We are Joaquín and Juan. In Alaró we install air-to-water heat pumps in stone houses in the village, in renovations and on mountain fincas: one heat pump for heating, hot water and cooling. We are a RITE-registered heating and cooling installer (RITE = Spain's building services regulations): from the calculation to legalisation and the grant, we do it ourselves. We don't subcontract anyone.

Alaró sits right on the line

The Spanish Building Code divides Mallorca by altitude: up to 250 m it is climate zone B3, like Palma; above that, C3, with more winter (CTE DB-HE, Annex B). The village of Alaró, at 224 m according to AEMET, is just below that line; the fincas that climb towards the castle or along the Orient road are above it. Here the output isn't copied from the neighbour's house.

Village houses being renovated

When the floor of a stone house is taken up, that is the moment for underfloor heating: insulation board, pipe and screed, and the house is heated with lukewarm water, which is where a heat pump performs best. The thick wall holds that heat. Summer cooling comes from fan coils or ducts, never through the floor.

Mountain fincas

Higher up it is colder and there are more heating hours, often on heating oil or firewood. The heat pump is calculated from the house's thermal loads and from the winter temperature at its altitude, and the outdoor unit goes where it can't be seen from the lane.

Houses that already have radiators

No building work is needed: the heat pump takes the boiler's place and is connected to the circuit. The size of the radiators is checked so the water can run at a lower temperature.

Where the saving is with a heat pump in Alaró

A heat pump doesn't make heat, it moves it from the outside air, and that is why it delivers more energy than it uses. For example, the Daitsu Multi-Hybrid has a SCOP of 3.72 according to the official Daitsu catalogue 2024-25: about 3.7 kWh of heat for each kWh of electricity over the season. We work with every brand; it is an example.

With underfloor heating the water runs lukewarm and performance goes up; with old radiators, at a higher temperature, it goes down. And the thermostat is in charge: according to IDAE, each extra degree means around 7% more consumption. 21 °C is comfortable; in bedrooms, 15-17 °C.

Grants

Grants for heat pumps in Alaró

FACTOR 2026 pays private individuals 70% of the heat pump. It is worked out on a maximum of €1,000 per kWt of the heat pump, plus €450/kWt if new distribution is installed, such as the underfloor heating of a renovation, and it does not exceed €25,000 per installation. You can apply until 28 February 2027 or until the funds run out. You need a home address in the Balearic Islands and an SPF above 2.5; air-to-air units in homes are excluded.

If the work improves the home's energy efficiency and is certified, the energy-efficiency income-tax deduction may apply (works until 31 December 2026). Income-tax (IRPF) deductions are claimed by you in your Spanish tax return, using the invoices and certificates we hand over.

We prepare the paperwork and, with your authorisation, file and justify the grant; you sign the application and the grant is paid into your bank account. The authorities decide whether it is awarded.

How we work

How we do it in Alaró, in 3 steps

The altitude and the house

We look at where the house is, how it is insulated and what heating it has, and we calculate the output from the thermal loads of each room, as the RITE requires.

Underfloor heating or radiators

We install the heat pump and the emitters, with the pipe route that needs the least building work, and legalise it under the RITE. Servicing: as the RITE sets or, if the manufacturer asks for more, as the manufacturer says.

The FACTOR grant

With your authorisation we file and justify FACTOR 2026; you sign and the grant is paid into your account.

Frequently asked questions about heat pumps in Alaró

Is Alaró climate zone B3 or C3?

It depends on the altitude of the house. The Spanish Building Code (CTE DB-HE, Annex B) puts towns in the Balearic Islands up to 250 m in B3 and those above in C3. I'm going to renovate a stone house in Alaró: should I fit underfloor heating?

If the floor is being taken up, yes: it is the emitter that works best with a heat pump, because it heats with lukewarm water, and the stone wall holds the heat. If new distribution is installed as well, FACTOR 2026 adds €450/kWt to the grant's €1,000/kWt module. Summer cooling comes from fan coils or ducts, not through the floor. Why isn't cooling done through underfloor heating in Mallorca?

Because of the humidity. A cold floor in a humid atmosphere condenses: the water in the air settles on the flooring. In Mallorca underfloor heating is used for heating, and cooling comes from fan coils, ducts or splits connected to the same heat pump. In summer, IDAE recommends 26 °C.

How much does FACTOR 2026 give for a heat pump in Alaró?

Does a heat pump perform on a finca in the mountains of Alaró, where it is colder?

Yes. Above 250 m the climate zone is C3 of the Spanish Building Code, with more winter, but far from the climates these machines are designed for. What changes is the calculation: more heating hours and a lower outdoor winter temperature. In cold, damp weather the outdoor unit defrosts now and then; that's normal. That is the case of the fincas that climb from Alaró towards Orient.

Where does the outdoor unit go in a house in the old centre of Alaró?

In a courtyard, a back yard or an inner terrace, where it can't be seen from the street and the noise doesn't reach the neighbour's windows. The limits are set by the Balearic Noise Act 1/2007. If the house is listed, we first check what the town hall requires.
