu, Ariany and Santa Margalida: 38 km² in the north of the Pla.
Annex 9 of the Water Plan gives the Ariany body 72 mg/l of nitrates on average, slightly more than in the previous cycle (69 mg/l), and expects to designate it a zone vulnerable to nitrate pollution from agriculture. The pressure comes from crops and livestock.
Sineu, Petra, Maria de la Salut and Ariany share a treatment works, and the Plan includes its refurbishment and improvement. Part of its water has been reused for irrigation since the first planning cycle, which has made it possible to abstract less from the aquifer.
Treat the water and irrigate with it: art. 70.12 requires the treated water to be reused on the plot, with 25 m² of green area per population equivalent. The aquifer is calcarenite, a porous rock; your builder will see what turns up when digging, with our written instructions.
The rules here
The Plan requires a maintenance plan to be declared (art. 70.4) and does not set how often it is serviced: the manufacturer's manual applies, and if a regulation required more, the stricter one. On the GRAF one2clean, for example, the manual asks for two services a year (section 5.2). We do it on what we install, with a signed report. Emptying the sludge is separate: an authorised waste company does it, at the manufacturer's interval, and the receipts are kept for five years (art. 70.7.f).
The blower is never switched off, not even when the house is closed up: without air, the biology that treats the water is lost. And the treatment plant takes no rainwater (art. 70.7.d) nor anything that is not household water: wipes, oils or products that kill the biology.

How we work
Send us the location, the bed spaces and whether you live there all year or seasonally: in a country house in Maria de la Salut that changes the unit. And a few photos of the spot.
We send you in writing the unit, installation, electrics and documents, which services it needs and who empties the sludge. Your builder gets how to prepare the pit.
We install, start the plant and explain what not to put down the drain. We hand over the signed documents, maintenance plan included, for your engineer.
Common questions
The Plan requires a maintenance plan (art. 70.4) and leaves the interval to the manufacturer; if a regulation required more, the stricter one applies. On the GRAF one2clean, for example, the manual asks for two services a year (section 5.2). In addition, the sludge is emptied by an authorised waste company, at the manufacturer's interval, keeping the receipts for five years (art. 70.7.f of the Balearic Water Plan, Royal Decree 49/2023). In Maria de la Salut we service what we install, with a signed report.
Leave it switched on. The blower aerates 24 hours a day and without that air the biology that treats the water is lost. For seasonal houses there are units that feed the biology while nobody is there (on the GRAF one2clean, the Pack +C). If the use is so occasional that treatment is not feasible, the Balearic Water Plan accepts a sealed holding tank (art. 70.2.b).
As a routine, no. Continuous aeration, 24 hours a day, keeps the biology going. Only at start-up, after a complete emptying or if it has been damaged by a lot of bleach, antibiotics or a long power cut. What does help in a house in Mallorca is not putting wipes, oils or paint residues down the drain: the treatment plant treats household water, not waste.
An authorised waste company, which you hire; you can check that it is authorised in the Govern's public register of waste managers. The interval is set by the manufacturer of the unit (art. 70.7.f of the Balearic Water Plan, Royal Decree 49/2023) and the receipts are kept for five years. The tankers may not discharge into the sewers, only at a public treatment works and with authorisation (art. 71.4).
Because a septic tank only separates the solids. The aquifer under Maria de la Salut already has 72 mg/l of nitrates according to Annex 9 of the Balearic Water Plan, and the rules require a minimum performance of BOD₅ 70 %, COD 75 % and suspended solids 70 % (art. 70.10), with a unit approved to EN 12566 (art. 70.14).
