Heat pumps in Mallorca
What a heat pump is, how it performs and how it combines with radiators, underfloor heating and fan coils.

In Costitx we install air-to-water heat pumps in the village's stone houses and on fincas in the municipality. The heat pump gives heating, hot water and cooling, and in such a quiet village it is chosen and placed with noise in mind too. We are Joaquín and Juan, a licensed thermal installation company (RITE). We don't subcontract to anyone.

Your village
Costitx is one of the small villages in the centre of the island. Its traditional houses are stone-built, with thick walls; at night, the only noise in its streets is whatever a badly placed machine makes.
A thick stone wall has a lot of thermal inertia: it is slow to warm up and slow to cool down. The house stays more stable, and the heat pump can work for many hours on end instead of delivering bursts of heat.
An outdoor unit makes little noise, but on a quiet street it can be heard. We choose a model with a low declared sound power, place it away from bedroom windows, yours and the neighbours', and mount it on anti-vibration supports. The limits come from the municipal noise bylaw and from the values to which the Balearic Noise Act 1/2007 refers (art. 16 and fourth transitional provision).
On the fincas there is plenty of room for the outdoor unit and, often, an oil boiler to replace. If there are or will be solar panels, the heat pump can do a good part of its work in the sunny hours.
In numbers
For example, the Daitsu Multi-Hybrid has a SCOP of 3.72 according to Daitsu's official 2024-25 catalogue: on average over the season, 3.72 units of heat for every unit of electricity. An electric radiator gives one for one; a boiler, at most the heat of the fuel it burns. We work with all brands; it is only a reference.
That efficiency depends on how hot the water has to be: that is why the EU label measures heat pumps in two cases, water at 35 °C and at 55 °C (Delegated Regulation (EU) 811/2013, art. 2), and the manufacturer declares a figure for each. With underfloor heating or well-sized radiators, the water can run cooler.
Costitx, at around 135 metres, is in climate zone B3 of the Spanish Building Code (CTE DB-HE, annex B). PVGIS gives it a January average of 10.8 °C. And IDAE points out that each extra degree on the thermostat is around 7 % more consumption: 21 °C is comfortable.
Grants
In Costitx, as in the whole of Mallorca, a private individual's heat pump has the Govern's FACTOR 2026 grant: 70 % of the eligible cost. That cost is limited to €1,000/kWt of heating output (and to an additional €450/kWt for new distribution), and the grant to €25,000 per installation (BOIB no. 83, 2 July 2026). Open until 28 February 2027, while there is budget.
It can be applied for by anyone with a home address in the Balearic Islands, for units with an SPF above 2.5. Air-to-air units in homes do not qualify.
The Costitx tax bylaws we have reviewed provide no rebates for heat pumps.
If the energy certificates from before and after show the improvement the law requires, in your main home or in one you let, the income tax (IRPF) deduction for energy-efficiency works may apply (additional provision 50 of the Income Tax Act 35/2006; works until 31 December 2026). You claim the income tax (IRPF) deduction yourself in your Spanish tax return, with the invoices and certificates we give you.
We prepare the paperwork and, with your authorisation, submit the grant application and its justification; you sign the application and the grant is paid into your bank account. Whether it is awarded is up to the authorities.

How we work
Photos, floor areas, wall thickness and current heating. We calculate the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1).
We choose with you where it goes so that it is neither heard nor seen, and where the pipes can run without cutting into the stone more than necessary.
We install, legalise under the RITE and, with your authorisation, handle the FACTOR 2026 application.
Common questions
Not much, but on a quiet street it needs care. Each manufacturer declares the outdoor unit's sound power on the data sheet; a quiet model is chosen and placed away from the bedrooms and the neighbours' windows, on anti-vibration mounts. The levels that cannot be exceeded come from the municipal noise bylaw and from the values to which the Balearic Noise Act 1/2007 refers (art. 16 and fourth transitional provision).
Yes. Thick walls have a lot of thermal inertia and hold the heat. The output is calculated from the house's thermal loads, as the RITE requires (IT 1.2.4.1.1). In a house in Costitx with no insulation it is also worth looking at windows and roof: what doesn't escape doesn't have to be produced.
Several times better. An electric radiator gives 1 kWh of heat for every kWh of electricity. A heat pump such as the Daitsu Multi-Hybrid, for example, declares a SCOP of 3.72 in its official 2024-25 catalogue: on average, 3.72 kWh of heat for every kWh. It is a seasonal average declared by the manufacturer; low-lying Mallorca is in zone B3 of the Spanish Building Code (CTE DB-HE, annex B).
FACTOR 2026: 70 % for private individuals, with a maximum eligible cost of €1,000/kWt of heating output plus €450/kWt if new distribution is fitted, and a cap of €25,000 per installation (BOIB no. 83, 2 July 2026). It is open until 28 February 2027 or until the budget runs out, and requires a home address in the Balearic Islands.
We don't do that. Underfloor heating is for heating; cooling through the floor, in Mallorca, makes the moisture in the air condense on it. For the summer, we fit fan coils or ducts connected to the same heat pump. In Costitx, PVGIS gives an August average of 26.1 °C, so cooling has to be planned for.

Quality
We work with all brands; for example DAITSU, Daikin, Panasonic or Mitsubishi Electric. Here, efficiency and the outdoor unit's sound power matter most.
