In Vilafranca de Bonany we install air-to-water heat pumps in village houses, new builds and fincas: heating, hot water and cooling from a single unit. We are Joaquín and Juan, a licensed thermal installation company (RITE), and we fit it ourselves from start to finish.

Your village
Vilafranca de Bonany is a village on the plain, with straight streets, houses with a ground floor and an upper floor, and new homes on the edges. A heat pump fits in both, but the approach differs depending on whether there are building works or not.
When the floors are being taken up, the most efficient option is underfloor heating for warmth: it works with low-temperature water, which is where a heat pump performs best. Summer cooling comes from fan coils or ducts connected to the same machine, never through the floor.
Without lifting floors, the heat pump connects to the existing radiators or to new fan coils, which also cool. A monobloc unit simplifies the works: the whole refrigerant circuit is inside the outdoor unit and only two water pipes enter the house.
In terraced houses, the outdoor unit goes in the patio or on the flat roof terrace. We check that it has good airflow around it, that the condensate drain has an outlet and that the noise doesn't reach the neighbour's bedroom: the limits come from the municipal noise bylaw and from the values to which the Balearic Noise Act 1/2007 refers (art. 16 and fourth transitional provision).
In numbers
As a reference, Daitsu's official 2024-25 catalogue gives its Multi-Hybrid a SCOP of 3.72: over the heating season, 3.72 kWh of heat for every kWh of electricity. It is an example; we work with all brands and each model declares its own on its energy label.
Vilafranca is at around 100 metres above sea level, in climate zone B3 of the Spanish Building Code (CTE DB-HE, annex B), and PVGIS gives it an average January temperature of 10.7 °C. In that climate, the heat pump almost always works far from its toughest conditions.
And with panels, better still: the heat pump can heat the water tank and the house in the sunny hours, when the electricity comes from the roof. We explain it in solar panels in Vilafranca de Bonany.
Grants
The grant in force is FACTOR 2026 (BOIB no. 83, 2 July 2026). For a private individual it covers 70 % of the heat pump installation, with two limits: the cost taken into account does not exceed €1,000/kWt of output (€450/kWt is added if there is underfloor heating or other new distribution) and the grant does not exceed €25,000 per installation.
It is awarded on a first-come, first-served basis until 28 February 2027. Requirements: an SPF above 2.5, a home address in the Balearic Islands, and the unit must not be an air-to-air system in a home.
The Vilafranca tax bylaws we have reviewed give no rebate on either the property tax (IBI) or the construction tax (ICIO) for renewable energy installations.
If the energy certificates from before and after show the improvement the law requires, in your main home or in one you let, the income tax (IRPF) deduction for energy-efficiency works may apply (additional provision 50 of the Income Tax Act 35/2006; works until 31 December 2026). You claim the income tax (IRPF) deduction yourself in your Spanish tax return, with the invoices and certificates we give you.
We prepare the paperwork and, with your authorisation, submit the grant application and its justification; you sign the application and the grant is paid into your bank account. Whether it is awarded is up to the authorities.

How we work
From plans or photos and floor areas we calculate the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1), and the hot water the family needs.
Outdoor unit, tank, underfloor heating, radiators or fan coils and their controls. We test the circuit and leave it running and legalised.
With your authorisation we submit the application and the justification; you sign and the money is paid into your account.
Common questions
In a monobloc unit, the whole refrigerant circuit is inside the outdoor unit; only two water pipes enter the house. It is a good choice when the outdoor unit is close to the room where the tank goes and you want little work indoors. In a split unit, the refrigerant gas runs up to an indoor unit. In a village house in Vilafranca we choose one or the other according to the distances and the space, after calculating the thermal loads the RITE requires (IT 1.2.4.1.1).
If there are building works, underfloor heating for warmth: it works with low-temperature water and the heat pump performs better. Without works, low-temperature radiators or fan coils. What we don't do is cool through the floor: in Mallorca, with the humidity, condensation forms. Cooling comes from fan coils or ducts. FACTOR 2026 adds €450/kWt to the eligible cost when the distribution is new.
It depends on the model and on the water temperature it works at. As an example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 in its official 2024-25 catalogue: 3.72 kWh of heat for every kWh of electricity, on average over the season. Vilafranca is in climate zone B3 of the Spanish Building Code, with a January average of 10.7 °C according to PVGIS, a favourable climate for a heat pump.
FACTOR 2026: 70 % for private individuals, on an eligible cost of up to €1,000/kWt (plus €450/kWt with new distribution) and capped at €25,000 per installation. Applications are dealt with on a first-come, first-served basis until 28 February 2027 or until the budget runs out (BOIB no. 83, 2 July 2026). You need a home address in the Balearic Islands and an SPF above 2.5.
Yes. A heat pump is a load that can be shifted to the sunny hours: heating the water tank at midday or bringing the afternoon heating forward. In Vilafranca de Bonany, according to PVGIS, each kWp of panels gives about 98 kWh in December and 159 in July, so part of what the heat pump uses can come from the roof all year round.
