Heat pumps in Mallorca
How a heat pump, COP and the multi-hybrid work, in detail.

We are Joaquín and Juan. In Selva, Caimari, Moscari, Biniamar and Binibona we install air-to-water heat pumps: one heat pump that gives heating, hot water and cooling to village houses, fincas and rural guesthouses. We are a RITE-registered heating and cooling installer: calculation, installation, legalisation and grant, and we don't subcontract anyone.

Your area
Selva is at 200 m according to AEMET and its villages are below 250 m, in climate zone B3 of the Spanish Building Code (CTE DB-HE, Annex B), but right up against the mountains: winter nights are colder than on the coast and the heating works for more months. Fincas that climb above 250 m are already in zone C3.
If the house is being renovated, the underfloor heating pipe is laid in a spiral on an insulating panel and ends up under the screed. It heats with lukewarm water, and the stone wall holds that heat for hours. It is the emitter with which the heat pump uses least.
A house that takes in guests needs a lot of hot water at once and heating or cooling room by room. The cylinder is sized for the morning showers and each room has its own control; cooling is delivered with fan coils, never through the floor.
In Selva or in Moscari, many houses already have radiators and an oil boiler. The heat pump is connected to that circuit; we check that the radiators give enough heat with the water less hot.
In numbers
A heat pump's performance is measured by its SCOP: the heat it delivers over the whole season for each kWh of electricity. As a reference, the official Daitsu 2024-25 catalogue gives the Multi-Hybrid a SCOP of 3.72. An oil boiler never delivers more than what it burns. It is an example: we work with every brand.
In a stone house with underfloor heating, the heat pump works for many hours at low power, which is how it performs best. The IDAE puts the consumption of each extra degree at around 7%; 21 °C is enough, and in bedrooms, 15-17 °C.
Grants
For houses in Selva that give up heating oil, FACTOR 2026 covers 70% for private individuals: the module is up to €1,000/kWt of heat pump and rises by €450/kWt with new distribution, such as underfloor heating. Cap: €25,000 per installation. Applications are processed in order of arrival until 28 February 2027. Conditions: SPF above 2.5, a home address in the Balearic Islands, and air-to-air units in homes are not covered.
Selva's ICIO rebate is for the solar items. If the works include panels, see solar panels in Selva.
If the works improve the home's efficiency and this is certified, the income-tax (IRPF) deduction for energy efficiency may apply (works until 31 December 2026). Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
With the floor areas, the insulation and the heating you have now, we calculate the power from the thermal loads of each room, as the RITE requires.
We lay the underfloor heating or connect the radiators, install the heat pump and legalise it under the RITE. Servicing: what the RITE sets or, if the manufacturer asks for more, the manufacturer's.
With your authorisation we file the grant and its justification; you sign and the amount is paid into your account.
Common questions
An insulating panel with studs is laid on the floor slab, the pipe is laid in a spiral and it is covered with screed. The water circulates lukewarm, which is where a heat pump performs best. If it is installed with the heat pump, FACTOR 2026 adds €450/kWt to the €1,000/kWt module for the new distribution. Underfloor heating is for heating; cooling goes through fan coils or ducts. It is what we fit in the stone houses of Selva and Caimari when they are renovated.
B3, because they are below 250 m of altitude (Selva, at 200 m according to AEMET): the Spanish Building Code puts towns in the Balearic Islands up to that height in B3 and those higher up in C3 (CTE DB-HE, Annex B). Fincas that climb up the mountains may move into C3. In any case, the power is calculated from the thermal loads of the house, as the RITE requires.
It can, if it is calculated properly. The thermal loads of all the rooms are added up, as the RITE requires, plus the hot water for peak hours, and that gives the power and the size of the cylinder. Each bedroom has its own control. If it is a business activity, the FACTOR 2026 conditions may not be those of a private individual: we'll look at it with your case. For the rural guesthouses of Selva and Binibona we look at it case by case.
The one its performance gives. As an example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 in its official 2024-25 catalogue: on average, 3.7 kWh of heat for each kWh of electricity. And how you use it counts: the IDAE calculates around 7% of consumption for each degree on the thermostat and recommends 21 °C. For a house in Selva that heats with heating oil today, that is the sum.
70%, with a maximum module of €1,000/kWt (plus €450/kWt with new distribution) and a cap of €25,000 per installation for private individuals (BOIB no. 83 of 2-7-2026). Open until 28 February 2027. You need a home address in the Balearic Islands and a heat pump with an SPF above 2.5.
In the back yard, on a terrace or at the rear, where it can't be seen from the street and doesn't disturb the neighbours. Noise limits are set by the Balearic Noise Pollution Act 1/2007. On a finca in the Natural Area (Paraje Natural) we also make sure it can't be seen from the paths.
