Heat pumps in Mallorca
What a heat pump is, how it performs and how it combines with radiators, underfloor heating and fan coils.

In Sant Joan there are village houses, fincas lived in all year round and agroturismos (rural hotels). A heat pump suits all of them, but not the same one. We are Joaquín and Juan, a licensed thermal installation company (RITE): we calculate the heating, hot water and cooling of each house and fit it ourselves. We don't subcontract to anyone.

Your village
The manor houses of Sant Joan's possessions (traditional estates) and its fincas have stone walls, high ceilings and many rooms. When they host guests, they also use a lot of hot water at once. Those are the two things that decide the installation.
A stone house is slow to warm up and slow to cool down. With a heat pump that works long hours at low output, it stays warm without the ups and downs of a wood stove or of a boiler that starts and stops. If the finca has solar panels, part of that electricity comes from its own roof.
An agroturismo is not a building used exclusively as a dwelling, which is what art. 3.2 excludes, so its hot water falls under RD 487/2022 on legionella prevention: at least 60 °C in the final storage tank and more than 50 °C in the return and at the taps (annex III, section I, part A, point 7). The heat pump does the bulk of the heating and the final step is handled with the right equipment. We explain it in the guide to legionella in Mallorca.
In the village centre, smaller houses side by side: a compact heat pump, the outdoor unit in the back yard and, if there are no building works, connection to the existing radiators.
In numbers
A finca that heats with oil pays for every litre it burns. A heat pump draws heat from the outside air with an electric compressor, and delivers several times the electrical energy it uses. As an example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 in its official 2024-25 catalogue. We work with all brands; the model is chosen once we have seen the house.
The village is at around 140 metres, in climate zone B3 of the Spanish Building Code (CTE DB-HE, annex B); PVGIS gives it a January average of 10.7 °C. In that climate, the air the heat pump draws its heat from is rarely very cold.
For an agroturismo's hot water, the key is for the heat pump to do as much as it can, with the immersion heater or the back-up unit only providing the last stretch up to 60 °C. And for the return to be balanced, so that no energy is wasted recirculating more than needed.
Grants
FACTOR 2026 (Balearic Govern, BOIB no. 83, 2 July 2026) gives private individuals 70 % of a heat pump: a cost of up to €1,000/kWt is counted, which can be increased by €450/kWt if new distribution is installed, and the grant reaches a maximum of €25,000 per installation. Until 28 February 2027.
The call has different percentages and caps depending on who applies; if the finca is a tourism business, we look with you at which group of beneficiaries you fall into before doing the sums. In every case the unit must exceed an SPF of 2.5.
The Sant Joan bylaws we have reviewed give no municipal tax rebates for heat pumps.
If the energy certificates from before and after show the improvement the law requires, in your main home or in one you let, the income tax (IRPF) deduction for energy-efficiency works may apply (additional provision 50 of the Income Tax Act 35/2006; works until 31 December 2026). You claim the income tax (IRPF) deduction yourself in your Spanish tax return, with the invoices and certificates we give you.
We prepare the paperwork and, with your authorisation, submit the grant application and its justification; you sign the application and the grant is paid into your bank account. Whether it is awarded is up to the authorities.

How we work
Which rooms are heated, how many people live or stay there and in which months. We calculate thermal loads (RITE, IT 1.2.4.1.1) and the peak hot-water demand.
Heat pump, storage tanks with drain valve and thermometer, return and controls, in an accessible room. We install and legalise it ourselves.
The installation documents for your legionella plan if you are an accommodation business, and the FACTOR 2026 application with your authorisation.
Common questions
Yes. RD 487/2022 requires 60 °C as a minimum in the final storage tank and more than 50 °C in the return and at all taps and showers (annex III, section I, part A, point 7). The heat pump does most of the heating and the last stretch is handled with a high-temperature heat pump or with a back-up. In an agroturismo in Mallorca, the installation is designed with a drain valve, thermometers and sampling points so that your control plan can be met.
Yes, and the walls help: they have a lot of thermal inertia and hold the heat. The output is not taken from a table; it is calculated from the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1). In large houses in Sant Joan it usually pays to split the heating into zones, so as not to heat the wings that are not in use.
It depends on the finca, but the principle is clear: a boiler delivers, at best, the heat of the fuel it burns; a heat pump delivers several times the electricity it uses. As an example, the Daitsu Multi-Hybrid declares a SCOP of 3.72 in its official catalogue. On top of that comes how you use it: IDAE estimates 7 % less consumption for every degree the thermostat is turned down.
If you are a private individual with a home address in the Balearic Islands, yes: 70 % on an eligible cost of up to €1,000/kWt (plus €450/kWt with new distribution), capped at €25,000 per installation, until 28 February 2027 (BOIB no. 83, 2 July 2026). If the finca is a tourism business, the percentages and caps are different: we look at it with you first.
Whatever the RITE sets (IT 3.3, table 3.1) or, if the manufacturer of your unit asks for more, the manufacturer's: the stricter one always applies. In addition, if it is an accommodation business, the hot water has its own checks and records under RD 487/2022 (art. 8 and annex IV). On a finca in Sant Joan it is also worth keeping the outdoor unit's coil clear of leaves and dust.
