Country houses: what changes

The country houses in the municipality of Sencelles are heated with heating oil, bottled gas, firewood or electricity. And they are big, stone-built houses, with cast-iron radiators or with no central heating at all. A heat pump fits, but it has to be chosen for that house.

Houses with radiators

A radiator circuit designed for a boiler needs hotter water than underfloor heating. For that case there are high-temperature heat pumps: for example, the Daitsu Monobloc Active, with R290 gas, reaches a flow temperature of 70 °C in heating according to its catalogue. Even so, the lower the temperature it can work at, the less it uses.

Everything outside, no gas indoors

A monobloc has the whole refrigerant circuit in the outdoor unit: only two water pipes enter the house. On a finca, the unit can go by the rear façade or behind a wall, where it is neither seen nor heard from the porch.

Houses used part of the year

If the house is closed during the week or for part of the year, the heat pump is programmed and switched on from your phone before you arrive. Hot water is only prepared when there are people in, and in winter a setback temperature is kept so the stone doesn't go completely cold.

Where a heat pump saves in Sencelles

Heating oil and bottled gas give, at best, the heat they burn. A heat pump delivers several times the electricity it consumes, because it takes the heat from the air. The manufacturer's figure that measures this is the seasonal efficiency: the Daitsu Monobloc Active, for example, is class A+++ at a 35 °C flow temperature and A++ at 55 °C, according to the Daitsu Aerotermia 24-25 catalogue. We work with every brand and choose the model with the house in front of us.

That difference between 35 and 55 °C is the key: the cooler the water runs, the better it performs. Sencelles is at 116 m according to AEMET, well below 250 m, in climate zone B3 of the Spanish Building Code (CTE DB-HE, Annex B), with mild winters. And according to IDAE, each extra degree on the thermostat raises consumption by about 7%: 21 °C is comfortable.

Grants

Heat pump grants in Sencelles

The grant for replacing the boiler with a heat pump is FACTOR 2026: it covers 70% for private individuals, with a maximum module of €1,000/kWt (and €450/kWt more if new emitters or distribution are fitted) and a cap of €25,000 per installation. It is open until 28 February 2027, on a first-come basis. Requirements: an SPF above 2.5 and a home address in the Balearic Islands; an air-to-air unit in a home does not qualify.

If the work improves the home's energy efficiency and is certified, the energy-efficiency income-tax deduction may apply (works until 31 December 2026). Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

What heating you have

We look at the boiler, the radiators and how much heating oil or bottled gas you use a year, and we calculate the output from the thermal loads of the house, as the RITE requires.

Installation

We place the heat pump outside, connect the circuit and the hot water and legalise it under the RITE. Servicing: as the RITE sets or, if the manufacturer requires more, as the manufacturer says.

FACTOR grant

With your authorisation we file and justify FACTOR 2026; you sign and the grant reaches your account.

My country house in Sencelles has cast-iron radiators and an oil boiler: does a heat pump work?

Yes. There are heat pumps designed for radiators: as an example, the Daitsu Monobloc Active, with R290 refrigerant, reaches a flow temperature of 70 °C in heating according to the Daitsu Aerotermia 24-25 catalogue. First we calculate the thermal loads of the house, as the RITE requires, and check whether the radiators can work at a lower temperature, which is where the biggest saving is. What is a monobloc heat pump and why does it suit a finca?

It is a heat pump with the whole refrigerant circuit inside the outdoor unit: only water pipes reach the house. On a finca in Sencelles it lets you put the unit outside, where it's out of the way, and keep refrigerant gas out of the house. Is Sencelles too cold for a heat pump?

No. Sencelles is at an altitude of 116 m according to AEMET, in climate zone B3 of the Spanish Building Code (CTE DB-HE, Annex B), Mallorca's mild-winter zone. Today's heat pumps work with outdoor temperatures below zero, which are rare here. The output is calculated from the thermal loads of the house, not from a table.

How much does the FACTOR 2026 grant cover for a house in Sencelles?

70% for a private individual, on a maximum of €1,000/kWt of the heat pump plus €450/kWt if new distribution is fitted, capped at €25,000 per installation (BOIB no. 83 of 2-7-2026). You can apply until 28 February 2027, and it requires a home address in the Balearic Islands and an SPF above 2.5.

Can I combine a heat pump with solar panels on the finca?

Yes, and it makes sense: the heat pump uses electricity and the panels produce it. In Sencelles, according to the typical year calculated by PVGIS, each kWp gives about 1,539 kWh a year and 97 kWh in December, the month with the most heating. Hot water can be prepared at midday, with the sun.

Can the same heat pump cool the house?

Yes, with fan coils or ducts connected to the heat pump. Cooling is never done through the floor: in Mallorca the humidity makes a cold floor condense. IDAE recommends 26 °C in summer and puts consumption at around 7% for each degree.
