Air conditioning in Selva, room by room

In Selva, Caimari, Moscari, Biniamar and Binibona we install splits and ducted systems in village houses, fincas and rural guesthouses: each room at its own temperature and the units where they don't bother anyone. We are Joaquín and Juan, a RITE-registered heating and cooling installer and F-gas certified: we don't subcontract anyone.

What a house in Selva asks for

At the foot of the mountains, the nights cool down sooner than on the plain, but July and August afternoons are those of the island's interior. In winter, the same unit heats. And in a stone house, the delicate part is where the pipes run.

Grilles instead of units

With a ducted unit hidden in the ceiling of the corridor or the bathroom, all that is left in each room is a supply grille high up on the wall. It is the cleanest solution when you are renovating.

Guest bedrooms

In a rural guesthouse, every bedroom wants its own remote: one split per bedroom, quiet, with the outdoor unit away from the shared courtyard. With wifi, it can be switched off remotely when a guest goes out and leaves the air conditioning on.

Village houses on a slope

In Selva and Caimari the houses have terraces at different heights: there is room for the outdoor unit, but the noise travels down towards the neighbour. It is placed away from their windows and on anti-vibration mounts.

Where the saving is in a house in Selva

We install inverter units because they adapt the compressor speed to what the room needs and avoid the start-ups, which is where most energy goes. For example, the General ASEH09KJCAL declares in its data sheet a SEER of 9.2 and, in heating, operation down to −20 °C. It is an example: we work with every brand.

In old stone houses, besides the heat there is the humidity. Air conditioning lowers it while it cools, and “Dry” mode removes it almost without cooling. The IDAE recommends 26 °C in summer and 21 °C in winter, and calculates around 7% for each degree. The power comes from the thermal loads, as the RITE requires.

Common questions

Frequently asked questions about air conditioning in Selva

Which air conditioning suits a rural guesthouse in Selva with several bedrooms?

The usual choice is one inverter split per bedroom, so that each guest has their own remote and only the occupied room is running. If the house is being renovated, a ducted system with a grille in each room looks cleaner. The power of each one is calculated from its thermal loads, as the RITE requires. It is what we propose for the rural guesthouses of Selva, Caimari and Binibona.

Does air conditioning remove the humidity from a stone house?

Yes. As it cools it condenses water, which goes out through the condensate drain, and “Dry” mode dehumidifies almost without lowering the temperature. The RITE takes a relative humidity of 45 to 60% as its summer design conditions. In a stone house in Selva or in Caimari you notice it on the ground floors.

Can I heat with the air conditioning in winter?

Yes: it is a heat pump. As an example, the General ASEH09KJCAL declares heating operation down to −20 °C outdoors, far below anything Selva gets. The IDAE recommends 21 °C. To heat the whole house and the water with one unit, the right choice is an air-to-water heat pump.

Where does the outdoor unit go in a village house in Caimari?

On a terrace, in the back yard or on the roof, away from the neighbour's windows and without hanging it on the street façade. Noise is limited by the Balearic Noise Pollution Act 1/2007. If the building is listed, we first check what Selva town hall requires.

What guarantee does the installation have?

The units have a 3-year legal guarantee (arts. 115 quater and 120 of the TRLGDCU, Spain's consumer protection act), in addition to the manufacturer's. We hand you the invoice and, when the installation requires it, the certificate registered on the Balearic Government's e-office. We handle the refrigerant circuit with the certification required by RD 115/2017.

How often does the air conditioning need servicing in a house I rent out?

The servicing the regulations set or, if the manufacturer asks for more, the manufacturer's. The RITE (IT.3, table 3.1) sets as a minimum, for units of up to 12 kW, one service every 4 years in homes and every 2 in other uses. With guests, the filters are best cleaned every few weeks in season. For a house you let in Selva or Caimari, that is what we advise.
