Solar panels in Mallorca
How self-consumption, batteries and payback work, in detail.

The municipality of Selva is made up of five villages: Selva, Caimari, Moscari, Biniamar and Binibona. In all of them we install solar panels and self-consumption, with or without batteries, on village houses, fincas and rural guesthouses. We are a licensed low-voltage installation company: study, installation, legalisation and grant paperwork, with no middlemen.

Your area
Selva and its villages sit where the Raiguer starts to climb towards the Serra de Tramuntana, facing south. The mountains are behind, to the north, and the Inca plain opens out in front: a good position for the sun.
In Selva and in Caimari the streets climb and the houses are stepped: the roof of the neighbour below doesn't cover the one above, but the one above can cast shade first thing in the morning or last thing in the day. We look at it roof pitch by roof pitch, and the panels go flush with the tiles.
Towards Caimari and Binibona the land is olive terraces and fincas that run into the mountains. Where the Serra de Tramuntana Natural Area (Paraje Natural) begins, its Natural Resources Management Plan applies (Decree 19/2007), and we check it before deciding whether the panels go on the roof, on a porch or on the ground.
A house that takes in guests uses most of its energy in summer: air conditioning, pool, laundry. That is exactly when the panels produce most, so a good share is used on the spot. We size it on the season's consumption, not on the yearly average.
In numbers
According to PVGIS, from the European Commission (query of 7 Oct 2026, 35° south, 14% losses), each installed kWp gives about 1,548 kWh a year in Selva and 1,547 in Caimari. In Palma it is 1,598: 3% more.
The mountains, to the north, hardly count: with no terrain, PVGIS would give 1,550 kWh. December comes to 96 kWh per kWp, against 99 in Palma, and July to 162.
A 3 kWp home system comes to around 4,650 kWh a year. Every kWh you use while the panels are producing is one you don't buy: that's why we look first at when you use your electricity.
Grants
ICIO: Selva's construction tax bylaw (BOIB no. 178 of 30-12-2014) gives a 95% rebate on the items of the solar installation: practically all of the tax on that part of the works. You apply for it when the works are processed. The IBI (property tax) bylaw (BOIB no. 156 of 2022) has no rebate for solar panels.
FOTOPAR: the 2026 call closed on 30 April 2026. The 2027 call opens from 26 January to 30 April 2027 or until the budget runs out; you have to apply before work starts and have a home address in the Balearic Islands. For batteries, FACTOR 2026 gives 45% until 28 February 2027; it does not cover a private individual's panels.
If the system is paid for and finished in 2026, the self-consumption income-tax (IRPF) deduction (additional provision 62) is 10%, up to a maximum of €500. Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.
We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work
With a bill, photos and the location we run PVGIS with the terrain around your house and see which roof pitch or which part of the land performs best.
We check whether the house is listed or the finca lies in the Natural Area, process the works with the ICIO rebate and install.
We sign the electrical installation certificate, register the self-consumption (RD 244/2019) and, with your authorisation, file whichever grant is open.
Common questions
95%. Selva's ICIO bylaw (BOIB no. 178 of 30-12-2014) gives that percentage off the items of the works that correspond to the solar installation. It applies to Selva, Caimari, Moscari, Biniamar and Binibona, which are all the same municipality. The IBI (property tax) bylaw (BOIB no. 156 of 2022) provides no rebate for solar panels.
According to the typical year calculated by PVGIS (European Commission, 35° south, 14% losses), about 1,548 kWh per kWp a year in Selva and 1,547 in Caimari, 3% less than in Palma (1,598). December gives 96 kWh per kWp and July 162. With 3 kWp you get around 4,650 kWh a year.
They usually pay off more than in a home, because consumption is concentrated in the season and in the daytime: air conditioning, pool and laundry coincide with the hours of sun. In July, each kWp gives about 162 kWh in the area according to the typical year calculated by PVGIS. We size it with your summer bills and check first whether the finca falls within the Serra de Tramuntana Natural Area (Paraje Natural).
Normally yes, with a prior notification: in the Balearic Islands, panels on a roof do not need a building licence (Planning Act 12/2017, arts. 148.4 and 153.1.e), except on listed buildings or assets of cultural interest (BIC; in Selva the church of Sant Llorenç is one, since 1978), if the structure is affected or if there is an environmental assessment. They go flush with the tiles so they barely show.
Yes. FACTOR 2026 subsidises 45% of the storage and is open until 28 February 2027 (BOIB no. 83 of 2-7-2026), with a home address in the Balearic Islands. A private individual's panels are not covered by FACTOR: for those, the FOTOPAR 2027 call opens on 26 January 2027.
We do, as a licensed low-voltage installation company: electrical installation certificate and registration of the self-consumption under RD 244/2019 with the Balearic Government. With that you apply for the ICIO rebate at Selva town hall and for the grants.
