Heat pumps in Santa Eugènia,
for the year-round home.

Santa Eugènia is a village of permanent homes, a little over twenty kilometres from Palma. For a house lived in all twelve months, an air-to-water heat pump gives heating, hot water and cooling on a single bill. We are Joaquín and Juan, a licensed thermal installation company (RITE): we calculate it, install it and legalise it.

Santa Eugènia: three kinds of house, three ways to fit it

The municipality has village houses, villas and fincas, and three protected hamlets. The heat pump is the same; what changes is where the outdoor unit goes and which permit is needed.

In ses Alqueries, ses Olleries and ses Coves

The three hamlets have been assets of cultural interest (BIC) since 2009, declared by the Consell de Mallorca (BOE no. 115, 12 May 2009). Putting an outdoor unit in view on a façade or a roof is not your decision alone: the work needs a building permit and may also need Heritage approval (Balearic Historical Heritage Act 12/1998, art. 37). We look for a patio, a back yard or an annexe where the machine can be neither seen nor heard from the street.

Village houses and villas

Outside the protected ensembles there is more leeway. At a villa, the outdoor unit goes in the garden, away from the bedrooms; at a village house, in the back yard or on the flat roof terrace. In both cases, on anti-vibration mounts and with the condensate drain sorted.

Houses lived in all year round

In a main residence, the system works long hours: heating from November to March, hot water every day and cooling in summer. The more it is used, the more the unit's efficiency counts and the more sense it makes to pair it with solar panels.

In numbers

Where a heat pump saves in Santa Eugènia

A heat pump moves heat instead of producing it by burning: for every kWh of electricity it delivers several of heat. The figure that sums it up is the SCOP, the average efficiency over the season, which each manufacturer declares on the unit's energy label.

Santa Eugènia is at around 135 metres, in climate zone B3 of the Spanish Building Code (CTE DB-HE, annex B). PVGIS gives a January average of 10.7 °C here and 26.1 °C in August: a mild winter and a summer that calls for cooling. That is why a unit that does both makes sense.

The thermostat counts as much as the machine: IDAE reckons around 7 % more consumption for each extra degree of heating, and recommends 21 °C by day and between 15 and 17 °C in bedrooms.

Grants

Heat pump grants in Santa Eugènia

To swap the boiler for a heat pump, FACTOR 2026 is open: 70 % for private individuals. The amount comes from applying that percentage to a maximum cost of €1,000/kWt (or €450/kWt more if the distribution is renewed), without exceeding €25,000 per installation (BOIB no. 83, 2 July 2026), and the deadline runs to 28 February 2027 if the money doesn't run out first.

Requirements: an SPF above 2.5, a home address in the Balearic Islands, and the unit must not be an air-to-air system in a home.

Santa Eugènia's property tax (IBI) and construction tax (ICIO) rebates are for solar energy, not for heat pumps. If you install panels at the same time, they are worth having: see solar panels in Santa Eugènia.

If the energy certificates from before and after show the improvement the law requires, in your main home or in one you let, the income tax (IRPF) deduction for energy-efficiency works may apply (additional provision 50 of the Income Tax Act 35/2006; works until 31 December 2026). You claim the income tax (IRPF) deduction yourself in your Spanish tax return, with the invoices and certificates we give you.

We prepare the paperwork and, with your authorisation, submit the grant application and its justification; you sign the application and the grant is paid into your bank account. Whether it is awarded is up to the authorities.

How we work

Your heat pump in Santa Eugènia, step by step

1

Where the house is

First, whether it is inside one of the protected hamlets. Then photos, floor areas and how you heat now, to calculate the thermal loads (RITE, IT 1.2.4.1.1).

2

Permit and installation

We prepare the technical documents for the building permit when one is needed and install the heat pump with its distribution.

3

Legalisation and FACTOR

We legalise under the RITE and, with your authorisation, handle the FACTOR 2026 grant application.

Common questions

Frequently asked questions about heat pumps in Santa Eugènia

I live in ses Coves: can I install a heat pump?

Yes, but with more paperwork than in the village. Ses Coves, ses Alqueries and ses Olleries have been assets of cultural interest (BIC) since 2009 (Consell de Mallorca), and an outdoor unit in view needs a building permit and may need the Heritage authorisation provided for in the Balearic Historical Heritage Act 12/1998 (art. 37). We look for a location that can't be seen from the street: a patio, a back yard or an annexe. We prepare the technical documents that go with the application.

What heat pump does a house in Santa Eugènia need?

The one that comes out of calculating your house's thermal loads, as the RITE requires (IT 1.2.4.1.1), not from a table by square metres. Santa Eugènia is in climate zone B3 of the Spanish Building Code, with a January average of 10.7 °C according to PVGIS: there is no need for the outputs a mountain house would require. The RITE requires the output to match the demand (IT 1.2.4.1.1), and IDAE advises against choosing units more powerful than needed.

How much does FACTOR 2026 give for a heat pump in Santa Eugènia?

70 % for private individuals, on an eligible cost of up to €1,000/kWt of heating output (€450/kWt more with new distribution) and capped at €25,000 per installation (BOIB no. 83, 2 July 2026). The deadline is 28 February 2027 or when the budget runs out. It requires an SPF above 2.5 and a home address in the Balearic Islands.

Does Santa Eugènia's property tax (IBI) rebate apply to heat pumps?

No. Santa Eugènia's IBI bylaw (arts. 9.1 and 9.5, BOIB no. 156, 16 November 2023) gives a rebate of 50 % for 3 tax periods to properties that make use of solar energy. The heat pump doesn't qualify, but if you pair it with panels, the rebate does apply for the panels, and the heat pump will also run partly on electricity from your roof.

Can one machine give me underfloor heating in winter and cooling in summer?

Yes: underfloor heating for warmth and fan coils or ducts for cooling, all from the same heat pump. Cooling never goes through the floor; in Mallorca, because of the humidity, condensation forms on a cold floor. In Santa Eugènia, with an August average of 26.1 °C according to PVGIS, cooling by air is welcome and is planned in from the design stage.
