Air conditioning in Sant Joan, without spoiling an old house

A manor house on a possessió (a traditional estate) or a finca with beams, arches and half-metre walls is not air-conditioned like a flat. In Sant Joan we fit floor-standing units, splits and ducted systems, making sure the appliance doesn't take over the house. We are Joaquín and Juan, RITE-licensed and F-gas certified.

Houses with beams, arches and thick walls

The countryside of Sant Joan is full of old houses, some converted into agroturismos. Their stone walls keep them cool for a good part of the summer, which is why air conditioning here is back-up for the hottest hours, not a machine that runs all day.

Floor-standing units, where the wall won't allow it

In a room with exposed beams, an arch or a stone wall you don't want to drill high up, a floor-standing unit sits low down, like a radiator, and the pipe leaves through the lower part of the wall. The Daikin Perfera floor-standing unit is one example; other manufacturers have equivalent units.

Agroturismo rooms

In accommodation, every room needs its own temperature and its own quiet. One unit per room, with a low declared noise level for the indoor unit, and the outdoor units grouped away from the windows. If the rooms close in winter, it is enough to have the units cleaned and serviced before the season starts.

Where the outdoor unit goes on a finca

There is room; what we look for is shade, good airflow around it and distance from the terraces. Behind a wall or next to an outbuilding it can't be seen from the house. The refrigerant line runs buried or in a short chase, protected from the sun.

Where the saving is in a house in Sant Joan

A thick-walled house starts the day cool. If the shutters are closed in the sunny hours and the house is ventilated at night, the air conditioning only has to work for a few hours in the afternoon. In the PVGIS monthly series (European Commission, 2005-2020 averages), Sant Joan averages 26.0 °C in July and 25.7 °C in August.

For those hours, a well-sized inverter unit: IDAE counts inverter units, which adjust their output, among those that save energy (Guía Práctica de la Energía). The output is calculated from the thermal loads of each room, as the RITE requires (IT 1.2.4.1.1).

IDAE recommends 26 °C in summer; each degree lower is around 7 % more consumption. And if the finca has solar panels, the hottest hours are also the sunniest: the air conditioning can run on electricity from its own roof.

Common questions

Frequently asked questions about air conditioning in Sant Joan

My house in Sant Joan has beams and stone walls: where do I put the air conditioning without spoiling it?

There are three options. A floor-standing unit, which sits low down like a radiator and doesn't touch the upper part of the wall (for example, the Daikin Perfera floor-standing unit). A split on a secondary wall, with the pipe run outside. Or ducts through a false ceiling in a corridor or a bathroom, with discreet grilles. In a house in Sant Joan we decide from photos and after calculating the thermal loads the RITE requires (IT 1.2.4.1.1).

Does a stone house in the Pla de Mallorca need air conditioning?

Less than a modern house, but on July and August afternoons it is welcome. Thick walls delay the heat; even so, the PVGIS monthly series (European Commission, 2005-2020 averages) gives Sant Joan a July average of 26.0 °C. With shutters closed at midday and ventilation at night, the unit works few hours and at low output.

I run an agroturismo: one unit per room or a central system?

With separate rooms, the usual approach is one unit per room: each guest controls their own and a breakdown doesn't affect the rest. Quiet indoor units are chosen and the outdoor units are grouped away from the windows; on noise, the limits come from the municipal noise bylaw and from the values to which the Balearic Noise Act 1/2007 refers (art. 16 and fourth transitional provision). If the finca has an air-to-water heat pump, fan coils are the other option.

Can I power the air conditioning with the finca's solar panels?

Yes, and it fits well: the hottest hours coincide with the sunniest. According to PVGIS, each kWp of panels in Sant Joan gives about 159 kWh in July. With self-consumption, the afternoon air conditioning runs largely on that electricity, and what is left over is offset on the bill (RD 244/2019, art. 14).

What maintenance does the air conditioning on a finca need?

The stricter of the regulations and the manufacturer's manual applies. The RITE (IT 3.3, table 3.1) requires as a minimum, for units of up to 12 kW, a service every 4 years in homes and every 2 in other uses, such as accommodation. Each manufacturer's manual also sets how often to clean the filters. On a finca, with dust and pollen, the outdoor unit's coil is cleaned too.
